It is difficult to ascertain, performance as the housing market has been slow. However, a disappointing number of viewings in the several months the property has been on the market. We have reduced the price twice, so was original valuation too high?
Thus we may be sat on fence in terms of recommending Number One Estates Agent to others

We initially marketed our property with another agent, had plenty of viewers but no offers in the 7 months with them. We decided we needed to change so invited Adam Darlow from Number One to market our house. Adam was very professional and explained the best way to market our house. Well it certainly worked - it was with him for 1 week, we had 6 viewings booked (not all of which viewed as we sold after the first 2) having received 3 offers. I cannot recommend Adam enough. James was exceptional throughout the whole process of selling our late parents property. My brother and myself had never sold a house before and after over a year we were still trying to sell it. We were aware of many sold signs with James in our surrounding area, so we approached him directly. If we could give James a million stars we would. He took our inexperience and wisely and professionally led us through the process, eventually selling the house in approx 3 months. Nothing seemed too much effort, even messaging us at 8pm one evening about an offer on the house. We submitted an offer on a property but, throughout the process, felt pressured and misled by this agency. After conducting our own research and speaking with people familiar with the area, we discovered that they were attempting to sell a poorly repaired property with numerous serious issues — including extensive damp, an inadequately fitted bathroom, and no guttering or damp proof course.
It’s clear their only concern is making a sale rather than being honest with buyers. We strongly advise others to avoid this company and will certainly never deal with them again.

We recently purchased a property sold through Number One Estate Agents. There were no significant dramas and the sale progressed in a reasonable time. We did not need to speak with the Estate Agents too often, which is a sign things progressed as they should. When we did communicate with the Estate Agents, it was simple and easy. While the Estate agent did not do any magic tricks, they did not need too. They did their job and that's all that everyone in the chain required. A straightforward sale, not made more difficult by the Estate Agent. Not that we are planning on selling anytime soon, but if we were, we would not hesitate to use Number One.

I let out my property via Number One for over 3 years and wouldn’t recommend their service to anyone.
Despite paying for their fully managed service, I ended up dealing with the tenants directly just to get things done in a timely and cost efficient way.
At the beginning of the tenancy, I thought I made it very clear that Number One were not to authorise any maintenance without checking with me first, but they still went ahead and arranged a gas safety check using their own contractor. This cost me money unnecessarily, as I already had a free one included with my property insurance.
When the tenants gave 3 months' notice, you’d think that’d be plenty of time to line up new ones – especially in a hot rental market. The property ended up sat empty for around 8 weeks, and it wasn’t even advertised for more than a month. Their only excuse was they were short-staffed… not really my problem.
To top it off, when I ended up selling the property to the tenants, Number One were once again slow to react. Despite me informing them multiple times of the intent to sell the property (and giving around 6 months notice of my plans), they didn’t provide any advice on the process or the costs involved. When I did have a specific process question, it took forever to get a response and even then it was “we’re not sure”.
Now the sale has gone through, I’m once again waiting on responses from Number One to be able to close off the transaction and honestly I’m starting to lose hope that they’ll ever reply!!!
In summary, if you want to pay for a fully managed service but still do absolutely all the leg work yourself, go to Number One. They’ll leave you short of 2 months rental income and then charge you for the privilege.

From advice in prepping your home, taking photos and videos, writing the description to arranging viewings. He is there to help and advise but also listen. The service he provides is tailored to your needs and you are always in control, not that you need it. He is exceptionally busy due to his great reputation yet somehow he makes you feel as if you are the only client due to his constant communication to you and always responding to queries no matter what time you message him. He always answers within the hour. Often within minutes.
To top it off you couldn't ask for a more personable character.
I rarely recommend people unless they are exceptional but have had full confidence in recommending him to friends and family already.

Scott Gwyer took on the sale of our property, he was very professional throughout the whole process, advising of the services that could be provided by Number One Real Estate and trusted partners, our conversations were very clear and concise, responding to our questions, setting out the process and managing expectations of outcomes.
The drone video sequence of the property prepared by Scott was exceptional, in my view when posted on social media outlets accelerated awareness that the property was about to go on sale, we had plenty of positive feedback and could see that the video was being shared, as a consequence we had a number of viewings booked the day after going live.
The first viewing that Scott managed was 4 days after the property went up for sale, it was with a cash buyer from whom we accepted an offer above the guide price, 8 weeks later the contracts were exchanged and completion done. During that time we received updates from Scott and the Number One team helping to facilitate the sale by helping to resolve queries and prompt both sides solicitors to ensure a timely conclusion.
We never regretted for one moment engaging with the Number One Real Estate team and especially Scott for such an important transaction.

We met Steve during a viewing for a property we were interested in and it immediately stood out how helpful, knowledgeable, and genuine a person he is.
We first listed our house with a 'big brand' agent who not only valued our property poorly, they took very little interest in helping us and made us feel like a bother rather than a customer.
After many painful months of waiting with no viewings and no hope of moving forward, we decided to give Number One a call.
Within days we had a very compelling sale package put together with excellent photos and marketing. We had three viewers and an offer in the first week, one of which became the eventual buyer.

