Quite simply - the best. Rampton Basely, and all of their staff who I have ever dealt with are not just specialist agents in the immediate area, but specialists in customer service, and in managing every step of the process, whether you are on the other side buying or using them to sell. I've been in both camps, and would never think of using anyone else. Special mention to Ali for her long-standing wisdom and oversight, and especially to Liz, who handled our transaction impeccably at every stage. I should not need to repeat and echo every comment on the great reviews below, but I will . They are unfailingly hard working and professional, they support each other and work as a team, they give you realistic expectations and do everything they can to exceed them (they really try) and they simply go out of their way at every stage to MAKE IT HAPPEN. Nothing is too much trouble. There are some bigger shinier names out there for sure, but I cannot imagine why you would ever used them, and you will not get the dedicated service that Rampton Basely provide. They deserve all the credit they appear to frequently get.

Fantastic experience with Rampton Baseley when buying our house. Ali in particular was superb through every step of the journey.
We spoke to a number of agents during our house hunt, and the difference in quality between RB and the rest was night and day. I would highly recommend them to anyone thinking of buying a house in South West London, and will certainly be coming back. For me they separate themselves from the pack across the board, but in particular due to:
(i) Knowledge of the areas in which they operate (for us this was Clapham): RB are second to none here. They really know every house and road and what the distinctive characteristics and features are, even vs. one street away. This made the search much more efficient and gave us a lot of confidence that RB knew where to look for what we wanted.
(ii) Support, flexibility, and responsiveness. RB helped guide us through the process from start to finish and were extremely accommodating of our challenging work hours when it came to responding to messages and scheduling house visits. Unlike most agents who are slow to get back to you and drop away as soon as an offer has been made, RB were there to the end, and even helped push the process along between offer and completion.
(iii) Friendly and trustworthy. The whole team at RB were a delight to work with, and looked after us really well. Furthermore, conversations are honest and transparent which created a lot more more trust between all parties involved.
Effectively RB operate as more of a special advisor than the run-of-the-mill estate agent you get at the big house names.

There’s a reason you see Rampton Baseley boards all around the area, and that reason is that they sell a lot of houses. And the reason they sell a lot of house is because they know the area like the back of their hand, price realistically, and then work hard to find you the right buyer. We can all be seduced by an agent who overvalues your house to get your business, but then it sits on the market for ages and you have to start drastically reducing. So it’s far better to start at a realistic price point and get it sold. Look at the amount of Rampton Baseley “sold” boards and their expertise speaks for itself.

We were making the move out of London for schools and wanted to secure a quick sale and completion. Rampton Baseley sold our house at more than the guide prices provided by the other 2 agents we approached - and sold quickly in a slow lacklustre market.
Mike Hall was our first point of contact - Mike's optimistic outlook was well founded in their recent sales data and, based on this, Mike provided a realistic price level to market the property to generate interest and momentum.
Unique to Rampton Baseley compared to the other agents was their approach in getting 8-10 potential buyers to come and have a look before it went onto the portals like Rightmove - these included people who had missed out on other similar properties nearby - this worked well in generating initial momentum and ultimately we had around 25-30 viewings in a 2-3 week period and 2 offers.
Ali Craske handled our sale once we accepted the offer - we were hugely impressed with Ali throughout the process - excellent communication, always available/came back to you quickly and always constructive in pushing the sale forward. As with most property transactions there were a few bumps along the way but Ali handled all the issues superbly. Importantly, we sold our house quickly and at a higher level than the other 2 agents guided so we could move onto our next home.

