Folklands are just the best example of all the benefits of going with a local independent estate agent. Everyone there is thoroughly professional and well-organised. I sold my flat in Croydon through them and given the various historical issues this was not straightforward. A stressful process was superbly managed by Richard, Paul and Sophie meaning that not only did the sale go through (at the asking price), but that I retained what little is left of the hair on my shiny head.
If you want a trustworthy estate agent, who are genuinely able to build professional working relationships with buyers, sellers and solicitors, who know the Croydon area superbly and will communicate with you clearly and honestly every step of the way, then it has to be Folklands!

We just completed our sale about four hours ago. I’m very happy we went with Folklands because at the outset they did something many estate agents are afraid to: they challenged how much we thought our home was worth. Usually, agents try to give you lovely figures that are high and get you to have unrealistic expectations. Folklands calmly but firmly gave us the number they would expect we could reliably receive on the market, and in hindsight they were right. We got enough offers early on (but not so many as to feel we had undervalued the flat), and the team were great at communicating with us. Highly recommend.

I can easily say Folklands has been the best agency I've had the pleasure of renting from in my past 6 years in London. They've always been very polite, caring and prompt with every communication and issue. Very helpful and nice people, especially Richard. Now that I've moved to a different borough I certainly feel the absence of having an agent that actually cares and responds like they had for us. I can't thank them enough for making our stay comfortable and our home always cared for.

We bought our home via Richard and the team 5yrs ago and because our experience was so seamless back then, we've just sold our house via Folklands too. Paul was a superstar getting our sale over the line and went above and beyond with his comms throughout the process. They're a small, local agency who make the whole experience personable and as stress free as these things can be! I'd definitely recommend if you're buying or selling your property.

I had tried another EA previously who were full of empty promises, I moved to Paul and the attention to service was superb, he helped at all stages including visiting the property to fix various items and ensure it looked great for visits by potential buyers - the property was sold within 10 weeks - thoroughly recommended dont try others just go to Folklands - great service
