From providing a misleading listing of the property including a 2nd bathroom that never functioned, to the property being filthy on the move in date, we spent 3 months chasing up a long list of repairs. To top it all off they have falsified a claim on our deposit for pre-existing damage noted on our ingoing report process which I’m now chasing through DPS. The whole experience has been a time wasting headache. Never leasing or ever buying from this agency ever again. Steer clear!

When in 2021 I was advised by my letting agent that they were merging with Rampton Baseley, I was wary of the change. The transition, however, was seamless. Whilst some internal processes are managed differently, the team provide a professional, knowledgeable and friendly service.
Eliza Davidson is my property manager. She listens, understands, is honest and discreet. She is familiar with the premises and its history which is important to me to be able to manage it efficiently and cost-effectively. She is professional and also very personable.
Charlie Muxworthy and the marketing team are also very professional and communicative. They provide good advice and guidance through the marketing process and work hard to achieve a successful outcome for all parties involved.

It is a very good sign to me that since Rampton Basely came onto the scene, the same standards
and team seem to have remained.
What did I like about the service?
· Their human approach
· The fact that, when I rang in, the whole team knew who I was, and there was no "which property " preamble
· The fact that they were very well informed about the flat when it came to follow on renters.
· The fact that when I rang in and if I had to wait, there was some decent music to listen to.

I have been doing business with Rampton Bayseley since they started, and know many of their staff, whose excellent service goes much, much futher back in time.
I have never had cause for complaint, as every question asked, or situation that arrises, is dealt with quickly and effectively by any number of thier experienced team, almost always on the same day.
I would not hesitate to recomend them to prospective Tenants or Landlords, as, in my opinion, they are second to none in the lettings market.
I would not hand over my property to any agent, in which I did not have 100% trust. It is as simple as that.

Ruby was absolutely brilliant, and got me a viewing in Mallinson rd quickly when some other offers had fallen through... (Market was so competitive)

I lived in a two bedroom flat let by Palace Gate Lettings just off the Northcote Road. Everything was extremely professional and responsive from the check in, throughout the duration and right to the end of the tenancy. A particular thank you to Thalia, who has been incredibly helpful and made everything very straight forward.
We had a couple of minor issues throughout the tenancy which PGL dealt with very efficiently.
I would have no hesitation in recommending a property let by them to anyone. A refreshing breath of air after dealing with two other useless local estate agents previously!

By far the best letting agency i had in London. My experience with them was excelent. I was renting an 1 bed flat through them for 1.5 years and i am more than happy with their professionalism and response time. We never had a major issue with the flat, only some small ones which have been resolved in less than 2 days and in certain occasions the same day. I will definetely rent a flat from them again in the future.

I have been renting a property through this agency for a couple of weeks now. The procedure in order to secure a contract was very smooth and professional. Since moving in, the agency has been extremely helpful and very quick in responding to any issues. They have been able to address any issues and questions with very satisfying solutions. Having dealt with many property managers, it’s safe to say I lack complete faith when it comes to dealing with them. Everyone I’ve dealt with only cares about ripping the tenant off and making their coin. Thankfully, dealt with the amazing Annie and the rest of the team at Palace Gate Lettings. She’s incredibly prompt with communication, easy to deal with, thorough and friendly. Best property manager I’ve had since starting to rent. Annie should be commended for her hard work.

Agent assured us the house would be redecorated and deep cleaned before our move in date, move in to a mouldy dirty unclean house and when we complained we were told that the company no longer deals with anything anymore and we have to speak to the landlord directly. All issues in the house remained throughout the tenancy with no effort made to fix them. Now struggling to get my deposit back. A lot of this would have been avoided had I known the company had lied to me about the property itself and the landlord from the start.
I was also charged inventory fees when the landlord didn’t do an inventory and claimed the agreement with the agency was that the property would be ‘taken as seen’. Which was not the agreement I had previously discussed with the letting agency.
At the start of the process the team were lovely and helpful, and I believed great at answering questions and queries, at the time it was excellent service until I later discovered there was a lot of wrong information being thrown around.

Was with Palace Gates for over a year, and am writing this review as one of their agents (Charlie) was an absolute star in helping me out during some issues with my last flat. They definitely went the extra mile. As a renter, fees were up-front, reasonable and there were absolutely no nasty surprises. Comms were also great, would always get an email or call back almost immediately. Highly recommended.
