I would like to extend my heartfelt appreciation to Reside Manchester for their exceptional assistance in helping me claim compensation for my losses. These losses were caused by a faulty washing machine installation, which resulted in water leakage and damage to the flooring of my brand-new luxury apartment.
The Reside team worked diligently to report and follow up on the issue, providing solutions and maintaining constant communication with all parties involved. They ultimately resolved the situation to my complete satisfaction. As an overseas buyer, I am pleased to say that my apartment's flooring has been fully replaced, and I have received compensation for my lost rental income during the affected period.
Reside acted on my behalf in a highly professional manner, giving me peace of mind throughout the process. Soon after the repairs, my apartment was successfully rented out. Special thanks to Laura, the Head of Operations, for her professionalism in handling this matter.

The team at Reside have been absolutely brilliant throughout the entirety of my experience with them thus far. Chelsea initially came out to view my property and value it following which she came and did the photography which she did an absolutely outstanding job of, managing to show my flat at its absolute best. She has been a pleasure to deal with during this process. Esther and Elise who did the majority of the viewings were similarly lovely and professional, both ensuring that the viewers were fully equipped with all the information regarding the details of my property. I had to take my property off the market temporarily but upon it returning to the market, Reside had an offer accepted on it within a week. Since the offer has been accepted, Esther has been in frequent contact with me ensuring that I am fully up to date with the process. Reside are a joy to work with and I would highly recommend them to anyone wishing to sell (or indeed purchase) a property.

We appointed Reside Manchester to manage our Residential property portfolio almost 5 years ago and for much of that period Laura Balme has been our primary point of contact with the organisation.
Laura is Head of the Department with overall responsibility for all aspects of property management from Marketing & Lettings, resident liaison, periodic inspections, health and safety compliance, procuring maintenance contractors and overseeing planned and cyclical maintenance. She is an exceptional manager, and her professionalism a shines through at every level, frequently providing regular reports and updates on demand and growth in the private rented sector, market rents, investment returns and expenditure. I value her considered advice, guidance, and informed recommendations.
She is an excellent communicator when handling resident inquiries or complaints and proactive in her dealings with supply chain partners or contractors, and can be assertive should the need arise.
Perhaps one of Laura’s strongest qualities to her patience and the empathy she exudes in challenging situations whilst maintaining a strong level commercial awareness.

Reported a broken bed due to incorrect installation hasn’t been replaced and the property manager Jenna Baluch decided to go M.I.A. Without the courtesy of at least an update after I’ve chased several times. I’ve been sleeping on the floor for what will be over a week now with a bed frame in absolute pieces taking up space in my apartment. Called in and was told they can’t do anything till Jenna Baluch comes back from her nice long weekend to resume performing her job poorly on Monday

Although they have good reviews it’s frankly laughable. I was treated so unprofessionally and with such poor communication while moving out of my apartment. They didn’t seem to have a clue what they were doing and kept telling me conflicting things. I moved out due to the state of the building i lived it which although is not their fault they did not help. They did not help me with compensation when i had no hot water for two weeks, no help when my ceiling was leaking. I moved out as I’m struggling with money and seemed to take advantage of this by taking half of my deposit off me after leaving a completely spotless apartment. I wanted to take them to small claims but considering I again am struggling for funds it wasn’t worth the effort or money. Awful company, filled with incompetent, unprofessional poorly trained people who genuinely don’t have a single clue with what they’re doing. Do NOT use Reside Manchester.

If I could give this agency a zero I would. Currently a tenant with them and would not recommend. Very incompetent service. Issues with hot water, car park access and a useless property manager. I just wanted to edit this review to exphasise the sheer incompetence of this agency. If you get stuck with Lauren as your property manager, there’s honestly no amount of patience in the world that can help you and I’m astounded she still has a job given the uselessness of her role. It’s been 4 months nearly with inadequate hot water and instead of trying to resolve the matter the agency will delay resolution and act as if there is no issue at all. The most disgusting and inhuman agency I have ever heard of. Every employee that works there has been nothing but incompetent in dealing with the most basic of requests as tenants.
Update: at the end of our tenancy is when we finally managed to resolve the very limited hot water issue after having to live with it for the better part of a year. The landlord and agency decided to increase rent by 20% even amidst the abysmal service we’ve received. The worst thing we did was enter a year lease with this agency and would recommend to stay far away

Poor experience with Reside as a tenant for the last year. Slow replies and lots of miscommunication. When asking to release our deposit, the person who organised it went on annual leave without releasing it when she said she would, so we had to chase this up to with the rest of the team had no idea why this hadn’t been released when it should have been. The same person also CC’d a stranger into our email chain instead of one of the other tenants, which included information about our tenancy. We have had follow-ups to emails that we mysteriously never received that ‘must have gone into our junk’ (all 3 of us checked and it wasn’t). It is very hard to get answers for a question and they also lost the records of our passports and asked us to come back in to scan them after they’d had hold of them for around 6 months. We also struggled with mould at the property and the flat was in a very poor state overall, with a stained sofa and other damaged furniture.

