We had a great experience selling our property with Paul O’Shay, an independent estate agent that truly stands out. From start to finish, Paul and Jack provided a personable and professional service that made all the difference.
They managed expectations clearly and fairly from both sides, which helped the whole process run smoothly. The property was sold following the initial open house viewings they organised, and they took the time to vet each potential buyer—this made it much easier for us to choose the right person to move forward with.
Nothing was ever too much trouble, and their communication throughout was excellent. Paul and Jack are genuinely lovely guys to deal with, and their personal approach really sets them apart.
I would highly recommend them to anyone looking to sell their property with a team that truly cares.

Paul recently sold our house and the service is second to none!
Having dealt with several estate agents on the purchase side I am not sure why you would use anyone else.
From the initial valuation right through to completion, nothing was too much trouble for Paul. The service they offer is professional, personal and friendly.
Also wanted to mention the amazing Siobhan, who knew the sale inside out, preempted any issues and has the most amazing communication skills.

My partner and I used Paul O'Shea homes to sell our family home in Purley. I really liked his innovative approach to holding an open day to minimise the impact of lots of viewings on our young family. The house sold within 48 hours and we exchanged and completed soon after.
Since then, we have engaged with Paul on the valuation and sale of another family property. This sale is a complex one and Paul has been informed, professional and very patient with us as multiple reasons mean we haven't yet been able to put the house on the market. I would have no hesitation in using Paul O'Shea homes again .

I just sold a property with this agent, and up until a few weeks ago i would have given 5 stars.
However in the last stages of the sale (just before exchange) our buyer postponed a few times on the agreed exchange date.
At this point I would call the agent to ensure they applied pressure to the buyer and could explain to us what was happening.
Here we were dealing with Siobhan who seemed very proactive and professional.
However She was off work on the day we were due to complete for the second time.
I was unavailable on this day so asked my girlfriend to call and check why we had not exchanged.
She spoke to paul o’shea (the owner) and sternly but politely asked what was happening with our sale, and whether we could have an update of the buyers reason for postponing yet again.
His response was that his team are hard workers which he would repeat over and over again (whom we had no problems with) and he became very argumentative and unprofessional.
At this point he hung up the phone and left and promptly left an email stating he would no longer be helping in the sale and it was “with the solicitors now”.
He then seemingly scrolled through months of email exchanges of which he used to paint myself as the reason for the slow sale.
However luckily the sale did go through despite the lack of help at the end.
Its such a shame that paul became unprofessional,unhelpful and argumentative just at the point when we needed the agents help the most.

We were incredibly impressed with the service recieved by Paul O'Shea on our recent house sale. In addition to very competitive fees, Paul and colleagues provided an impeccible level of service, keeping us updated at all times with developments, whilst also guiding us through any questions and processes where necessary. After speaking with multiple estate agents prior to instruction, we were most impressed and comfortable with Paul's open and honest approach to business. Getting the property on the market was a very quick process and included high quality professional photography. We also opted to have a matterport (3D house visualisation) included, which was arranged without any hassle. During the sale we had access to an online portal, which allowed the status of offers to be seen as they were received, whilst Paul also kept us up to date with feedback after each viewing. Between sale and completion Siobhan was excellent at guiding the sale through the two solicitors, and again also keeping us well updated. Thank you for all of your help - we would not hesitate to use Paul O'Shea again.

We have recently moved into our rented property using Paul O’Shea Homes. They provided an excellent, personal service throughout the process - particularly overcoming difficulties encountered as a result of COVID-19 restrictions, such as meeting via Zoom where we couldn’t meet face-to-face and using online document signatures. All the moving in requirements were completed rapidly and to a high standard. Grace was always helpful with any enquiries we had and was consistently contactable, even after moving in. Paul came to me highly recommended from a few personal friends (who had recommended him amongst themselves) and I'm glad to have also taken the recommendation. I was in the process of moving (far) away and needed a dependable and competent lettings agent to manage my property in London without having to worry about it. I can say that Paul and his team have definitely exceeded my expectations so far.
Paul is very personable, warm and came to meet me personally despite the distance from his office. Him and his team have been careful and meticulous in bringing us potential tenants and really involved me in the process.
From a daily management point of view, I have had a couple of things that needed fixing in the flat so far and I have been very impressed by the team balancing the amount of communication with me and then going on to resolve the issues themselves. On the last repair issue, the team suggested the most feasible and cost-effective means to replace a fixtures battery (e.g. ordering parts online) and the tenant also offered to do the replacement themselves (quick screw-on type job). Additionally the team went above and beyond, e.g. liaising with the tenants with mail for myself that had not been redirected, which was really appreciated. This really highlights the team's level of responsibility taken, and the quality of tenants they found.
I have recommended Paul on to a number of my friends now and I look forward to our working relationship in the years to come.

