Excellent lettings, horrible tenancy management. I rented my apartment in 2020 through 'Reliable Homes' which was later acquired by 'Drivers & Norris'. After this acquisition, getting a reply from the agency on any non-emergency issue became a test of patience, though to their credit they would 'eventually' get the issue resolved. Few times this became extremely stressful, for example when it took me 6 months and several emails, including notices of formal complaint to the The Property Ombudsman, to get my tenancy deposit back after vacating the apartment in a perfectly fine condition.

A refund for a deposit I paid was confirmed by Reliable Homes, an agency owned by David Norris from my understanding, in March, has still not been processed. I have followed up a few times via email and have had no response. They had confirmed verbally and over email they would refund me.

Emailed us one month before Christmas and the expiry of our lease to say if we wanted to renew rent would be increased by an eye watering 42%. We were naturally upset and worried because we could not afford that and therefore risked being made homeless in the middle of winter, in a cost of living crisis. Emailed our landlord to plead for a smaller increase (we pitched halfway between our then rent and the 42% increase to try and be reasonable, although this was still a massive and unjustified increase). He told us he had never told them to increase to the figure they had told us, but it meant we got stuck with the figure we offered. Tricked into bargaining against ourselves. Reliable Homes never even apologised or explained themselves. They're always quick to chase if rent isn't received before the end of the payment day though!

Utterly awful experience, insulting levels of customer service and professional standards.
As many others have noted in previous reviews, this agency shows absolutely ZERO consideration of prospective tenants, and I dare guess prospective landlords too, in not upholding a transparent process.
My partner and I were booked for a flat viewing, which we had to make space in our diaries for and travel a long distance to make, as we are currently not living in London. Having received a reminder about our appointment, we went to the property safe in the knowledge that an agent would be there to show us around.
This turned out not to be the case, as we waited around and no one showed up. Several phone call attempts later, finally we got through to their office and the person I spoke to acted as though he was completely clueless about our appointment, coming up with the poor explanation that his colleague in charge of our viewing had gone home sick earlier and that we should wait till she's back the following week to reschedule.
All of this was a LIE: I went back to the ad link shortly after, and it clearly stated "Let Agreed".
So in essence, they had found a tenant before showing the property to us and had not even taken the minimal trouble to let us know to spare us a pointless trip.
TENANTS: stay away from these time wasters.
LANDLORDS: stay away too. This agency is not going through a fair and transparent tenant selection process, thereby not acting in your best interest and potentially causing you to lose out on best offers and carefully vetted tenants.
Shameful, unprofessional, pathetic and disrespectful business whose name can only be a work of the finest irony.

Hi,
I had a very upsetting experience yesterday with one of the agents called Angelo Matraxia. I was booked for a viewing in Crouch End, so I asked to leave early at work to be able to make it on time. I also had to pay for a taxi, because I hate to be late, I think it is such a disrespectful thing to do. I received a message from the agent 15 minutes before the viewing, he was just double checking that I was still up for that viewing, I replied "yes, I am on my way".
I arrived at the property right on time and waited there for 45 minutes. During that time I messaged him once and called him twice. I never heard back from him.
Really wasted my afternoon and evening and also had to ask for a favor at work. Sorry but it is not acceptable. Funny that the name of the company is called Reliable.

Very bad experience with this agency, they took my money, they did not find me a room or studio and when I called them to Have my money back (three times in two months, so I let them all the time to solve the problem) they always reply "We will let you know", four months are gone and they do not reply to me anymore. Worst experience in 6 years living in this country!!! Be aware!!!

Teach your staff how to drive. Especially when driving a company car. Almost crashed in to me FOUR TIMES on the A40 last night. Jumping lanes with no indicator, undercutting and weaving in and out with ZERO consideration for anyone else. Almost hit a child in the rear seat of a car on the right. Absolutely disgusting, they appeared to be on their phone. Having had a company car myself previously I know you have a responsibility to represent the company when using it, and I’m just shocked that your staff are content giving this impression. If they have complete disregard for others safety, why should anyone trust them with something as important as a home.

