Oakmans over-valued our property to begin with so we had to stop the price by £10k after getting no views. They were inconsistent in providing feedback from viewings and didn’t let us know when viewings were cancelled. They also didn’t put up a ‘for sale’ sign despite me asking several times. However, they were polite and helpful when I contacted them and seemed to be proactive at contacting potential buyers. Unfortunately the house did not sell and we have taken it off the market.

Avoid at all costs
Probably one of the worst estate agents you'll have to deal with regardless of what branch you go to.
Under the tenancy agreement act 2019 landlords nor estate agents are allowed to charge for professional cleaning services and guess what oakmans do.
So in all technicality they are in breach of the law.
They cover an large part of South Birmingham and well their portfolio is built for scummy landlords
Few factors to think about:
Blatant Discrimination faced by people of colour during the application process ( extra checks reinforced which are not legally required )
Quality of service : Non existent and it seems that the “management staff” give responsibility to teenagers who essentially handle everything.
Wouldn't wish them on my worst enemy so please make the right choice and opt for someone else.

On the whole Oakmans were very good. Paddy in particular always kept me informed of how the sale was going. He was very polite and knowledgeable of how to sell a property. My only negative is that they should advertise the properties on the outside of their high street shops. People passing estate agents often look in the window to see what's available. they might improve the amount of trade they get.

Considerably unimpressed by these estate agents. Take ages for them to sort out important issues, e.g. takes over a week to open the windows in the three rooms on the top floor as they refused to give us keys for them (not enough ventilation is a health and safety hazard). When they 'fixed' the issue it was clear they had replaced all three window locks and not given us keys for these. Luckily I found them...thrown in the black bin outside.
Additionally it took them the first month and a half of my tenancy to even get the house suitable for people living there. Black mould on the walls, dirty carpets and rooms, sloppy painting of walls in rooms... and they only finally bothered to fix these things when the local council was contacted to do an assessment of the property. Clearly they knew it wasn't the right standard for us to live in but didn't care for us until we got the local council involved. The outside of the property was also a mess. Absolutely disgusting.
Would not recommend.

In the end my house did sell for the full asking price. I was really impressed with their service and would highly recommend them ????

We were prospective tenants, had agreed to move into a property, being assured by the estate agents that it would be ready to move into (imminently at the time of viewing and also on the advertised website), as previous residents were due to have moved out within 2 weeks (paid to exit contract & asked the agency to find new tenants). We signed a contract to that effect. Passed the most intrusive checks I’ve ever experienced (they query every transaction on your bank statements - even transfers to friends under £50, they kept asking for documents already supplied (and didn’t seem to know what documents they had been given).
The worst part:
The day before, in fact, 24 hours before the move in was scheduled, we’re told the last residents have asked for a 7 day extension (which later turned into a 2 week extension), you’ll need to move in 8 days later.
After we were told the property was immediately available, at the time of the initial viewing. This despite having a contract in place and signed a full week before the date scheduled for moving in. In print.
When the news was delivered, the agent said they would get back to us, after confirming when the residents in place could move out the soonest.
Then the same agent, on the day of delivering the news - went home without even confirming what would happen on the day of our proposed move in date.
There has since been no clarity or guarantee of a move in date. But, also, how could we expect this given the track record of the agency and their actions to date. Seems typical and lackadaisical.
We had to physically attend the estate agents to get to the bottom of what was happening. They were professional, but clearly had poorly communicated with the tenants and not confirmed a move out date with them. Until the few days before we were due to move in.
So they agreed a contract with us, without checking the move out date with the tenants. Only after our attendance did they confirm that they could not get the keys off the previous tenants and so, the property was not, as advertised ‘available to move into’. Poor, really.
Summary: avoid these estate agents like the plague
TLDR: if you have a contract with them - they’ll break it, communicate poorly as in countless previous reviews, obscenely intrusive of your finances and don’t seem to know what is going on. Quad combo of terrible

It took a couple weeks for me to get used to Oakmans’ working pace. From my own experience, it is not an agent that will comes to you, you will have to go to them. Once you get engaged with them, everything goes so efficiently.
I actually had a good experience working with them. A big thank you to Harrison, who supported me in the whole process. ????????

Wish I could give a minus rating. I cannot understand the high ratings. This is absolutely, by far the most unprofessional company I have ever dealt with. I put my apartment up for sale with them & got no communication from them for a long while. They finally told me that it had been listed. After 2.5 months of listing nothing happened. I requested to withdraw and then there was suddenly a showing planned. No feedback was given to me after that showing despite several requests. I eventualy went to their office to get my key back. Paddy told me that "oh there is 2nd showing coming up by the same buyers". I was not informed about that. I complained about the lack of communication and he gave me his Whatsapp number and assured me that I could communicate with him. So ofcourse for several days after the "showing" I get no feedback. I messaged and called Paddy, Brad Shaw several time and emailed Sophie Morrison. Tried to call them at the main office number , and either got no answer and if someone answered they said they were all busy and will call back later. No one did.
Today, Brad Shaw (Paddy never did) finally responded to my request to withdraw the listing and return the key to my concierge where he had picked it up from. He says that he cannot return the key & that I have to pick it up myself. I think that is being malicious.
Can't understand how this company is still in business. I am planning to file an official complaint to their company secretary and eventually to the Property Ombudsman and I suggest that others who have had bad experience should also.
If a seller cannot reach them over a week by email, phone or phone message and cannot even get through to the office, how can buyers reach them???

