Cannot recommend Nicholas Humphries in Burton enough. Me and my partner bought our first home with them and they were nothing short of amazing. As first time buyers the experience of buying a first house can be daunting but I knew I could speak to anyone at Nicholas Humphries and they would ease our worries. 10/10 customer service.

If you’re a student considering renting through Nicholas Humphreys Manchester, think again. This agency is nothing short of abusive, and they exploit students who are often renting for the first time. They consistently try to overcharge, inventing fees and costs that don’t exist, and then conveniently ignore any attempt to question or resolve them.
Customer service is non-existent - unless you count mocking or automated responses as service. Genuine help? Forget it. Emails are spammed out, but if you actually need assistance, expect silence or worse: disdain. Queries about broken appliances, safety concerns, or urgent maintenance are brushed off or completely ignored.
They also deduct money from deposits without explanation or consent, and will leave the property in a disgusting, neglected state before you move in, then blame you for the mess later.
Be extremely cautious of the suspiciously high reviews online. Tenants are often pressured to leave 5-star reviews before moving in, during property viewings.
Do yourself a favor: stay far away. There are better, more ethical agencies in Manchester who won’t treat you like an inconvenience for needing a habitable place to live.

Tenants are being charged for cleaners to come over and clean the house but its being six months till now
The cleaner has not come over yet
Only one Tenants does the cleaning but the rest care less.
I've been calling the agency for the cleaner they keep on telling lies that the cleaner will come on weekends but she had never come till now
Sometimes the shower in the house doesn't work and it will take about 3 days before fixed.
So this shows that most of the agencies service is poor
The only good thing I've realised is their calling service
Whenever you call the office they respond as soon as possible but with the rest service Tenant seek they don't provide.

Boilers left broken for 5 weeks in Winter, 5 weeks to replace a broken washing machine, a bedroom window that's been broken for over 3 months.
Tried to charge me for using the carpark after 2 weeks, started showing prospective tenants my room without permission after 2 weeks.
This is an agency that care only about money. Many tenants know exactly how many months are left on their agreement because they leave as soon as they can.
I advise extreme caution when dealing with these people. Sign the shortest contract you can, only if you have no other choice.

TL;DR

They are the most useless bunch of idiots I've ever had the displeasure of dealing with.
They don't respond to complaints. Accuse you of damaging the property without evidence. When you do manage, after months of complaints, for them to do something, everything is absolutely minimal.
Replys to emials would come weeks later if not months with a highly dismisive tone. They couldn't even be bothered to take the meter reading once a month for my bills. Bare in mind thier office is less than a minute walk from my appartment. I can not state enough how unpleasant it was to deal with these people. Customer service is rude and dismissive.
The apartment was effectively a peatry dish of black mould, which i complained about many times just to be ignored. At the end of my tenancy, they made up several false complaints and also tried to lie about the agreement to avoid paying back the deposit. It is an absolutely despicable, nasty, and frankly, an uttaly pathetic business.
These people genuinely caused me great personal stress. Stay clear and find someone else for property services. A group of chimpanzees could do a better job.

Very happy client!
We had dealt with NH before (for rentals), and this was the second time that we had sold a property through them.
We dealt with Dave for the valuation, and he was excellent - professional, helpful and very friendly.
Unfortunately, the market was very poor at the time (mid-2023) and there were various hold-ups (not their fault), which led to delays.
BUT Victoria and Dave worked hard to get it "across the line", last week.

My mother in law was a tenant with NH estate agents and is partially deaf and finds some interactions (particularly phone calls) very stressful. Over the course of her lease she has had several interactions with Alison who has gone over and above to provide excellent customer service and assistance. Alison delt with all queries super efficiently but at the same time made sure my mother in law fully understood what was happening and felt completely comfortable.

The moving-in process was really smooth. However, they are unhelpful when it comes to answering queries regarding the property you are currently living in. It's unfortunate if you end up with Matt as your 'go-to' person. He seems to lack basic knowledge about the property's amenities and maintenance procedures.

I've rented through Nicholas Humphreys for over 7 years. I've always found them to be efficient at contacting the landlord and resolving issues when there's been a problem. They have always been respectful when carrying out property inspections. More recently when my landlord decided to sell they handled this sensitively and professionally. They helped me to find a new property and I found Eileen to be particularly supportive at what was a very stressful time. Amber went out of her way to help us with a viewing of a rental property. Annie and Victoria were both very considerate about arranging viewings around my availability. I've nothing negative to say about this agency based on my experience in dealing with them.