Reside are liars. SARAH TAYLOR, one of the property management team spent two months lying to us about the section 21 we had been served. SARAH TAYLOR told us so many lies and tried using guilt tripping. It became so bad my gp put me on anxiety meds and we also had to get the Council involved. Reside treat residents with utter contempt. The manager SIMONE, called me once she was made aware of the issues and LIES from SARAH TAYLOR. I was expecting, at the very least, an apology. It became very apparent that her calling me was more about damage limitation than concern for a client. I'd advise everyone to stay well away from this awful estate agents.

The lack of care and understanding by this company is astonishing. I’ve been a tenant with my wife for the past 4 months nearly and we have had multiple issues. The most distressing being a lack of sufficient hot water. Which is affecting us a great deal. The company is completely unprofessional and when commenting on social media to make people aware they have now restricted our comments. They have done nothing to resolve it. The property manager and all the staff there for that matter are completely incompetent. We have communicated multiple times that all we require is sufficient hot water and quite frankly they’ve been nothing but unhelpful and patronising. Avoid renting with this agency

This is a really great location to set up home, whether short or longer term. It's centrally located, 10 mins walk from Piccadilly gardens and everything that matters in Manchester.
The team here are fantastic, Zvi is really friendly and professional and made it so easy to select and get into an apartment. Everything you need to know about form the rooftop gardens & Gym, to secure underground parking was clearly explained and supported by good instructions. The whole team are super helpful, nothing is too much for them. If you want a modern well equipped and cost effective five place to stay, put Broadside at the top of your list !

Reside sold our flat in Castlefield. A friend had recommended them, after selling her own in Ancoats. We were very impressed with Rhiannon's grasp of a complicated market (during Covid), and also her flexibility when we decided to have private tenants in for nearly three years without any hassle or suggestion of payment. Elise handled our sale recently and throughout the process maintained positive and productive communications between us and our buyer in a very warm and professional manner. Many people choose to be suspicious of agents and to ignore the important role a good one can play in seeing through a complicated operation.

Reside were the property managers at our last rental apartment and were one of the worst companies I've ever dealt with. They were extremely unhelpful with issues we had in the apartment (such as a fully broken window upon move in) and their communication was often rude or even unresponsive.

After signing a years tenancy, we discovered that not only had Reside omitted knowing anything about water ingress, continuing to lie about any knowledge of it, but they also failed to resolve the abundance of issues throughout the tenancy. I was left having to speak with contractors directly, as the property manager could not even stay in the loop. It was an extremely distressing period and we’re glad to put it behind us.

I lived in a property in between central Manchester and Salford that was under this agency for two years. I was left with a non-functional toilet for 6-9 months and no compensation given. I was left with mould in the ceiling of the same toilet for the entire duration of the stay and towards the end the maintenance man advised the fan had not been functional the entire time, even though I reported this initially and was brushed off (the fan was later fixed and I had been advised that I would have to clean the mould and paint the wall myself); they sent a maintenance man to fix it on the week I was leaving.
Moreover, the second toilet had a leak and was only fixed because it affected the apartment below, even though it was reported that the floor was soft in the first year, brushed off again. The refrigerator and freezer broke down and took 5-7 days to be replaced (all my food had gone to waste). This is only a snippet of the issues I had faced not to mention the defensive approach faced with emails and the reluctance to maintain simple health and safety measures!
I am now in dispute over my deposit as the agency has been trying hard to push maintenance cost over to myself and played it off as “cleaning costs”. It has been almost two months since I have left.
The management company Zenith is equally to blame as they had left us with a faulty fire alarm system in the entrance of the building that was beeping for the entire duration of my stay (this noise pollution had a significant toll on my health). The elevator was not functional over a dozen times and would not be fixed in a timely manner leaving tenants and the disabled significantly burdened by this.
This experience has left me scarred from tenancy for life, and probably 50% of the reason I left the UK.