Rampton Baseley has the most listings for sale if you're looking for a home between the Commons. So, although we shopped around, we still came back to RB, because they had the most attractive homes.
Ali Craske kept us up to date on the available properties, market prices and offer status. She was genuinely pleased for us when our offer was accepted and she pushed the sellers' solicitor for action when he dithered interminably, from what appeared to be incompetence (and laziness). She responded quickly, even when she had a family emergency that we did not initially know about. And we didn't feel experience much of the typical sales pushiness/sales language, which was really important to our feeling about the whole journey. After all, many buyers in this area are buyers looking for a space they can love, feel safe with their families and call a home, so this was more than a simple transaction to us. And it was a lovely touch at the end, when RB gave us a congratulatory bag of specialty gin and tonic water. After the stress of the big move, we practically necked the gin.
Even after the transaction concluded, Ali answered any remaining unanswered questions we had about the property, while we were coming to grips with what features we had inherited.
We're very grateful for the guidance, professionalism and personal touch from Ali and her team. I'd recommend Ali to anyone looking for a new home!

I had a poor experience with Thalia Loaiza from Rampton Baseley. She no showed to a viewing that a group of us had to take time off work to attend. This viewing was at a time that she suggested and had confirmed by sending a confirmation email. When calling the office of the estate agent, they would not contact Thalia on our behalf to ask where she was, and she had not given us a phone number for herself.
We received no notice that this would be the case, and no apology after. We asked for Thalia to call us back in due course, but this has never happened.
In addition to this, Rampton Baseley also have poor attention to detail, with inconsistencies in basic information between their own website and their listings on sites such as RightMove etc, for example forgetting to increase the rent price by 20% this year on some sites.
Update:
I received a call from the director, Romany, who was extremely apologetic and reassured me that this miscommunication was a one off mistake due to the abnormally high demand currently. Thank you for taking the time to follow up.

Having recently endured a fairly tedious and protracted house hunt, where we found ourselves missing out on properties (with various agents) due to sealed bid failures, onward chains collapsing, getting gazumped, sellers' changing their minds, and onward chains collapsing again - we found ourselves fairly well acquainted with Rampton Baseley... and Alison in particular has crept into the top 3 of my 'speed dial list' over the last 18 months!
We've now finally exchanged on a house - and whilst it's with another agent - I have nothing but positive things to say about Rampton Baseley, and Ali in particular; and am oddly saddened that we're not buying through Rampton Baseley, as they were certainly the most deserving of the commission(!)
Everything about their service was 'top of the pile' as far as I was concerned - ease of booking appointments, punctuality for viewings, knowledge of properties, quality of brochure/property information... everything was all spot on.
And frankly to say Ali was a 'cut above' other agents is doing her a dis-service, she was nothing short of phenomenal to deal with. She knew her stuff about every property we saw (and I'll confess that was a particularly large sample size...), and understood exactly what we wanted and what we didn't.
She also worked tirelessly - and around the clock - to make sure we were kept informed and advised on properties we were either bidding on or interested in, and demonstrated enormous amounts of patience with us throughout... which is all the more impressive given I lost patience with myself at least 16 times, and my other half another 12.
So even though we ultimately ended up buying through someone else, Rampton Baseley are very much my 'agency of choice' in the area. And if you're fortunate enough to get paired with Ali, then you're in good hands.

