I’m sad to say I’ve had a terrible experience buying a flat with Zac Coon & Oakhill. I have not met an agent that has so little concern for their reputation over the close of a sale. I bought a property that I was not able to live in for over 2 months, and it transpired that the agent was well aware that issues would not be resolved on time. The agent reached out to me to complete the purchase at least once a day, sometimes multiple times. Promising that everything would be resolved, when in fact they had seen through another buyer that the issues would not be resolved. When that buyer complained, the Oakhill agent asked if they would consider them to resell the property they had just helped them purchase - the cheek! I would never recommend anyone to use this place.

Oakhill has been the best experience that myself and my partner have ever experienced, or even heard of anyone experiencing. Both Jade and Ryan have been absolutely brilliant, transparent, straight forward, and lovely to communicate with.
Some of the outstanding parts of the experience:
The viewings were very well organised and they managed both the current tenants and our multiple viewings very well, no drama, no pressure while viewing. Really accommodating and very quick to arrange.
The system they use to manage payments and documents is incredibly user friendly and simple to use, with a lot of smart features such as the ability to split payments, and other self-service functions. Both my partner and I work in an Industry where we build similar systems and this impressed us.
The Inventory process was absolutely incredible and more detail than I would have ever imagined, something like 30 pages or more of every aspect of the property with pictures and annotations.
For issues which we have had, as an example, one of the heating controls wasn't functioning correctly, we get same day or next day responses from Jade and Ryan and not soon after a qualified technician is there investigating and arranging for the fix. Exactly what one would expect as standard service with no friction no hassling, very smooth and resolution focussed.
Lots of really great things individually that come together to create an exceptional experience, it gives us confidence we are in good hands, we can absolutely recommend Oakhill to anyone looking for a property.

Very unprofessional. Viewed a property, put the offer down and got accepted. We were ready to go with lawyer, broker and surveyors. The agent , Zac Coon, took our identity check, spoke to our lawyer and broker then basically disappeared, didn’t return our calls or messages. After chasing, he told us in a very vague way that the owner accepted someone else’s offer. Fair enough ( not really, as we were accepted first) and didn’t let us know anything else from there, just ditched our attempt to get further informations so that we could know what had happened and move on. I hope no one else will get this kind of treatment in the future. Really disappointing.

At Oakhill I found the flat I was looking for at the moment I most needed! Mia was the one helping me all the time, since the viewing, always being prompt to answer all my questions, to clear all my doubts… she was super patient with my timetable to sort things out. Once I told her I wanted to the rent the flat, she did stick with me and we made it. She was kind, nice, helpful and very active, hard worker! Avoid if you want to buy! It seems that for selling property, Oakhill is great to sellers. However, my partner and I are looking to buy and so far have experienced nothing but plain rudeness, arrogance and poor customer service for the buyer part from Oakhill. The sales rep expected us to send personal sensitive information - to be shared with third parties! And if that wasn’t enough, they then came back with even more ridiculous requests. We had however provided proof of enough funds. Now keep in mind, this was all before he even showed us any properties at all. We informed the sales rep that these additional requests were ridiculous at this stage. He never got back in touch. For reference, we have purchased (and sold) several properties in the past 10 years, so we roughly know what is needed and how it works.

The carpets on the lower ground floor are filthy and creating bad smells. Oakhill emailed my sister’s landlady to say the windows are being cleaned regularly but they haven’t been cleaned this year. I won’t even mention the puppies doing their business but it’s disgusting.

The service could not be worse than what Oakhill provide. It is a mystery where the service charge goes when there is no attention to basic upkeep of the building, including an insecure/broken front entrance, dirty carpets and walls and leaks which go unattended to. There is complete lack of accountability with building upkeep and maintenance though they are very much on top of collecting their charges! Appalling service.

Having been let down by another Agency in the local vicinity, I made a post on my Instagram page asking to be recommended to a professional, and diligent estate agent. When more than one person insisted I reach out to Mia Harris, I did not hesitate. Thankfully, she did not let me down and secured a great tenant for me at my flat in a short period of time.
Living on the other side of the world, I am not the easiest of customers to deal with. She was available at all times, and courteous and responsive throughout. I wouldn't hesitate to recommend Oakhill to friends or family.

Have increased my review from 1 to 3 stars. After countless discussions over 1-2 months, B&R slowly worked with the landlord&repairs people to solve the issues in the flat. I still had to spend hours trying to convince them mould and a broken fridge are unacceptable (and live without a fridge for 3 weeks, without heating for 2 weeks..), but at least the issues are finally addressed.
Without constant chasing the problems would have likely been left unaddressed or addressed over months.
Other than this, the flat is actually nice

After taking a flat through them which they also manage, discovered there is mold extremely visible in several places (bathroom and kitchen ceiling, several curtains) and the fridge smells like a dead animal despite being cleaned (due to bacteria infiltrated in broken bits).
Benham&Reeves refuse to answer calls and state the cleaning team removed the mold. What they didn't know was that I was present during the full cleaning and the team told me it is IMPOSSIBLE to remove mold from the curtains at the very least and impossible to clean the fridge further, but it does indeed smell and seems unsafe for use.
The letting agent has been very kind and responsive overall, which is the only good part of the experience. However management is abysmal and the agency/landlord refuse to sort issues which are health hazards by law, which is ultimately what I need (ie a livable flat).
In conclusion, would avoid like plague as the flat is uninhabitable at the moment.