Reside have managed my property since 2015, and also just sold it for me. The service I have received has been exceptional for the last 8 years. Every staff member I’ve dealt with has been extremely professional, knowledgeable and efficient in whatever capacity they have been assisting in, either on the sales or the letting side. As a landlord living far away it really has been a trouble free investment and I haven’t had to worry about anything because Reside just take care of any issues on your behalf. On the sales side Reside have worked tirelessly and have been very thorough at liaising with all parties and keeping everyone up to date. I’ve never had to chase because they always respond quickly to calls and emails, and nothing is too much trouble. It has been a pleasure to deal with an independent estate agent where everyone is so friendly and accessible. I wouldn’t hesitate to recommend them!

We lived in Broadside for a year. Within that year we were left for 10 months without a functional and working hob, I was constantly dismissed and ignored by the property management team.
I would not recommend renting through reside.
We realised the longer we lived there the finish of the property wasn’t up to par with cheap decor and rusting radiators in the bathroom. Not good enough given the amount we are expected to pay in rent.
Broadside concierge were fantastic and I cannot praise them enough.

I have had the misfortune of dealing with some of Manchesters more unprofessional and unorganized letting agencies, but Reside is not one of them. I had a bit of difficulty finding an apartment in Manchester, when I was moving there for work. To cut a long story short, I thought I had secured a flat with a different agency that then fell through. Working on short notice, I remembered a really positive interaction I had with Zvi, an agent at Broadside (a Reside property) and I remembered how much I liked the apartment when I saw it during my first round of flat hunting. I had less than two weeks to get myself a flat at this point so after I got the news that the other agency had left me out to dry, I immediately called Zvi and nervously explained my situation and he was more than happy to help. Within a single day of me pulling the trigger so to speak the hold was placed on an apartment I really liked and my application processing was already going through. Communication was great, there were no surprises and I knew exactly what was happening every step of the way (perfect for a nervous person like me). I had the keys in my hand less than two weeks later, just as I needed. Could not have been a smoother letting experience. And the apartment itself is also really lovely.

I liked the flat immediately, but first impressions count for a lot, and Emily made me feel that Reside was a company that I could trust, particularly in what currently seems a bit of a brutal market for renters! Really disappointed after driving a long way for a viewing to be waiting outside. I called the office and they allegedly sent me an email to cancel, which they clearly hadn’t, I even checked my junk. I then had a weird conversation with a man in the office after I called and he said the tenants are not allowing any access to the property. All very strange?!! I don’t think I’d be in a hurry to sell my property with these guys as they don’t seem keen on actually showing properties to potential buyers. Terrible communication, given how expensive petrol is, it was EXTREMELY disappointing to drive 1.5 hours to be left hanging around with zero communication. Avoid at all costs.

I have rented with Reside for 6 years and moved out of my apartment this January, all in all it was a brilliant experience! They are simply the best agent I have encountered in Manchester City Centre. From when I was first shown my home with Anthony Stankard in 2017 they were very clear on what was needed to secure the property, responsive with any queries we had and helped arrange the addition of further/new tenants at different stages of the lease. Kate Bloor looked after us originally and was really helpful, swift & friendly in arranging replacement furnishings or when needing to be upgraded. I don't recall ever waiting more than 3 days from report of an issue to replacement which I think is exceptional given turnaround times for other agents. After around 3 years Lauren Richardson took over with the same top level service, speed and personal touch you don't often find in the letting industry. I initially had some reservations on moving out as was unsure how the return of deposit would go (I'm sure typical at the end of any tenancy) but Reside were great communicating between ourselves and our land lady. Could not recommend this agent enough, if you are looking to rent with them you won't find better. If you're looking for an Apartment in Delta Point my old spot has just become available, you know it makes sense!