By far the worst estate agents I have ever dealt with in 8 years of living in London.
When we moved in, the property was supposedly professionally cleaned, it wasn't. My flatmate literally cleaned food off the ceiling & blinds in the kitchen because it was that filthy.
Whenever we had an issues with the flat, especially when first moving in, it took such a long time to get things sorted. The communication from the team is absolutely appalling.
We lived in the flat for 6 months at which point both my flatmate and I left London due to lockdown to be with our families. We were emailed over 2 months before our lease was up to ask if we wanted to extend, we replied the next morning stating that we were moving at the end of the lease.
Fast forward about a month and I was in the process of leasing a new flat and asked for a reference. At this point we received a rude email telling us that we hadn't replied to them about ending our lease and they were now being asked for references for my new flat. We replied and let them know that we had in fact replied over a month before, and attached the email. Things only went downhill from here.
For the second 6 months of our lease we were not at the property for about 4 months. During this time the estate agents could have gone and taken pictures etc for when they wanted to put the property back on the market, but they didn't because they had completely ignored our email about not extending our lease. Due to them not reading our email by the time they got round to taking pictures of the flat we had packed up all of our things, which I made them aware of before they went to take pictures. We were asked when the things would be cleared from the flat as though we had left them there past the date of our lease! We were still paying full rent and asked for no reduction during lockdown, it was completely our right to have our things in the flat, packed up or not.
They then posted the pictures online to lease the flat again. At this point I realized they had moved my personal property without my consent which is completely out of order. I had been back before the pictures were posted, but after they were taken, and didn't realize anything had been moved because they had even gone to the lengths of putting things back exactly as they were before including a blanket thrown onto the bed to look like it had never been moved! If they needed to move my things then they should have asked, I gave them permission to move things in the kitchen so why couldn't they ask about the rest of the property? Agents are not allowed to move/touch your personal property without your consent!!
To make matters worse when they showed the property they left a light on for 4 days with curtains wide open!! We then received a call from our neighbour telling us that someone had called the police and ambulance as they were worried that something had happened due to the light being on consistently for 4 days! We received no apology from them and no compensation for wasting this electricity which we then had to pay for!
Lastly it took us more than 6 weeks to actually get our deposit back. They tried to charge us for several different things which we had not done. Luckily we had taken pictures of the flat when we moved in so were able to get the charges reduced. We ended up paying for some holes made in the bathroom which we did not do!! We actually didn't mind paying at the end as we would've paid to be rid of them anyway!!

As with all property transactions, the legal process is both time consuming and fraught with uncertainties. Rampton Baseley were the only estate agents I have used who regarded their service as being incomplete until contracts were finally exchanged. This meant that they consistently chased all parties in the chain to keep moving towards exchange of contracts. Inevitably there will always be laggards in any chain, and Rampton Baseley were able to ensure that even these were kept up to the mark. Rampton Baseley never fail to deliver. They found us a wonderful new tenant within days of instruction; achieving an increase in rent and no void. I would not hesitate to recommend them to any landlord. They are the best in the area.

DO NOT USE!!!
The flat I rented through Rampton Baseley suffered some water damage caused by a leak in the flat above. My repeated requests to the agent to have the damage repaired were completely ignored, meaning for 9 months I was left with damaged floor boards, a hole in the ceiling and damp in the walk in wardrobe.
To make matters worse, when I left the property (in absolutely immaculate condition) Rampton Basely had the audacity to try and deduct money from my deposit for the damage caused by the leak. The dispute has now dragged on for over a month, meaning I still haven't had my substantial deposit returned.
Appalling service right the way through - they don't respond to emails with any urgency and display an utter lack of common decency.
Exactly why estate agents have the reputation they do.

I would strongly advise anyone looking for an accommodation - wether it is to let or to sell - to use Rampton Baseley's services.
Indeed the agent ruined my search as this person didn't consider my move in dates requirements. In addition this person had a pushy limit stalker behaviour to get references in an amount of time that was insanely limited.
Moreover the agent hid the fact that they had two offers at the same time (including mine) and made me pay for a deposit and then accepted another offer.
Now I can't get a refund for the deposit I paid, as the money is supposed to have been lost.

We rented our flat through Rampton Baseley for several years, recently we decided to sell. The rental side of things as well as the sale has been very well managed. I can't fault the service and would recommend highly. Through 3 sets of tenants I don't recall having one void day of rent, and the sale was completed quickly and efficiently with their help.

I was very surprised to see the negative views on this site. RB sold our house Between the Commons in the summer and we were absolutely delighted with them.
Despite one aborted offer, RB sold our house again within a week. They helped us compare 2 bids and allay concerns we had about an overseas buyer. Ali was also extremely helpful in overcoming some last minute problems. Even after our 1st sale collapsed I had no doubt that Rampton Basely were the right agent choice and I have already recommended them to friends. When Patrick and Joel first came to our house - they told us 'it is all about the people' - and they were right.