Paul has been managing a flat of mine in Hither Green (SE13) for the past 4 years so this review is long overdue but certainly worth sharing.
I am an overseas landlord based in Hong Kong (7/8hrs ahead). Like any other landlord, I take a keen interest in the property with arguably more demands than an average landlord given that I am unable to visit the property myself. When Paul and I first spoke about the potential rental I made clear that my 2 priorities were sourcing high quality tenants and being kept regularly updated of all developments despite the time zone challenges and I am pleased to say that Paul has done an outstanding job on both.
I was particularly impressed with Paul's digital capabilities. I was always made aware of upcoming viewings with details of the time, date, the name of the potential tenants as well as who would be showing the property, be it Paul himself or one of his team. This was closely followed up with emails giving feedback on how the viewing went with great objective feedback outlining the positives and areas of concern. I addition to the email updates, all aspects of the process are also stored on the expert agent portal. Having a a centralised portal was another useful tool that I used regularly. It allowed me to stay closely appraised of all developments when I was unavailable to talk on the phone.
When a conversation was needed, Paul always made himself available. If I had to pick one quality, it is his intuition and discerning eye for a good tenant. The Hither Green flat luckily had a great many prospective tenants and Paul explained all the factors he had considered in leading up to the tenant he recommended for the property. I was made to feel like sourcing the right tenant was just as important to him as it was me. I am pleased to say that have had no issues with my tenants over the past 4 years which is testament to this.

I have only ever written 2 reviews before now (regardless of topic) and only do so when the service I have received has been exceptional, which is precisely the right word to describe Paul. I would also describe his service as "bespoke".
I dealt with Paul a number of years ago when he rented out our house for us. Fast forward a number of years and I wanted to sell but my circumstances were complicated. I cannot recommend Paul highly enough due to his professional, personal and sensitive approach. He gave me sound advice (when it might have cost him a sale and consequent loss of fees) but when I eventually found the right house he offered to view it and deal with all the negotiations for me. It was all part of the bespoke approach and free of charge!
As my purchase involved a new build, there was a sales lady at site. Following Paul's visit to see the house and the opening of negotiations face to face, the lady commented that in 20+ years of sales she had never known an agent to visit a site in person. She was also very impressed with Paul's intimate knowledge of all those involved in the chain. This was an unsolicited comment and made too late to influence my purchase!
I would finally add that Paul was always available by phone and in person. He even contacted me regularly whilst on holiday to check everything was running smoothly and he conducted all viewings in person with immediate feedback. I couldn't fault any part of the service or even suggest room for improvement!

Paul O'Shea Homes is truly bespoke agency. I had great experience very recently selling my house and buying a new house via Paul O'Shea Homes. Paul- the owner of the agency was very approachable, helpful and offered taylor made sevice and made me feel like a special client. He has excellent manners, is always calm, friendly and genuenly helpful.He negotiated with a construction firm on behalf of my vendoor to assist her in reducing price for her chosen property in order to help me to buy her property for the lower price, which suited both of us. Paul responded to my telephone calls promptly and i always felt supported and reassured whilst being part of a chain, which is always anxiety provoking. It was a real pleasure deling with Paul O'Shea , who is highly professional , patient and has excellent communication skills. I was never pressurised, relentlessly chased or bombarded with hysterically frantic endless emails and telephone calls, or given long pointless monologues about irrelevant details or unrealistic prices, which are characteristic of the agents from Paul Meakin, Frost and Andrews, which i contacted initially, but managed to escape from.
I already recommended Paul O'Shea Homes to my friends and will keep recommending to anyone who wants high quality service, i will certainly sell and buy my future properties through this agency!

An exemplary service from a dedicated team of people that put the interest of the customer at the forefront. Great communication and will often go above and beyond to ensure a smooth and courteous service in the face of one of the most stressful endeavours a person can embark upon.
