Absolutely wonderful service here, I had a viewing with Michael 5-6 weeks ago, his enthusiasm for the job and genuine friendliness shone throughout the tour which made this viewing far more enjoyable that a few I had previously had, I fell in love with the house! We have recently completed the house sale of my mother in laws home with Taylor and Wood. We have used them previously so knew we would be in safe hands, Ann , Mark & Liz must be the best team in the area, kept informed at all stages , they liased with the buyer and his solicitor, also our solicitors and updated after every conversation. We would highly recommend Taylor & Wood over every other estate agents in the area and will definitely use them again in the future .

PROCEED WITH EXTREME CAUTION! Myself and my partner moved into 21 Oaklands dene, Hyde. After only have been there less than a month we found that the property had rats! This was a previous issue which had NOT been resolved, Taylor & Wood were not interested and would not help with the situation. We had to call out a private pest control who had to come numerous times, they said that it was one of the worst infestations they had seen, it had also spread into neighbouring homes. Repairs need carrying out on the home to prevent this from reoccurring but again Taylor & Wood were not interested. We managed to get out of the contract after negations but after all the stress and having to moved out as it was not safe to live in and also at the Christmas period. LET THIS BE A WARNING TO ALL AVOID TAYLOR AND WOOD LETTINGS.

Ann was superb during both the original purchase in 2011 an when we came to sell in 2022 also using taylor an wood. Have currently got my house up with a different estate agent 2023 I only wished taylor an wood would have been able to deal with my house sale as my current estate agents are terrible in comparison to T&W. I am so stressed currently with a different estate agent an can't but think back to how lovely the process was when we were dealing with taylor an wood an Ann specifically.

The team at Taylor and Wood is absolutely incredible! They consistently respond promptly, truly grasp the challenges we face, and offer speedy solutions. I've encountered various issues with my rented house in the past, including exhaust fan problems, overflowing taps, and fridge compressor issues.
The Team not only understood the problems and their urgency but also provided the perfect solutions.
(Incase an immediate solution is not available they will tell that too upfront, expectations always in check. I like that very much)
I never had to follow up with reminder emails or urgent requests because they were always on top of things. Keep up the fantastic work, team! You are truly amazing ????

Lived in disrepair for 2 years. Leaks, mould, improper fittings of Windows doors ect. Dreadful communication, Michelle and Jade are rediculously rude. Extremely unprofessional and only respond to your communication when they want something. Don't know there arse from there elbow. Stay well away from taylor and wood!

Taylor and Wood… I was left in a house full of disrepair for 2 years! My electrics were not boxed away properly and I was told this would be sorted within the first week, it was still not repaired when I left my tenancy two years later. I reported a leak twice and never repaired, left with a hole in my ceiling which was also never mended. Ill fitted windows, which caused mould. Issues were reported time and time again and all the staff ever did was come to the house and take photos.Staff are extremely rude. Took my whole deposit. Left me living in this joke of a house for two years with to young infants!

I really can't believe how rude some of the staff are to the general public never seen anything like it I'm disabled and i do suffer from bad anxiety and its really put me back im so upset.even my friend on the street heard (walking down) i was just in shock. Having experience that I would never use them or recommend them to friends or family sorry but its really put me off. I do apologise if all the other staff are really good and polite and helpful

Awful, I think you really would be making an error renting from these clowns.
Viewed a house and it was genuinely awful, I'd be embarrassed to accept a house in the state that what it was in trading under my name.
Absolutely awful people skills, to not even be greeted with a hello is weird.
Why are all your reviews worded the same way? It's as if 1 person has wrote them all, very strange ????
I cant even imagine what it would be like to try and get in touch with these if you had an issue with the property!!!

I cannot thank the team enough from the minute Mike came and valued our rental
House to sell he was knowledgable and advised about photographs what they can and cannot picture due to my tenants items no harsh sale techniques just this is what we will do this is the fee and what did I want for the house it was positive. After a week they orgainised and showed round a few viewers and we got a solid offer which was brilliant. Unfortunately due to tenancy issues the sale went on for 6 months but throughout Ann and the team in the office were at the end of the phone when I was worried, happy, upset confused you name it they were there to help and advise the best they could. Last week we completed and they worked so hard for both myself and the buyer I am very very grateful and would recommend their personal friendly service.

Lovely helpful people. Without the help of Anne and Mike, I would probably have had a breakdown. My solicitor was not much help and I wasn't well informed about anything. "Don't have the capability to do online viewings" - Mad I know, even after Covid!
Tried to use this agency when moving for work. They don't let you view it digitally and you have to view it in person to rent. - This makes it impossible for someone trying to move from the other side of the country.

We had to sell my Late mothers property. I spoke to Michael who came to the house to discuss this with me. Michael was (is) one of the most kind, courteous and dignified men I have met. He made the whole process as easy as possible for us and explained everything clearly and considertaly. The staff are friendly and helpful and I really valued Mikes advice, especially when it turned out to get my sale through.

Right from our initial meeting it was refreshing not to get any annoying sales talk. Mike just gave a straightforward explanation of the service I would receive & made clear the attention to detail that would go into preparing my house details plus he promised not to hassle me while I made my decision. He was also happy to conduct the viewings on my behalf which made the process stress free. Ann in the office was always helpful & cheerful & above all invaluable when undertaking negotiations with my buyer. I would definitely recommend Taylor & Wood.