Paid Premium Rates to be Treated like Squatters
I would like to preface this by stating that I have been renting for 10 years now with both agencies and direct landlords and have never had a company so involved in the minutiae of my existence. I lived in a B&R managed property for 2 years and currently have almost 300 emails from correspondence with B&R.
Continuously bombarded by B&R over ridiculous issues. Lived in a property with an upstairs neighbour that had their own issues and displayed difficult behaviour. I.e would remove stuff she did not deem worthy of being thrown out from within our bins and place at our front door. This neighbour managed to get B&Rs contact details and was constantly reporting back resulting in us feeling as though we were living in a police state. instead of seeing the situation for what it and acting on our behalf B&R then started to act on behalf of the neighbour. This resulted in me being rung whilst at work to accuse me of stealing a bathtub that had been by my neighbours bin for over 2 weeks. This was only one of numerous issues they indulged the neighbour in instead of asserting any authority that our property was actually none of this neighbours business. In the end I felt as though it was impossible to exist in the property without constant emails from B&R as well as constant problems going unresolved.
One example of such problems was the mold under the stairs which we first raised as a issue in early 2018. By June 2019 still nothing was done despite continuing requests for access and multiple people coming to look at the property and do nothing. Eventually we were told that the works would result in no electric/water to the property for the duration. However, when we gave our notice it was then imperative for B&R to start the works immediately and again we had to fight our corner for the works to take place in void time due to the massive inconvenience it would have caused.
I will close with another example that illustrates B&Rs ridiculous money grabbing nature. When we moved in the garden was strewn with building materials and was overall not the state you would expect to recieve your property from a 'professional' letting agents. We cleared the garden only to be told 2 years later when trying to redeem our deposit that they were going to charge us £97 for removal of this debris. Insane.
Overall, if you wish to be bombarded by accusatory emails for daring to exist in your home and you are not attached to your money then feel free to use B&R. However, if you have any sense I would strongly recommend to avoid.

Talking specifically of my experience with Abbas, I can only say good things and recommend the contact: always reliable, helpful and knowledgeable! I would also recommend B&R in general. My only reason for giving a lower rating for 'quality of our advice' was some uncertainty when renewing contracts or changing tenants. I find that the information provided at the time can be confusing, overwhelming or taken out of context (e.g. no annual increase offered until I ask or no comparison provided with market prices). This is the one improvement area I would highlight. Otherwise all good, many thanks!

Tanisha is utterly incompetent and useless at her job! When you ask for something to be fixed in the apartment it takes her weeks to arrange and when someone does come over they need to come back again which takes a further month or more to arrange. Shes incredibly slow to respond to emails and ive had times where she hasnt even responded back at all.

I had a appointment for a viewing at 12 pm on a Saturday morning. so when i arrived at the property at 12 i rang the agent to find out where she was. then and there she said shes going to be a hour late, and for me to go get a coffee. She expected to wait in the rain for a hour. Mia you are a class act. WASTED MY TIME AND MONEY. They didn't think to give me a heads up or a call say they was going to be late but rather have me make my way across London and wait in the rain. Bunch of clowns.

I would highly recommend using Benham & Reeves Residential Lettings for their excellent service and professionalism. We have rented an apartment through them for the last 2.5 years and Chris Stockwell and team have been absolutely wonderful in maintaining the property, going above and beyond and always acting with urgency. Not all agencies are as reputable as Benham & Reeves Residential Lettings and I would absolutely advocate renting through them for any prospective tenants. Keep up the amazing work guys!

I wish it were possible to post a 0-star review, as I cannot think of anything Oakhill have done to warrant even 1-star. We have rented a property from Oakhill for the last year and things have gone from bad to worse. Of course - standard letting agent caveat of high fees etc - plus every conversation with them has been an uphill struggle.
Two specific things. Firstly, when structural issues emerged with the flat, we were told to go straight to the landlord (therefore not sure what the role of Oakhill is?). Secondly, a number of extra fees have now emerged (a year into the tenancy) which were not specified in our contract. Regardless of whether it is the internal policy of the letting agent, referencing agent, or the landlord, a contract should contain ALL potential fees. It is completely unacceptable to spring things on tenants a year into the tenancy.
I would not rent from Oakhill again.

I am very happy about Benham and Reeves services. This is the first time we are letting a property in the U.K., and Benham and Reeves helped make the process very easy, whether be it NR tax reporting, coordinate with furniture vendor, looking for and contracting with the tenant, etc. Along the way, we had some issues with the concierge at our property with regards to the actual number of parking rights we have, but Benham and Reeves helped clarify it with everyone involved and rectified the situation, updating the concierge with the correct information. Management statements are very timely also. We felt we are in very good hands.