Estate agent to avoid at all cost.
I would give this review 0 stars if possible. I would usually never review but as this was by far the worst customer experience I've ever had, so felt obliged to write one.
The agent Satnam had me waiting days on end for updates on a property I was interested in. He failed multiple times to stick to time frames set by himself. He would often tell me he will get back to me within the hour or by the end of the day, and I would not receive anything from him until I prompted him, after giving me every excuse under the sun why he did not contact me back.
I had to take matters into my own hands by visiting the vendors themselves and asking them about current situation. Complete time waster with empty promises and could never keep his word, avoid this agency and especially this agent at all cost.
Note that this review is not exaggerated in any way.

IF you personally evaluated the correspondence between us both, then you would have seen that I had to follow up with him several times before he would give me an update, never being able to deliver at a time HE proposed.
You are correct to say he would respond to me at times of like 9.30pm, However why did you not include that he was supposed to respond to me within the time HE stated - "I'll have an update for you around 4 after I have spoken to the vendors", now this isn't what he said specifically as i'm paraphrasing but you get the idea. This did not happen once, it was multiple times.
For everyone reading, I understand that not everything is straight forward so a prompt response is not always applicable, but in this case, it was straight forward. I simply wanted to know the vendors stance on their asking price (which I was able to comfortably meet and willing to go higher) but the agent did not communicate that with me AT ALL.
After congratulating me on securing the sale of the property, I was informed there was a 3rd party offer involved who bested my current offer, understandable, however I was kept in the dark after this so could not even counter that offer - thus resulting in me having to physically turn up at the vendors house and asking them for an update myself (like i mentioned in my original review).
Unbeknownst to me, after speaking to the vendors in person, they said the sale is already underway and lawyers have been in touch for the most part of a week - Meanwhile "Satnam" is still messaging me saying he will speak to the vendors..... yeah right.....

I could sit here and talk for days how much I could recommend this amazing Agency but I keep it short.
I was tenant for 4 years and mostly dealt with Marina, Kayleigh and Elena which have always been extremely responsive, friendly, helpful and professional with all the matters we had. The property was in an amazing condition was always maintained to a safe and professional standard by the maintenance team. We've have always been looked after to make us feel taken serious as tenants and I would definitely rent or buy from Reliable Homes again. Thank you!

I had previously written a positive review over a year ago when Reliable Homes helped me and my flatmate with the tenancy process. However, I felt it necessary to retract and give others the forewarning of the issues we had after our tenancy came to a close. Reliable Homes proved to be distrustful and difficult. In the following days after our tenancy ended, a professional inventory check out was conducted and a good/clean condition report given, with Reliable Homes telling us they recommended we receive our deposit back in full. The landlord for our property entered two weeks later and claimed we left it in a disgusting state and had infested the property with bedbugs. Not only was this entirely untrue but also directly contradicted the third-party service that assessed the property. Reliable Homes had been in the flat countless times in the recent weeks leading up to the end of tenancy to show the flat to potential letters and always commented on its cleanliness, what a great job we did with the flat, and what good tenants we had been. The minute the landlord accused us of leaving the property in such a state, Reliable Homes went along with these accusations and became a mix of unresponsive (when we pointed out inconsistencies, their lack of communication, and our unanswered attempts to follow up with them) and defensive when supporting the landlord in these unproven claims. We as the tenants had to raise this issue to the Deposit Protection Scheme which required both sides to submit evidence and this independent service decided based on the information which party is in the wrong and their decision is final. We WON this dispute. We were students at the time and also from overseas and it felt very much like the landlord and Reliable Homes were trying to take advantage of us. I felt I had to share this experience in the hopes it will make others think twice and be more aware of the potential problems that could arise with Reliable Homes, because we were really blind-sighted by their quick flip to accuse us and make this process as challenging as possible.