Terrible experience! Had viewing at 4:55 and due to traffic conditions I was at the property 5:04. When I've arrived I came across most unwelcoming greatings ( felt like I'm unwanted there). Still within the smile on my face I've apologize for being late on with I was reminded that I should be at 4:55 and that I will get two minutes for a viewing of 3 bedroom property with garden. Everything in most unpleasant manner.
Stay away to save yourself time and money.

I would not hesitate to recommend Taylor and wood to anyone - their service has been second to none and have exceeded my expectations of an Estate Agent. Their face to face contact has made the job a much easier one and also allowed me to obtain comfort and confidence in the whole process. Mike and his team have years of experience and are extremely knowledgable in both the housing market in general and more specifically the location they work in. They always went above and beyond my expectations and in addition were always at the end of the phone should I need them.
They also replied quickly to any email queries I had. Highly recommend 5 star service.

We got the keys to our new house last week and we are so impressed with Taylor and Wood. From booking our first viewing to picking the keys up they have been so lovely and helpful. The staff answer any questions we had and went the extra mile to find out the answers they didn't know. We viewed the property multiple times in our buying process which was no problem to them and always had a smile on their face. We were first time buyers so everyone warned us of the stress of buying a house however the Taylor and Wood staff took this stress away and made buying the house stress free, fun and exciting.

As a landlord, I can 100% recommend the lettings team at Taylor and Wood. They're professional, efficient and knowledgeable.
The big advantage, and the main reason I use them to manage my property is that they're dedicated to lettings. Unlike the competition who are principally estate agents, buying and selling properties and running lettings "part-time".

Wish I could give them 0 Stars. Absolutely shocking professionalism and service from these. Was told multiple issues with out property would be rectified, had to chase some issues for almost 6 months only to be told in the end that the repairs wouldn't be done, even after 2 of them acknowledged that the property was in bad shape and that the landlord was horrible.
No one willing to help you out, you have to chase them multiple times to do anything, and lie about when you will receive funds. I've dealt with a couple of lettings agents before and these guys are awful. Avoid like the plague. They've even let the landlord put the property back onto the market having done none of the repairs or work on the property, using the pictures from before when we moved in, and INCREASING THE RENT. The utter discontent for their consumers is immeasurable.

I just wanted to take the time to tell you all how brilliant ** Taylor & Wood ** Hyde office, have been.
I am a first time buyer and have viewed and offered on a number of houses. Agents have ignored calls / voicemails, changed viewings, cancelled viewings, not gotten back to me and so on, often being pretty rude. Some seem to think Rightmove will do the work for them and common courtesy no longer applies.
Taylor and Wood have gone the extra mile and even at such awful times have kept in touch every single step of the way, from a buyers perspective they have been fantastic. Please do consider them when selling your house.
Mike, Carol and Ann have all been fabulous and i cant fault them

Could not have asked for a better team to assist with my house move. Wouldn’t even rate this place 1*, their honesty is out the window, send them an email?.. you have to wait a week, ring them and they’ll respond, something dodgy with the house? They’ll pretend they didn’t ‘realise you sent them an email’, faulty electrics? ‘We’ll send someone round’... still not heard anything for 3 months... wallpaper hanging off because of damp?... ‘we’ll send someone round’... 3 months later and it’s all still the same, been in this house 6 months which is the shortest time to be in a tenancy and by god I’m glad to leave, the WORST customer service I’ve ever had by anyone and the WORST housing management service I’ve ever been with.
Do NOT waste your time and money with these people. Disgusting. There happy to steal your money but when it comes to fixing stuff there non existent.

I have to say having dealt with numerous estate and letting agents in the past these are by far the more professional nothing on both sides of their business is to much trouble very helpful very courteous . They really push to deliver your completion date when others don’t seem to care .

I arranged a viewing for a property, went back the next day to apply for it and was told I would get a phone call that afternoon with the outcome. I sat next to my phone all day on pins waiting for a phone call. It never came and I only found out I hadn't got the property when they replied to email sent 4 days ago for a viewing. I emailed them to say I would have appreciated the phone call and had no email back neither. Terrible.

I highly regret ever renting a house through Taylor and wood, it has been the most trouble I’ve ever had through renting. They have been extremely ignorant to my current circumstances and given me a lot of trouble. I rang about my garage that was faulty through no fault of my own and had been faulty since we moved in, and Michelle explained that she would send someone out to look at it. Never listen to Michelle when she says she’ll ring back, send someone out etc. She chats through her back end. So now the time has come that I have been evicted under section 21 and I can safely say as estate agents, Taylor and wood are one of the worst and least helpful agencies I have ever rented from. Michelle and rachael are the crafty ones. I’d stay away at all costs.

I really would not try to sell your house through this Estate Agents. As others have mentioned, if someone says they will call you back at a certain time, forget about it. I was told I would be called back during the afternoon to discuss a property I was interested in viewing. I am yet to receive any contact from them. Seems like this is a common issue.

I would love to sing the praises of this agent, I would love to comment on the wonderful service, the attention to detail, the consistent professionalism, the eagerness to return calls, the superb communication between each staff member, the accurate appointment scheduling, their honesty and integrity and their complete lack of arrogance. Unfortunately I can't, they are absolutely dreadful, bordering on mentally impaired. Please, even if it's for a bet, don't go near this place.