I live next door to one of their rentals, I have had issues with border fence for years, they never get back to me do nothing, owner does not seem to be bothered about the state of rear garden fence its an eyesore I have spent hours repairing thier fence myself, Nicholas Humphreys, must be charging a maintenance fee,minus stars for me if I could on rentals, waste of time if you live next door to one of thier rentals, And the 2 previous tennants before last one didnt give a s__t. Whether the fence blew down, and I Had to repair because they had yappy dogs.????

Disappointed. As someone who was keen to view a newly added property I got in touch with the team the same day it went live online. I was responded to quickly which initially was a great start, I was told they were awaiting tenant access and I would be contacted with a date and time as soon as they had this arranged. I patiently waited however the property is now marked let agreed.
This is disappointing given I contacted the team the day the property went live and had false promises. As someone who is proactively searching for properties, I’m finding more and more agents who neglect communication!
I was not told they were full on viewings otherwise I would have understood not being booked in, but instead promised as soon as a date was organised I would be informed and booked in - nothing at all!

I've rented two different properties through this agency and on both occasions they have done whatever they can to keep the deposit when I moved out. Trying to claim for all sorts of fabricated damages. Regardless of who's right or wrong they will always take the landlords side because that's who makes them the most money. Avoid these cowboys at all costs. I'd rather sleep rough on the streets than take another property through these scumbags in suits!!

Our tenancy agreement has just finished, we rented a property in Stoke from Nicholas Humphreys for just a little over a year and a half and I have to say I was so pleased with the way the team in Stoke handled all our problems at the house.
Unfortunately, the peoperty we decided to rent wasn t in the best of conditions, but such is the market I suppose. We did have a few issues but there was nothing that the team in Stoke wouldn t do to help. Nothing was ever too much to ask, and everytime we had a problem they made sure it got solved as quick as possible.
So professional, quick to respond and very helpful.
I would recommend them to anyone because we have rented from other agencies before, but Humphreys are by far the best we ever rented with.
Becky is such an asset and I always prefered talking go her about any issues as she is so patient and professional. I can t thank her enough for the good job she s doing there.

Wrong! The price was plus vat
Maybe I should of read the paperwork better but on the day they came to take pictures and I agreed the price It wasn't explained it was plus vat
To me fixed fee means exactly that!
They just told me what I wanted to hear to get my custom
I didn't get a copy of the paperwork until after the sale of the property had gone through and I questioned the fee
It ended up being a lot more expensive than purple bricks who has also valued the house and I'm sure could of sold it just as quickly

A property was advertised and I went and viewed it. It was acceptable and I made the £100 holding fee and arranged a moving date. I put in my notice in my existing house arranged holiday and booked a van. 24 hrs later I received an email from the agents saying that the landlord wanted me to move in in 3 weeks which sounded alarm bells. When I went for the viewing the tenant in the property showed me round but apparently Nicholas Humphries didn't know that a tenant was living there they thought it was vacant. After numerous emails and phone calls it turned out that the landlord had rented it to one of his friends therefore I lost the house. Apparently Nicholas Humphries didn't know the landlords dealings. I asked for my £100 back, only to be told it would take a week to go back into my account.
I feel I have been ripped off and am still awaiting refund.
From the start of the transaction I felt that the staff did not know what they were doing. I will never deal with them again.

I don't write that many reviews, but in the case of Nicholas Humphreys, I'm making a rare exception. We were looking for a rental property and of all the agents we contacted across numerous geographical locations, they were the only agency who stood by their word and did what they agreed to do and by when it needed to be done. No having to take time out of my busy schedule to chase and they were prepared to act quickly with viewings even though I know it put them to trouble. Needless to say, they came through like real champions! I would highly recommend them if reliability is something that you value.

We started renting houses though Nicholas Humphreys 5 years ago, Sarah who values the Derby area and Simon who values the Burton area have a vast knowledge of pricing at fair prices for the Landlord and Tenant.
The office staff, are friendly and efficient, in fact quite a few have been working at Nicholas Humphreys at least 5 years, that’s a good sign.
We did get another letting agent to value one of our houses 18 months ago but they valued it at £50 less than Nicholas Humphreys had been obtaining for 2 years? Maybe that’s why that Letting Agent always advertises ‘Let within one day’
We always give Nicholas Humphreys an option to drop the price for a decent Tenant and we have had some fantastic tenants.