Shaina and Cory have been amazing from booking in the viewing to helping out with any questions or queries I had. Everything went through really quickly and professionally. They were quick to respond to any questions I had and felt really comfortable asking questions knowing how supportive they both are. The online portals they use to get the signatures on the necessary documents were easy and straight forward and I'm super impressed at the tenant management system where you can log any issues that you need addressing and they even help you with getting your bills and internet sorted as soon as possible. We went to live to Harlesden, in the High Street, and before moving in we asked about the area and levels of noise. They said it wasn't noisy.
When we moved in this house in particular, we realised it had no sound insulation and you could hear the noise from the street until late hours at night (2am, 3am, 4am, ...). When we reported it, the agency neither landlord felt accountable for it, and we still had nearly a year of tenancy left, making it very difficult to sleep at night. Moreover, at the end of the tenancy we were taken a good part of our deposit. As a tenant I will not go back to any of their properties but hope some of these issues can be resolved soon.
Apart from this, the staff has been responsive and friendly.

As the name suggests, Reliable Homes have always been an excellent and reliable agency from beginning to end. Their staff was so supportive and professional when I was looking for a studio flat in London while I was living abroad. They organised a viewing via FaceTime for me which was amazing and very helpful. They explained to me every step and answered all my questions with patience and super quick! Reliable Homes deserve their name!
I initially found Reliable Homes through a listing for a studio which I didn't manage to snag, Davidson suggested I give him some extra details about what I was looking for just in case something new came up that would work for me.
With one week left before the end of my previous tenancy I was starting to worry I wouldn't find somewhere suitable, but then Davidson contacted me and showed me the beautiful property I'm in now!
Davidson managed to get everything done so fast I even had time to move a couple days early and get my old place cleaned. The process was smooth and communication was clear and consistent throughout.
Working with Reliable Homes has been by far my most positive rental experience. If you're looking for an agent that's friendly, experienced and reliable, you can find one here.

Their service lives up to their name, super reliable! We found our current flat with help from Victoria and Shaina. Both of them were incredibly helpful and quick to respond to our question throughout the whole process. It is my second year with Reliable Homes. They are great and very helpful during my first year of stay and thus I continue my second year with the agency. Last week I had a bad experience with the issue of bursting water pipe and they sent a plumber to have the bathroom fixed and it was fast and efficient. Reliable Homes sent a really nice plumber to replace my bathroom taps, who arrived punctually at the designated hour. Despite having a few technical problems with my set-up he was cheerful, patient and professional and got the job done just fine. Also, once he had the right fittings, he was very quick to install them. He also replaced the shower-head which was an added bonus, and as you can see from the pic, the new set looks great.

I saw many properties with many agents and occasionally was keen on a home but the agent made us uncomfortable. I felt most were more focused on a commission than accurately establishing and working to assist our needs and time frame. We only had 3 weeks and Daniel took time after hours to sit with us, identify our requirements and explain the process and area that we were not overly familiar with. Within 4 days we were shown 5 options and 3 rocked every box. He handled himself with professionalism & a friendly demeanour at every stage. Really appreciated Zigs, the place is perfect!

The experience with Luke and Reliable Homes was enjoyable from the very beginning. The agent is enthusiastic about his work and was very efficient in booking viewings for several places as my girlfriend and me needed to move ASAP.
Luke has a good understanding of what his client might need at the moment and all of the places he proposed were great. We did not need much time to decide that we want to move on with one of the flats he showed us. As a couple that is experiencing moving in the UK for the first time, the agent explained clearly what the following procedures would be so that we are confident everything would be fine.
With Luke's help, the referencing stage was quick and easy, which was important as we needed to move within a week. There wasn't any problems with the new place and all documentation is properly done. The care of the agency for their clients is brilliant as Luke called me to check if everything is OK several days after moving in.

They were dealing with a property we were moving out of, passed on from another property manager. Must have told them a 1000 times to give us notice before they come for a viewing. Still came in unannounced.
Update: What I didn't mention is that they actually walked in that time they came unannounced. Furthermore they have been calling and sending emails to get me to change my review with bribes, and to try and excuse what happened. They never actually apologised either. Crazy.
