We lived in a property operated by Nicola Kennedy Residential, letting. At first, everything was all pleasant until we handed in the notice of termination of our letting contract.
The letting agents repeatedly without knowledge or consent accessed the property during the working day whilst we were at work after noticing that doors were left open, lights left on and the property was not in the condition we would tend to leave ourselves. We challenged Nicola Kennedy and they persisted to access the property for photos and viewings without the option of a representative to oversee the protection of personal belongings and valuables.
Upon exit of the property, I contacted the Letting protection service to refund our deposit. I was contacted by Riccardo, he claimed that the property was in a unsatisfactory condition listing dust on the skirting board, smudged mirrors which required a cleaning contractor and various repairs including to blinds which were already damaged. He requested that we should pay £170 direct to the letting account and he would refund the whole deposit. We refused this request and claimed the full deposit to get notified that Riccardo had claimed £ 524.72 which was a complete fabrication of invoices.
We confined to dispute via the LOS adjudication and thanking the officer ruled in our favour and we received the full reimbursement of deposit.
To proposed tenants, please avoid this rogue letting agents. There practices caused a great deal of stress and uncertainty during the time we spent at the property. Ensure you have plenty of evidence photos and videos before and after tenancy to protect your interests.
To landlords, have you received direct feedback from tenants? Do you consider the effect that our chosen representatives are acting in an unethical and immoral practices?

We sold our house through Nicola Kennedy Residential. Early days when we were thinking of selling we gave them a call and Riccardo came out to give us a valuation and explain their terms etc. Riccardo spent almost three hours with us which made the process very clear. When we decided to sell he was very helpful and available almost 24/7 (I'm not sure when he sleeps!). A great rapport was also created with Nicola via the WhatsApp group set up purely for our house sale. Communication, enthusiasm, commitment and local knowledge was obvious from the beginning. Fees were very competitive as well. Our house was sold in 19 days. I wouldn't hesitate to recommend them.

Nicola Kennedy Sales and Letting, truly are first class. Their knowledge of the market in their area is superb and Riccardo's supply chain is impressive. Not only can they assist with property maintenance, they willingly pass on discounts from their suppliers.
For a smaller agency, they deliver first class service, well above the prices they charge giving outstanding value for money.
They sold a flat for me in a slow market within 2 days!! I was expecting it to take a few weeks. I believe this was down to linking up the right buyer with the right property and not just hoping any fit would result in a sale.

I can't praise Riccardo and Nicola highly enough for the way that they manage properties. I have been with them for a number of years now and they have always been incredibly professional, communicative, helpful, friendly - really going above and beyond. I never have to worry about a thing with my flat - they are extremely knowledgeable about current requirements, etc., which I would never be able to keep up with by myself. One of the many things I love about them is that they take care of both tenants and landlords equally well - I don't think this is common with property agents. So I am valued and taken care of as an owner, but so equally is my tenant, which is a huge reassurance. I would never use anyone else to manage a property now. Thankyou!

Ricardo was a great help in getting the house ready to rent. He has a wide range of contacts and contractors at his disposal. Next came selecting Tennants and Ricardos vetting was excellent. He also guided us through the process giving us the right advice for our requirements. Now the property is let everything runs smoothly. When issues do arise the communication from him or his office is quick and clear and any required course of action is recommended. Solutions are presented not problems. Invoicing is always on time. If I had another property to rent I’d use Nicola Kennedy Letting even if a cheaper alternative existed. You pay for what you get and with them you get great service.

We rented a property from NKL for over a year, everyone we dealt with was friendly and professional. Any issue we had with the property was very promptly dealt with. Even when we checked out of the property there were no problems, just a smooth transition.

We had agreed to rent a property in Hamilton after waiting days for a decision from the landlord on who he wanted to progress with. We were sent documents through on Monday morning and I replied back to Suzanne's text message to say I will have the documents emailed back out as soon as possible. I thought I'd sent the documents out that day and never got the undelivered email message in my inbox as i later found it went into my junk mail. I had paid the holding deposit that evening as well but never heard anything the next day. I was out the country after that and they were told so in the beginning.
My wife received a text from Riccardo to say that we hadn't received the documents so if we could provide bank details for the holding deposit to be returned as the landlord has decided to rent to someone else as a result of this. We had not been contacted at all before this and instead they just sent a message for the refund.
The documents were sent on 17/09/18 and the move in date proposed was 03/10/18 even though we wanted to move in sooner. Their excuse was the landlord was getting nervous and wasn't sure if we would change our mind. Please try and find a better excuse next time! I wouldn't have paid the holding deposit if I wasn't interested and I made Suzanne aware these documents were going to be sent out. I don't understand why we weren't even consulted before they went ahead with another potential tenant. When I found out the email hadn't been sent I said I could resend all the documents again as I have them, they were like sorry unless their credit check fails we can't do anything, Absolutely ridiculous!
The landlord was desperate to rent his property and as he wanted as much money out of it as possible was having trouble renting it. I feel that the landlord had no choice but to go ahead with us. When someone else showed interest he was looking for an excuse to prevent us from renting it. As 1 and a half days after sending out forms to us was a bit too long for them (they give you the option to also post them in as well).
You would think with all the good reviews you expect good service but after dealing with many agents and landlords they are by far the worst!!

I recently rented through Nicola Kennedy Letting and I have to say that I believe Nicola and Riccardo to be the best letting agents in this area by a long way. I have experience with other agents that have let me down but Nicola and Riccardo make a personal effort to make sure everything is going OK even after you have moved in.
I will highly recommend to anybody looking to rent.
