We had a deeply distressing experience with Wards. After raising serious concerns about leaks, damp, and mould, some of which had serious health impacts on our family, including our young, non-verbal daughter with special needs; we were served an eviction notice. In that very notice, they admitted the property was in disrepair and needed extensive work that couldn't be done while we lived there.
Rather than showing any understanding or taking responsibility, we were met with rudeness and indifference from staff. Even when I recently informed them that we would comply with their eviction date, but may not be able to return the keys until later the same day due to moving into a hostel and placing our belongings into storage, they showed no compassion. We were told that unless the keys were handed in by 9:30am sharp, we would not be complying with the Section 21.
It is worth noting that we took our complaint to the Housing Ombudsman and won. Wards were found to have failed in their duties and were ordered to pay us compensation.
Unfortunately, our experience has been one of poor communication, lack of support, and staff who treated us more like a nuisance than tenants with legitimate concerns. I would not recommend Wards to anyone looking for fair or professional treatment as a tenant.

My mother has rented her house since the early 1980's, she & my late Father worked hard to make improvements to the property after moving in & Mum has kept it immaculate since. As I understand it her Landlord has always appreciated this & has been kind & helpful as a result. Following a fall before Christmas, Mum needed a Stairlift to be able to continue staying in her home & her Landlord agreed to allow one to be fitted. As Mum's Landlord's agents, Wards have been very helpful in arranging some of the works to carried out & Mum has commented before on just how helpful they are. She gets on very well with Kelly & having dealt with her myself regarding Mum's situation I can see why. Nothing is too much trouble for her so thank you very much Kelly & Wards

A shambles of a company. After being threatened with court and a hefty fine - for an error made by the company the customer service I received was atrocious and incredibly rude. A member of staff explained she could choose to fine us whenever she wanted, as the company did not have set procedures to follow. She then continued to tell explain she would make sure we receive even worse service going forward. Definitely a company to avoid. I can only assume the 5 star reviews are written by employers trying to increase their average rating especially as the majority of them were completed at the same time!

The most unprofessional company I have ever dealt with. Was sent a letter threatening to take me to court a long with a £200+ fine for a missed payment- which I had actually paid! The paperwork I received had my name spelt four different ways. I was shouted at by a member of staff and didn’t receive an apology until I asked for one. A senior member of staff called mr the following day who told me the site maintenance team will continue to provide a poor service because ‘customers like me don’t deserve work to be carried out well’

We really liked a property in Sapcote and we had just missed out on it after enquiring but the application didn't go through for whatever reason. We weren't contacted and told its back on the market so we called them to show interest and booked a viewing
The young lady who showed us around was rude from the start. We told her we were very interested and would like an application form so we went into the estate agents a few days later and she was rude then. She didn't try and make any conversation regarding the property which I thought was strange.
The landlord decided to choose other applicants and it seems that hasn't gone through as it came back up on Rightmove and is STILL on there two weeks later. We haven't been contacted again. I called to show our interest but had no return call
We have been treated with utter contempt and to be honest it's disgusting. I think I'm being discrimated against either by the estate agents or the landlords because they think I'm Polish which I'm not. If it was any other reason they would just tell us, wouldn't they?
If you have a surname like Smith you'll be OK. If you have a surname like Czerpak then good look.

Seen a property to let online and contacted wards who advised they would send over a virtual tour which I assumed would be immediate as didn’t advise otherwise, after waiting a few hours I called again to check when would be sent and was told before 5:30 yesterday. I waited checked my junk as advised and still nothing so I called again today to chase it up was advised the lettings team were busy and would be in touch so I asked if would be today and was told yes .. heard nothing been sent nothing and after looking at the reviews I will not be chasing again seems they are a nightmare to deal with !!! Shocking customer service !! Lady that answers shouldn’t talk over people very rude !!!

If you’re looking to rent a property then I wouldn’t bother. REALLY poor communication. Get fobbed off call after call (aswell as leaving numerous messages and nobody calling back!) and then told someone jumped in line to rent a property over the weekend despite being told nothing was happening until Monday. Complete farse of a business. To whoever gets the house we should have been able to apply for on Friday, enjoy. Back to the drawing board for us. Thanks Wards (not!)