Went here last month and booked 3 properties to view.
All were cancelled, the last of which I was i due to view within the hour and only found out as I rang them to check all was OK. Got the response. " Oh, I think we'll have to cancel as we can't get hold of the owner.
Asked to be informed when I could view.
Never heard a thing back, and the property is still for sale. Then got a brochure through the post with a letter saying thanks for your recent enquiry and saying i could book a valuation with them on my property!!
I'm renting, and they knew that.
Have see some properties for sale since, but as soon as I see an Oakhams board I think don't bother.

Tried to call in to view a property, couldn’t get through on the phone so I decided to visit the office. Upon arrival I found all the staff were more interested in having lunch at their desks rather than dealing with my enquiry. Very unprofessional office. My mind was made as soon as I stepped in through the door go with AP Morgan, I got seen straight away and was met with excellent customer service. Avoid at you own peril.

When deciding to sell I saw 3 agents to get an idea of what my property was worth, the valuation I received from Oakmans wasn't the highest nor was it the lowest but I decided to go with them as I believed what Tom was telling me, he didn't come in with a hard sell, he was honest and felt I could trust him. Putting my property up for sale in November was a risk due to the time of year but Tom was so confident it would sell before Christmas I decided to choose Oakmans, not only did it sell before Christmas but it sold within 5 days, this completely blew me away.
I feel this was down to the sales team and the marketing that was offered, the pictures, virtual tour and video tour were incredible.
Not only were the sales team great but also the sales progression team, the process of completing this sale was really difficult because of the buyers solicitor but Bethany was so helpful, supportive and communicated really well with me even when I was a tad needy.
In all it was a great experience from Oakmans and I cant thank them enough, I will certainly use them again to sell future properties and maybe even purchase my next property with them.

We have just sold a house with Oakmans, based off a friend recommendation and we were not disappointed! From start to finish Oakman's were there for us. Tom B who did the valuation and came out initially was friendly and very informative. Tate who did the viewings for us was very professional and provided us with confidence each time. We listed our house for sale with Oakmans, and did not have the best experience. Tom who did the valuation and talked me through everything was great, and the listing looked good. Lots of viewings were booked in, though probably around 50% cancelled on the day - frustrating, not sure if oakmans could do more on this, but it's not something we experienced with a later agent. But we received a few offers and accepted one.
A long way into the process the buyers pulled out - again frustrating but it happens. But following that was pretty disastrous. Once we'd relisted the house at a lower price, a few weeks and zero viewings later we found it impossible to get hold of ANYONE at oakmans - their phone line just went to voicemail, time and time again (seven times on one day in particular!). I live in South London so wasn’t available to deal with the inevitable hiccups that come with selling a house. Dom, Holly & the rest of the Oakmans team were fantastic. I literally left it with them to deal with everything, I just signed off on the contractors they provided & managed. They kept me up to date all the time so there were no surprises.
They also explained the correct price point to go in at to generate most interest in the property & it ended up in me being exceptionally happy with the price in a very turbulent time to sell a property.
Also worth mentioning they had the lowest fees too. I genuinely couldn’t be happier with them.

Very reasonable fixed fee to sell. My only reservation is that valuer could not find the hidden key to gain access for some reason, so valued the house without access to interior. I wonder if that resulted in a too high asking price which had to be reduced twice to attract viewers.
I would have thought that a second visit in order to inspect the interior would have been advisable even though mine is a pretty run of the mill example of it's type. I hope my remarks will be useful to the agents which I could not fault on any other issue.

We got a house that was being renovated over the summer, and we received a lot of complications that weren't particularly in our control, or Oakman's control, so we were left without a house for a time that neither party knew how long it would be. One of the agents called Sophie, and one at the Selly branch called Tom was great at helping our case to make sure we were housed and able to attend university during that time, and worked however they could within their power to make sure we reached a resolution both parties deserved. All things considered it was amazing service in a dire situation, now that we have the house, we couldn't really ask for much more.

Horrible experience as a landlord. They are not proactive at all and are just a middle man between me and the Tennant. Queries have to be chased many times to be resolved. They increased my management fee mid-contract - very unethical. They falsely advised me that they would raise the tennant's rent to offset this but failed to do so until I chased this constantly. We are constantly facing issues right from the move in date and it's been only 10 days we filled a initial maintenance complaint and having called to speak with the property manager Josh for around 10-15 times can't het hold of him even once everytime the team says different reasons that mail us regarding the issue, he is not available in the office at the moment.