When we first looked at selling our home had a few companies come in and priced a lot more than we thought we'd get and said nothing needed to be done, and then steven came in and told us our actual price hitting it on the head with his valuation, also telling us exacually what needed doing e.g. touch up paintwork sealing up etc to get the high end of the valuation. Brunee was excellent during the viewings, and was happy to arrange further viewings after the sale was complete.
At times it was difficult to get hold of Brunee as she was very busy and no-one else was able to answer the questions, though we appreciate this was due to the 3rd party company which confused matters buy pulling out of the sale initially.
The progression team were slow off the mark, and only reached out a number of weeks after the sale was agreed, when we were about the exchange/complete, and also did not seem to have much information about what would happen upon completion at the property.

I've had difficult transaction, buying and selling and being in the middle of chain and transaction almost failed due to delays from solicitors but Julie was very helpful, contacted seller to be more patient as I was trying to chase solicitors as much as I could. She was very supporting and I'm not sure if this transaction would finish successfully without her. Also Julie is extremely friendly, polite and it was great pleasure dealing with her!!

The stats say it all. After 3 months on the market with another EA offering only 1 viewing who made an offer, only to pulled out, because they couldn't really afford the offer they made & the EA trying to get me to reduce, but I knew something wasn't right. We sold our property within a week initially due to Steve’s sales and negotiation expertise. Unfortunately the sale fell through due to the buyers circumstances. Despite being in a more difficult situation we resold within 3 weeks of re-advertising.

First part of viewing and putting an offer in was great. But after that point it was like anothrr estate agents an help, support and replys to messages were slow and painful. Also interesting to know other people who purchased using you got a welcome parcel but we just got a call telling us the keys were in the garage and then a property that was in a discussing state and it took two days to get it to a state to be lived in. Things were left in cupboards - you guys were not interested and just washed your hands of us and the property and said go talk to your solicitor.

First some perspective. I hate buying or selling property in the UK. The conveyancing system is wilfully and perversely Byzantine. Where do I start. I initially went with Peter Alan, it was a terrible mistake. My house was listed for 9 months without any viewings, then I found number one real estate and Scott Gwyer is the guy that was dealing with my house. Brunee’s has been exceptional from start to finish with selling our first property. Always contactable and very personable with both to us and our viewers. She was accommodating and 9-5 just didn’t exist with her which around our work schedules was very important. Our property sold very quickly and I really believe a big part of this was down to Brunee and the Number One Team (the photos and social media videos were outstanding). Initially we chose to come to Number One as had heard really positive reviews of Harrison, when met with Harrison he was so professional and reassuring he’d drive everything into selling our home. Once our property went live, Harrison was on annual leave and any viewing requests in his absence would be covered by his trusted colleague, Dee.
Dee came over to our house prior to viewings to introduce herself which was such a lovely touch. We had 4 viewings in the first week, with Dee. Would gave instant feedback on the viewers take on our property which I really liked. Apon Harrison’s return and Dee handing back over, she contacted me regarding a viewing on a house similar to ours and recommended the viewers to view our house as it was the house they were after. After viewing the property the viewers put an offer in a day later, which worked out we were in a position to accept.
Dee has been so helpful and always at the end of the phone (even at 7pm at night may I add) throughout our entire selling experience and I couldn’t recommend her name enough. I’m very glad she real estates in our new area as I’m sure if we ever choose to market again I’d be sure to look out for her to help again :)

I wasn’t going to leave a review as I was just glad to have come to the end of the process and have nothing else to do with this company but today I was speaking to a friend who is currently looking to move house. When asked about the Estate agency that I used I told her the following and was persuaded to write a review.
We used number one to sell our home. July 2023. Absolutely shocking service. Katie was lovely when first met but once I’d employed them to sell my home her demeanour changed and she spoke quite rudely. Both office staff and Katie constantly kept TELLING me I MUST contact my legal team and ask questions put to them by my buyer, proceeding to demand I tell my legal team how to do their job in order for them to sell my house. I was also TOLD I must constantly chase things up my end.
I was getting emails and text messages from very early on in the process, despite requesting that all contact be made directly to my solicitor,
Number one continued contacting me directly despite my notifying them that
1. I was abroad on vacation and
2. I was receiving hospital treatment of a serious nature.
Had they been polite when contacting me, I may not have minded but their mannerisms were unprofessional and they were downright rude and abrupt.
It had got to the point where I had to point out the rudeness to a member of the office team as I was no longer happy being spoken to disrespectfully and being TOLD I needed to carry out tasks that I was paying them to do.
All in all, it seemed, once I had signed the contract with number one they weren’t interested in how they conducted themselves from there on in.
They even disregarded the written notification from my solicitor informing them all contact was to be directly through them due to my having had surgery and requiring time to convalesce.
They proved themselves to be very unprofessional.
Selling a house is always stressful but the stress was heightened by the fact that they gave my personal telephone number to my buyer without asking my permission, so I was receiving texts and calls from him too. Often voicing his concerns that number one were not doing their job. Resulting in him feeling he had to contact me himself.
Due to the stress involved, I came to a point on many occasions, of wanting to take my property off the market due to the stress of constantly being hassled about things that should have been taken care of directly between my estate agent and my solicitor after all this is what we pay them for….Never again….
At the start of the process, I tried giving number one the benefit of the doubt telling myself they were just trying to be assertive but there’s a clear difference between being assertive and passing the buck whilst just being down right rude.
Courtesy and good manners cost nothing especially when you are paying them to carry out work on your behalf.