I’ve dealt with a lot of property companies in the past and this by far is the worst I’ve ever experienced.
3 days before we moved in we were notified that the balcony would be being removed, this has recently been said that Georgina had confirmed this in time for us to decide if we wanted to proceed. This was definitely not the case. We were made aware of this 3 day before our move in date. This left us no option but to proceed. The Balcony wasn’t an issue as we were told we could apply for rent reduction during this time. I have also spoke with my neighbour who also is applying for this. We have since been told this was never agreed, deffo was.
When we moved into the apartment the agent working didn’t bother to stay to run the inventory with us, they apparently did this before we arrived and then handed the keys to us and said everything was fine. When we entered the flat we were shocked to see the flat had defiantly not been touched by a cleaner or if it had, the job was done in a rush. We found grease stains, old leaflets and dirt marks all over the kitchen, bedroom, bathrooms and hallway. Stained mattresses that we demanded to be replaced. We raised this with reside and got a professional cleaner sent out to fix this. We also had a carpet cleaner come out who tried to fix the carpet but wasn’t successful. We also raised the fact the blinds were broken and disgusting condition. These were fixed AFTER we logged the complaint. We received the inventory which highlighted none of these so spent hours of our time taking pictures and ended up uploading over 600 pictures to the inventory.
Mayas en suit bathroom is full of mould, on the doorway, the carpet is constantly wet due to the lack of protection from the shower to the floor, we have raised this several times and was told this would be resolved, it wasn’t, obviously. This is still a problem 7 months after moving in. We also raised this again in the new yar which was responded saying someone would be in contact, they wasn’t. Maya had to go to the office to demand this be looked into. This is still not done. And Maya is still dealing with a bathroom full of mould which we are aware is a suable offence. We have since been told this will be looked into but since having this said numerous times we hold no hope.
Finally, now our fridge freezer has broken, I raised this and filled in the fixo sheet as requested. I clearly stated in this that we would not be in as we both work full time and they would need to have access to be able to get in. I was told on text by the contractor that this was not told and he would need to come back tomorrow, 3 days without a fridge freezer. After sending texts saying this he came back and then said we need a new one and this has been sent to reside for approval. We have been told this will take place tomorrow, we will see.
I can’t actually believe this company. Everything is a challenge and seems there is no sense of urgency at all. I will also be posting this message on google reviews, as requested at the start of the tenancy to give a review, im happy to give my honest experience. The company is shocking.

Can't understand where all of those positive reviews coming from... Tried to rent a studio and guess what - they thought they can trick me into a contract while hiding essential "material" information - cladding works that will take 46 weeks! They decided not to mention it and then informed me after I was supposed to pay the full rent upfront! Just imagine Simone even tried to blame me and told me that I have short memory - thanks god I had my friend at the viewing and I was able to get her testimony. Beware of this place - mileading ommission is their second name.

As a first timer, I was so apprehensive about renting and was well aware of the typical estate/letting agent persona where they will sell you the dream and never deliver. However, we never had anything like.
We were put in touch with Chelsea, who was an absolute boss at her profession. She knew everything about the building we liked, the area, the furniture package we had and took me and my partner though the process step by step without a single bump in the road. Any problems or questions, she was available whenever I called or texted and even if she didn't have the answers there and then, she would call back with them.
We have been in our apartment for over a month now, and everything has been superb. We are settled, comfortable and most importantly - happy.

Georgina showed us around and was very quick at getting in touch to organise the finer details about the lease once we'd decided we'd like to live there. I have used Reside as a landlord for some years now and have always had a top rate service. I’ve received good advice and a really friendly service. I don’t live in Manchester so I have to trust my management team and I do implicitly. They have always been excellent at renewing tenancies or finding new tenants promptly. Special mention for Kate Bloor who does most of the work on my properties.
I have also just sold an apartment through Reside. Again I’ve had excellent service and have been very impressed with Chelsea Wilkinson who handled it all. She’s been efficient, helpful and a pleasure to work with. She handled what turned out to be a challenging last day or two of the sale with a calmness, professionalism and determination that was much appreciated by myself and I’m sure the purchaser.
I wouldn’t hesitate to recommend Reside for renting or selling a property. You get a very personal and top class experience with them.

After being let down by 2 other letting agents, Reside are a fresh of breath air. All of their staff I have been in contact with are friendly, professional and very knowledgable.
As a tenant, they treat you with a high level of respect and offer outstanding customer service. Prior to moving in to my property, they were always on hand for my 3000 queries (sorry Georgina). Since moving in, any issues I have had (none of which have been any fault of theirs) have all been dealt with quickly and the contractors they hire are reliable and trustworthy. It's nice to know you can let people in to your property while you're at work and not have to worry.
On top of all this, I have had an issue today where I have accidentally paid rent twice. While it may seem like a small thing to praise, friends advised it would take 3-5 days to see this money again and I might have to pay an admin fee. It has been a few hours and the money has been paid back in to my account. Panic over.
I will be recommending Reside to anyone looking to rent/buy or put their property on the market.

We recently sold our Manchester apartment using Reside, and it is a big thank you to all at Reside the initial contact was with Rhiannon for the valuation and advert construction, particularly the photographs that were taken by Rhiannon were excellent and made the advert standout.
The apartment was listed in early December 2018 and we agreed a sale mid December which eventually completed this month, the post offer process was expertly managed by Georgina, and it's a great big shout out to Georgina for the effort she put in to assist, as we moved through to completion.
The five star rating is fully justified and deserved. We wholeheartedly recommend Reside Manchester.