Very disappointing, Wards either can’t be bothered or just have no people skills. I called Wards during the pandemic to enquire about a property, I had a lengthy conversation detailing my situation and my interest for a property they had listed. My call was taken by a young girl who had no clue of any of the properties Wards currently had in their portfolio as I was also keen to hear of any properties similar as I was looking to move ASAP! I was informed someone would need to call me back to discuss. No problem until the next day I went back to the website to find the property removed. 2 weeks later still no call. It’s a shame as there are similar/suitable properties on the website but after this experience I wouldn’t dream of renting from Wards.

Disappointing service when the BT line, the Satellite feed and the TV feed all failed on the same day, this is related to a flat in a large building Managed by Wards. The response has been poor. Losing one data service is bad enough, but to lose all three? I hope they will stand up to their responsibilities and get this sorted before the weekend. I'm disabled and as the list is not working (and has not worked for over 6 months), demonstrating the lack of commitment to fulfil their duties.

They sent an eviction letter during the pandemic. Then called to say ignore the eviction notice as the landlord had changed his mind. No follow up letter was sent cancelling the notice (illegal?) I called back asking if they would speak to the landlord to see where I stood going forward as this had caused me concern (especially during the height of the pandemic) and was treated as if I had asked the impossible and aghast I had asked such a question! No such call was made, so I found another property. Having spoken to my neighbour, who spoke to the landlord who said I was a good tenant and wanted me to stay and the notice was a mistake. So due to their ineptitude and the disingenuous way they treat their tenants/landlord, I had to move, and the landlord has an empty property which is now back on their books as a long-term rental!
I was also called earlier in the year as the landlord wanted to increase my rent, fair enough, this however was also not followed up with a letter (appalling practice). I also had an argument with them regarding a home inspection as they expected me to stay to in all afternoon as they would be visiting ‘sometime’ after 12.
There is more! They quibbled about a curtain rail which fell down the first month I was in the property which I replaced with a blind. They withheld my deposit. After I had replaced the rail they still held onto my deposit for a further 13 days and even asked for my bank details on the 8th day even though I had been paying rent to them for 3 years (baffling or incompetent, certainly unacceptable). Still held into my deposit until I asked to speak to the manager (which was refused), the money appeared the next day.
Do not rent with or through this agency. They are awful and disingenuous. They don’t care about tenant or landlords. Glad I left and now rent through Webbs in Hinckley who are fabulous.

Wards have been great until our landlord served us a notice of repossession. No fault of our own. Given 2 months to leave. 1 week ago. Wards have made no effort to contact us, explain the situation or help us to find a new house despite being contacted by phone AND in person approx 5 Times. No empathy or sensitivity towards the matter from the rental lady. Instead she repeats the same statement over and over. feel completely left in the dark and under unappreciated as a tennant using their services. Disgusted at the way we've been ignored and avoided. Tried to book two viewings with no info sent on so would never had found the addresses. Clearly no idea how to work with people, especially in sensitive situations . Avoid.

Astoundingly Disorganised, I was looking to buy a house on baptist walk in Hinckley and as such called Wards to arrange an appointment. After several questions about my current living situation and what I had to sell (which was nothing as I am a first time buyer.) I was told I would be called back. So after two weeks without reply I tried again, after another two weeks I figured I would be as well to physically walk in and book that way. after a very non-committal discussion with a nice enough chap I was provisionally given a time and date, and gave details of my number in case anything was to change so sure enough, upon arrival at the house I was amazed that not only was nobody from wards there to show me around, After calling them to find out where they were they told me i was to be shown the house by the current tenant!!! So needless to say from the point of view of a first time buyer, This company is garbage. Though it must be great for tenants who can presumably earn discounts and sales commissions by doing the agents jobs for them.

Wards were the only thing which kept me remotely sane when I bought a property earlier this year. I'd been deeply disappointed by my experiences with several other Estate Agents and Solicitors etc. - having to constantly chase them, do things they should have been doing and it being very clear how little they were interested, apart from someone being a pay-cheque. I mostly dealt with Jon at Wards. He checked in with me and was easy to get hold of. He knew exactly what was going on, liaised between parties and kept me informed. He didn't head for the hills after the deal was done either. Even after Completion he helped me with a couple of bits. If I ever move again (please God, no), Wards will definitely have my business.

Fantastic estate agent.
