Very bad experience dealing with these estate agents, firstly the landlord is part of united estate agents so going through the agents to help resolve any issues is irrelevant and not helpful. We had a 18 month tenancy and moved in the month of February where the front garden was dug up and seeds were planted to grow. August next year upon moving out the landlord proceeding with charging us £990 to fix the garden after we had already spent £500 on professional gardeners to trim and return the garden in good order. Comparisons were made from moving in the winter month of February to a full bloom of August which is un-reaslistic . It is clear this landlord and estate agents are trying to claw back as much of the £2000+ deposit we paid by charging £90 for 1 set of net curtains, £45 to clean out kitchen units, £145 to remove stains and clean the carpet which at a guess would be carpets of 15+ years old where the previous tenants had dogs living in the house- we certainly have not done any notable damage or stains, £145 to wash windows and wash net curtains, replacing a light bulb as well to name a few- all coming to the grand total of £2182- apparently we wont get back the deposit and owe the landlord money. Luckily there are laws in place to protect deposits and a lot is covered by the tenancy act 2019.
I am writing this detail to help protect future tenants and to read up on your own rights.
My partner also had very poor interactions with the landlord who clearly doesn't respect women, when I was not present myself he very much talked down to her and was extremely rude so much so that she refused to be present alone with him and didn't want to be present for the inspection. After the inspection the 'Estate Agent' AKA the landlord then struck up a conversation with the neighbour and proceeding to flick through the inventory documentation from the inspection with him which in my eyes is extremely unprofessional.
Moving house is stressful enough but in this case it has been the very worst experience of our lives- no follow up comment made by united estates after this post can cover up the fact they have been extremely unprofessional and unhelpful- we asked for support when dealing with mould in multiple areas of the house as well as dead rodents which was suspected to be underneath the kitchen units. Considering the landlord runs the estate agents and this is the standard of treatment I dread to think what other situations have occurred within their business.

You claim £2800 in charges back to you but got rewarded with less than £900 back which still provides you far more than warrented.
Again... Avoid at all costs.

I have done a viewing with them and I can definitely say they were the rudest agents I have ever met. Will not use their services for sure.
As it is not possible to reply I will just update the review. The fact that I am a letting agent, doesn't mean I cannot visit another Estate agency and view a commercial unit, I do not deal with commercial properties.
And yes, I definitely state that two of the people I dealt with were very rude. My review is actually more relevant as I know exactly how to treat customers during a viewing;) and I am always very polite with them.... Read more

It's tough for me to write this since I enjoy promoting businesses, not detracting them; but after 36 months without causing a single complaint or payment delay, I was effectively played with by United Estates (U.E.). There's no nicer way to put it.
- £40 for cleaning: studio was deep-cleaned and hoovered on my last day. U.E. shared redundant pictures of the oven and hob (they were clean, happy for those pics to be made public) and made me pay for window stickers that were already in the room when I got there;
- £60 for a wc cabinet that was literally, and I'm not exaggerating, 2cm tilted. Bear in mind that the room had 8 doors, and that I lived there for 36 months. 3 full years. I cannot fathom how, at the end of that period, 1 hinge in need of tightening from 1 out of 8 doors is not considered fair wear & tear, but rather chargeable damage;
- And finally, in the only chargeable item - which I promptly offered to pay for -...£75 for a light cover. A basic, white light cover that costs £13 on Amazon (happy to share similar model) and that takes a few minutes to fit.
Needless to say, it's not about the money; rather the ethical principle. I tried reasoning with U.E. and appealing for basic common sense; there was none to be found. I guess they knew I did not have the money nor the will to pursue a legal dispute. In a way, I had nothing but my decency.
I suspect a polite comment from United Estates will appear here, right below mine, explaining the situation and easing the mind of prospective new tenants. Maybe it'll work. It just won't change the objective truth of what was, on all accounts, a disingenuous business dealing.... Read more