Having rented for over a decade I've had my fair share of experience with Manchester based letting agents and I can honestly say that Reside have been a breath of fresh air.
Everyone I have dealt with have been professional and friendly, prompt to respond and any issues have been resolved quickly.
They use a really helpful and easy to use online web form for reporting issues, with emergency ones being responded to basically immediately.

Came pre-installed with a router, literally took me 5 minutes to setup the wifi instead of having to get BT out to install a line. Was also happy to learn that the apartment came with washing tables and dish washer tables. Its always nice when you actually find a letting agent that does what you need them to do. Firstly finding the property I rent was a fantastic experience and Gary was one of the best agents I have had the experience of dealing with. I have not had a problem with the property in two years. However, in the last month i have had three very minor issues. I contacted Reside using their online portal (which is very easy to use) to log a problem and I heard back within a day. I had someone out within a day or so to look at the problems and they were taken care of. A breath of fresh air and I would recommend using them in the future. I've been kept updated via email by Laura who has been very helpful and has pushed the works that needed to be done through. I will definitely use Reside again!

I do not feel like I am just merely name on the database, or just a monthly payment received. The guys at Reside actually care about my living situation. If ever I need them, they are there. No question or query I send comes across as an annoyance and the response times I get, regardless of my situation, is incredibly impressive
I cannot recommend them highly enough. I honestly feel grateful to have their support should I ever need it. I don’t feel this is the case with some larger, UK wide or Multi national groups, I feel like Reside actually care, and that is rare.

We had arranged a viewing which had been booked a few days earlier and confirmed the day before.
No one turned up for the viewing, and when we phoned we were told, with no explanation, that last night the viewing had been cancelled. We had received no confirmation that this had happened.

Throughout that period I have always found them to be very professional and reliable. They are easy to contact. Responses by e-mail come quickly and usually the phone is answered straightaway by just the person you want. Fees are competitive. I can only add that I do not recognise some of the comments on this site.

I use Reside as a landlord for multiple properties and have been greatly impressed. Their fees are below what I pay elsewhere in the UK and the full service I receive is fast, efficient and good value. When they do works on my behalf, i am never surprised by the costs which I regret to say I have been with other agencies.

A Walker
I was left with a broken fridge and freezer for over 6 months, I.e milk lasted 1-2 days before going off etc. Three repair appointments were made but no one turned up. I tried to get my own repairman but was warned not to and threatend with bills if i did any work my self.
I was repeatedly told it was working fine (even tho they set up 3 apointments to fix it)
Finaly I move out and was told i would get a bill to fix the broken fridge/ freezer as it wasnt broken when i moved in...?
Reside then wanted to keep the full deposit, only to have 95% of it awarded back to me in deposit dispute.
You get the picture, they care for profit not people and they spend all that money on a big fancy office but sadly not on any competiant staff.
Overall a very sad experiance for me. i was made ill from some of the food looking back, i should have stoped the rent but i was young and naive.
Lesson learned

With great expectations I was bitterly disappointed with the service received. I removed my property and went with Homes4U who were superb, professional and provided a personal approach. They rang me repeatedly with information and were not only cheaper but much more proactive in their communication skills. Unfortunately I feel reside let me down and I wouldn’t recommend using them. Homes4U would be my recommendation if you want a personalised approach from your estate agent at half the price. Reside in the end cost me £100 worth of wasted food after the estate agent turned off my fridge and freezer by mistake leaving all my food to defrost. I received an apology but no reimbursement which on the first weekend of listing left a bad taste before we really got going. Gary was the only positive who was extremely professional however this didn’t outweigh the negatives

This agency is absolutely horrible. They charge hundreds, if not thousands, of pounds for literally everything. Beware of the hidden fees. They like to charge you fees that are not even mentioned in your contract. Some of the people working there have no manners and no customer services skills whatsoever. Contacting them is useless since they won't try to resolve your issue or even apologise for any inconveniences and will make you feel like you've done something wrong instead. When something needs to be fixed in the flat, they take months to send someone over. They make excuses that their contractors are too busy. Even when the contractor was supposed to arrive, he didn't come and didn't even bother sending a message. I don't care if the contractors are busy or not. From my standpoint, I'm just getting a bad service. Why would landlords even bother paying you a monthly fee? You're not doing what you're supposed to do.
