I must say that after a few months living in my rental property which was rented through Reeds Rains, that they are honestly a really good estate agent. I have had several negative experiences in the past when it came to enquiring about properties and getting paperwork done, and even dealing with issues once moved into a house, but so far all I have experienced with Reeds Rains is positive. All I have to do is send a single email to my Reeds Rains rep and within an hour during working hours I have solutions presented to me to help fix whatever the issue is.
They are easy to get hold of and they have not given us any issues throughout our time here so far. When the time comes, me and my family are going to be happy to sign another contract with Reeds Rains because we have had nothing but positive experiences, even if we have had any issues to resolve.
Phil at Burnley has been my family's rep and he has been very attentive and responsive - thank you for all the support you have given us so far it's greatly appreciated.

The Burnley branch of Reeds Rains has been managing my investment property for over three years, and throughout that time, the service from the team, and from Phil Simpson and Dawn Stuttard in particular, has been exemplary. I was especially impressed with the way in which the Burnley Reed Rains team dealt with a tenant who had fallen behind on their rent, their speed in organising affordable, high-quality renovations of the property, and their ability to quickly organise viewings and secure a new tenant. Due to living over 300 miles North I was unable to self manage my rental property in Padiham. I had gone initially with another property manager in Burnley but they were seriously lacking in keeping me informed and didn't return my calls whilst also telling me they were on annual leave. I hadn't signed owt so I came to Reeds Rains. So far I have found the service impeccable. I am out of touch with tradespeople down in Burnley and the property was proving to be an issue which meant more unnecessary stress for me to deal with as live in carer, to a friend. Now, hopefully, I have the worry taken away and don't have the tenant stressing out to me about his issues on the phone or on social media. Phil Simpson and his team have so far been a blessing. Reeds Rains recently took over the management of my property. Phil, the letting agent, is a consummate professional. He made sure that my property was fully compliant with all laws and regulations. He recommended, and arranged, inspections and ensured that the property had all of the appropriate certification. He visited my tenants and introduced himself to them so that they felt comfortable and reassured that they were dealing with someone who had their best interests at heart. He always responds quickly to my enquiries and provides me with clear advice and recommendations. I have always have a great service,
I mostly deal with Dawn Stuttard and Phil Simpson who are always at hand to assist aswel as being thorough and efficient.
They make my property buying/letting experience that bit easier

Awful treatment.
After the death of my Mum, and my Dad with Dementia in a care home, I asked for a valuation of their property which is in good condition.
Julia came and immediately dropped a bombshell that she believed my Dad did not own the house. No tact nothing. I nearly dropped to the floor. I began to wonder if my parents had been scammed. Her attitude was rude, condescending, unprofessional quite frankly unbelievable.
I immediately went to my solicitor who has the Deeds to the house and he said she was talking rubbish. My Dad completely owned the house and gave me a trustworthy Estate agent to contact. Why would someone do that?
Avoid this firm at all costs. There are much better ones out there.

Amazing service AGAIN Dawn. Sold our last house in July 23 to a perfect timescale and price. And just done it again. House placed on market in January 24 as advised. Offer within 4 weeks. And completed after another 9 weeks. When you expect an end of May completion and get job done by 2nd week of April after 2 Bank Holidays. Enough said. Highly recommended.