Admittedly we all love to hate on estate agents right? But be ready to have your expections challenged by Number One. They are fast, friendly, approachable and efficient. I had a challenging sale and sure, there were glitches. Let's face it, no sales process is ever entirely painless. But Number One were always quick and eager to get things back on track to successful completion. The mark of a good agent is how they deal with setbacks. So, although I am in no hurry to go through conveyancing again for a while, I cannot help but love the tenacity of Cole and the entire team. I would happily use them again.

Our experience with this Property Management company has been extremely disappointing. We rented one of their managed properties that had significant structural issues, including a poor energy rating. Even during the summer, the property remained chillingly cold due to water seeping into the flooring from outside, leading to the growth of fungus.
Despite multiple complaints, the company's response was limited to emails and providing "better" housekeeping manuals. Our son developed breathing issues due to the fungus, prompting us to request a swift solution. While their agent acknowledged the severe conditions and promised a Mold Surveyor, the subsequent report, conducted by their own surveyor, surprisingly claimed no structural issues or faulty single-glazed windows – a claim we dispute.
The company, without addressing the root cause, now seeks to withhold our full deposit, offering no compensation for the extensive damages to our furniture and clothing (valued at over 5K+). We were compelled to vacate within a week for the sake of our son's health, relocating to temporary accommodation.
We caution others to be wary of this company's practices, as our experience has left us deeply dissatisfied and financially burdened.

We viewed a property with Jess and she was lovely. She left us to it when viewing the property (there is nothing worse than being followed around). However, she was there if we had an questions. Once our offer was accepted we were then put in contact with Julie. In all honesty we didn’t really have much contact with Julie apart from an email/phone call here and there. It then came to completion day, and as I went to pick up our keys there were people sat at their desks and not one person looked up from their desks until I was physically stood in front of them. I told the lady in front of me that I was there to pick up some keys and the lady behind her asked “where for?” And that was it no hello. Nothing. A lady sat on the opposite side of the room with her headphones in then took her headphones out and told me they couldn’t release the keys until 1pm. As it was 12:40pm at that time, I mentioned that we weren’t going straight to the property and she then told the lady I was originally speaking with to release the keys to me. I was then given the keys with a “there you go”. I walked out shocked. I just thought it would of been a different experience picking up keys to your first home. It just shows that as soon as they get the vendors commission, they’ve done their part.

Over priced for the service you receive. Don't expect any regular contact and to be honest it felt like they were working for our buyers, not for us. We had to do the majority of the chasing and had no contact at all from Harrison once we had an offer. He told us we would have regular contact with him from beginning to end and didn't even so much as a text message from anyone to say good luck in our new property or thank you for using them. We felt that they did not earn the fee they were charging, we wish we had gone with bluestone who were charging half the amount!

As the completion date was later than expected, the girls were very responsive to give me the latest updates on my purchase, so I always knew where I stood.
We developed a very good, professional and friendly relationship, and I wouldn't think to use anyone else, should I ever wish to sell my home.

I'm aware that Estate Agents are generally not highly thought of but I would say the Number One Estate Agents break the mould. They run a very efficient operation and offer a very reasonable fixed fee for the sale. Cole, the sales and viewings manager was very likeable and knowledgeable, he took great photos and my house was sold within a few weeks for a very acceptable price.
Number one also offer a legal/conveyancing liaison service (included in the fixed fee). Helen looked after my sale and put me in contact with really great solicitors. Throughout the conveyancing process she, and the solicitors, kept me right up to date with how things were progressing since she was also in contact with the buyers.
From my previous experiences I remember that buying or selling houses was a stressful and frustrating process, this was not the case with this company; I'd have no hesitation in recommending them to anyone who wants a hassle-free purchase or sale.

Number One made what is usually a horrible experience, easy and quick. We were a little reluctant to put our house up for sale whilst in the middle of a Pandemic however thanks to Number One it was a seamless process.
Katie sold our house in a very short space of time, she was phenomenal, quickly got to know us to ensure she could provide the potential buyers with as much information as possible.
We thought selling a house would be a very professional process however it was completely personal throughout.
Highly recommend and with the additional plus points in terms of yearly valuations on our current property, we would use Number One in the future (if needed)
