Thank you Nick of Walden solicitors, you made my first time house purchase an experience to remember. From start to finish you remained professional, honest and up front which in my experience has been a far cry from other big name agencies. Hi, I am in the process of purchasing my property through Waldens Estate Agent. I am extremely grateful to Sharon and Nick for all their effort they have put in order for me to secure this property. I believe without Sharon, today I’d be still looking for a property. I am extremely grateful. She’s gone far and beyond just so I can secure this property. She personally notified me well before the property hit the market and booked me in as the first viewer. She knew this was the right and type of property I’ve been looking for.. I have nothing to say but full of gratitude and praise for Sharon and her colleagues. As well as being experienced in her role, she’s an amazing person too. Waldens Estate Agents have been a godsent to us! Buying a house can be such a stressful experience, but we felt so well looked after from the initial contact to completion. Sharon was wonderful, always on top of her game - in fact we wouldn't buy our beautiful house if she didn't suggest the viewing in the first place! She kept the communication going between ourselves and the vendors which resulted in an extremely smooth transaction and completion in less than 80 days. AMAZING! I like waldens but recent experience with sales agent ROB GOLDSMITH was not good as i want to view the property he said if i want to give them offer that is low it’s no point but i never had experience with any other estate agent , it’s sad you can’t give any offer as they want only buyers who can offer listing price or nearby, it’s not fair for people who want to view the property and give offer , we don’t mind they reject the offer but how he said like they not interested in us to view the property.It’s sad that company like these there is no equality for buyers.This type of behaviour totally violates Estate Agents Act 1979 and the Consumer Protection from Unfair Trading Regulations 2008.

Would absolutely recommend Waldens! Especially Rob, who has been incredible from start to finish when we purchased our house recently.
We registered our interest in purchasing a house initially with Rob whilst we were still saving, and he was so helpful. We were added to the mailing list and only sent appropriate listings which were within our requirements (which was not the case with other estate agents).
We were never pressured if we didn’t like a properly, everyone we dealt with at Waldens was amazingly patient and we saw several houses before we found the one we wanted to purchase.
Rob kept us fully updated throughout the whole process, providing regular updates and always getting back to me on any queries as soon as possible. Can’t thank Rob enough for his help and support, which hasn’t stopped even now we’re in the property.

Feels and acts like an old has been estate agent, some staff not helpful, slow, and inefficient to get back to you, the manager Rob? Is the worst and would question whether he actually wants to sell houses as appears to have no motivation, or maybe he just turns up to take the money every month? The younger companies are taking over as they seem to be far more dynamic and efficient compared to this dinosaur.

We recently viewed a property being marketed by Waldens and were shown around by Steve. We've been looking for some time now and viewed a number of properties with various agents, however Steve was by far the best representative we've encountered. Knowledgeable and understanding of the questions /points we identified. In this particular case we expressed an interest but stated that the property, for us, needed a lot of work and that a return visit with a builder would be necessary, once we returned from holiday.
This wasn't a problem, he advised, as he recognised what we'd highlighted.
However, whilst away, we reflected on this and upon return decided not to continue with our interest.
When I informed Steve he understood the position and thanked us for advising.
In summary, professional, personable and knowledgeable.

