We have used them previously and both times they were a pleasure to deal with from start to finish on our lettings journey. This time I was lucky enough to be working with Sienna Whyte - she was a breath of fresh air and I think KFH seems to really set itself apart from other incredibly sales-pushing agents. She only sent me properties that fit my criteria - which is a huge relief - as no one likes to waste their time. She was very personable, honest, authentic, efficient and just an all around pleasure to work with. I really hate feeling pressured or like agents are doing a big sales pitch when I know a property isn't right. She listened to what I was after and as soon as something came up that fit the bill she called me and I was able to secure a flat I really love. In 2022 we needed to sell our beautiful garden flat in Crouch End, which had had a slight subsidence issue due to tree roots affecting the front steps and the front bay. As we were moving to Sweden where contracts are entered into with a binding deposit, we needed a well-run sales process with the utmost transparency towards potential buyers. Adding to this pressure, my wife was 8 months pregnant and we had a one-and-a-half year-old. KFH introduced us to a couple who they were also representing, who were downsizing and who were apparently good, informed buyers. Nonetheless, the buyers were left unaware of the importance of the insurance matter and left it until the last minute, when they were shocked by what they heard and pulled out on the day of the exchange, leaving us in a desperate financial state with a young family on the move to a new country. A year-and-half and several bridge loans later, we decided to put the property back on the market. Our instructions were now even clearer, KFH were to please ensure a well-run sales process where potential buyers were fully informed of the property’s history and where bids were only allowed on the property once prospective buyers had secured an insurance quote - which we had teed up. This was to avoid a repeat of the earlier fiasco. Nonetheless, on the day of the exchange the buyer sent an email stating that she had “recently been alerted to previous sales of property falling through due to issues regarding the subsidence. This has understandably raised some alarm bells for me.“ Despite everything, it appears KFH had simply ignored our request to run a transparent process. As we could no longer trust this agency, we contacted our original agency, Castles, to re-market the property. Abraham was our direct contact. Thanks to his help, he not only engaged with the buyer to provide an unbiased and impartial view on the severity of the subsidence matter, he also used his legal contacts to secure generalist insurance for the entire building with full subsidence cover at standard rates from a blue-chip insurer. This was accomplished in 3 weeks. He did this for free to help our family as we were in some distress. Tellingly, his alternative would have been to re-market a property he knew well and benefit from the agency fee. In my opinion, that is the agency and agent you should choose to work with in Crouch End.... Read more
