Dealing with Ron Breen was the most stressful part of our entire house buying experience. He showed us around the property and seemed mostly harmless – he would often go off on unrelated tangents, and recommend local solicitors/mortgage brokers because others wouldn’t “understand how it worked” in the North East (our excellent mortgage broker and solicitors somehow managed despite being based elsewhere in the UK), but the first red flag was him insisting twice that we didn’t need to get a survey done.
We put in an offer under the asking, it was accepted, we were over the moon. We had a good relationship with the seller (even coming over for coffee and chats). Ron would occasionally ring – giving an update padded with a lot of patter.
We then got the survey back which said that the house was valued around 10 grand under our offer – the roof needed replacing, there was some damp that needed fixed, and then a bunch of less important things needing looked at.
As first-time buyers we rang Ron in a bit of a panic to try and negotiate the price down (in hindsight, we should have gotten quotes first), he was belligerent and aggressive over the phone, wanted to know if the surveyor was local, said the roof was probably actually fine (the surveyor had pictures of light coming in through gaps in the roof, and I since learnt from a neighbour that they had to get pigeons out of the attic), the list went on. My partner had to defuse the situation and the argument left her in tears.
After this, Ron then put the property back on Rightmove and Zoopla without telling us (EDIT - my partner just reminded that he actually put it back on the market for an even higher amount than it was originally on for), despite the seller having accepted the offer and us working to get quotes as quickly as we could to see if we could progress the sale. We then had to ring the office to ask why this had happened, and asked them to take it back down (which they did).
At this point we found Ron so difficult to work with we just said we didn’t want to communicate with him at all and would go via our solicitors (which was made quite difficult by how deep Ron had embedded himself in the process).
We ended up negotiating 2.5 grand off the house price – but the roof repairs, fixing the damp, ripping out the bathroom which had a long-term leak in it, another leak from the bay window (which apparently had been looked at) have easily cost us around 8 grand so far.
If Ron gives you advice you’re probably best placed doing the opposite, or even better – just completely steer clear.... Read more