Having used Waldens for a purchase back in 2019, there was no question about choosing them again, this time for a sale and purchase. Nick Webb has been personable throughout, and has felt like a friend as well as our estate agent. Me and my family are still relatively new to Bedford and really struggled with areas when viewing properties to purchase. Nick has given his honest advice and opinion, based on our individual requirements, which has helped us tremendously in securing a perfect home. In fact the whole team have been helpful, from start to finish, always being available to offer reassurance and advice. (He knows Bedford like the back of his hand it seems!). Our first purchase fell through but the team at Waldens were fantastic and kept in contact regularly with updates as well as putting us forward for suitable viewings very quickly. In Nick’s absence due to annual leave etc, Steve took over and stayed in touch with updates the whole time, again with a friendly and professional approach. Sharon has been of utmost help when I’ve called in the office with queries and has always taken the time out to explain things and reassure me. I didn’t expect such dedication from Nick given that I wasn’t his client but the time he took to explain things to me was much appreciated. How I had found my experience with Waldens Lettings?
I am renting my place from 3th of Feb and as on each relation - beginning are difficult, but only because we do not knew each other.
It is my first property that I rent from agency, and happy that I choose Valdens Lettings as my first one, because each time when I needed something from them , they response.
I have access to my dashboard, when I had challenge with boiler they send service in 2/3 days which is an amazing and always when I asked for help I receive the information.
At the moment I do not know how they will ''rate'' me, but I have 3 months more to have a good , maybe even better relationship with the agency.
Only minus that I will add is the quality of the property that I found out later , during the tenancy , but is couple of things that could be repair and they are happy to help.

I have known Shelley and her team at Waldens for just over two years. I have found that the way their business is set up and run makes them the most professionally managed lettings agent I have met in my 20+ years in the industry.
They are honest, reliable, use professional contractors and are approachable and available for sound advice and guidance. I have just placed another property in their very capable hands to manage for me and will have no hesitation in doing so again. I would thoroughly recommend them.

Me and my partner wanted to rent a property that was unfortunately through this agency.
We viewed the house and fell in love right there and then and said we wanted it. With us both being self employed they told us we needed a guarantor which we set up immediately and was ready to pay for fees etc...
Me and partner have no issues with money being self employed we bring in more than enough between ourselves to rent this property (Have years of proof) but they said they will contact the landlord and and will get back to us. They got our hopes up by letting us think we would be getting this house but we had one more thing to do and that was to have a phone call with the landlord himself but he never called. Bank holiday weekend was upon us and they said they will contact us on the Friday (they did not), my partner called them near closing time and they said there’s nothing to report, they will contact after the bank holiday weekend. Get to Tuesday and it’s near their closing time and still no call or email. My partner called them up asking for an explanation - they said the property has been given to someone else.
They thought they could dodge us instead of being professional and telling us the truth.
We were both very disappointed, I would NOT recommend this agency because they’re unprofessional, poor with correspondence and you will probably not get the property despite giving them whatever they demand.

Horrified and Bemused!
A Landlord that feels he can just turn up at the property and even let himself in at any time he chooses, and ups the rent constantly (at one point with a £100 Jump!) and yet fails to repair much needed repairs in a structurally unsound property.
Waldens Estate Agents (upon the extortionate rent increase) told the tenant (a single mother in full time education who was at the time recovering from a life threatening illness that if she struggled to afford the increase then she should 'get out'
Overly frequent house checks were carried out by Waldens.
Upon moving out, the then Pregnant Tenant (who is extremely House Proud) was told that she must send an email accepting ANY and ALL charges regarding the house (and any repair work that may be necessary) before the end of tenancy checks even took place!
Waldens then created an obscure list of repairs that the Tenant would have to pay for, despite such repairs having been required prior to the tenant moving into the property (details that were actually ON THE ORIGINAL INVENTORY!!)
Waldens then claimed that all floors and carpets needed a 'Deep Clean' despite the carpets being spotless. These carpets that we later discovered were not cleaned at all, but replaced!!! The tenant also had photos of the carpets in question showing them to be spotless!
Grainy photos impossible to make out were sent by Waldens as so called evidence to testify to the legitimacy of the bogus claims of Waldens Agent 'Shelly'!
Along with a multitude of ridiculous claims made by Waldens in way of keeping as much of the bond as they could, the Estate Agent bullied and Pushed the heavily pregnant ex tenant almost to breaking point!
I saw the house personally as I myself worked with the removals man. The house was in excellent condition and would not have needed any type of deep clean whatsoever. Witnesses to this include myself, a removals man, and a Barrister no less.
This Estate Agency, or at least on of their members, are corrupt, greedy, and have absolutely no problem bullying and causing great and unnecessary stress to a pregnant woman for the sake of lining their own pockets.
