As first time buyers we had viewed a lot of properties and was starting to think we wouldn't find a property suitable for our family and then we came across Wards at Sittingbourne and more importantly Bailey Pretlove.
What made Bailey stand out to us was that he listened and he understood what we were looking for he arranged us 3 viewings all within the same area and although one didn't hit the mark the other two did.
We were that impressed with one of the properties before we'd left we had agreed to put an offer in at the full asking price as it had some extras that were on our would love to have list.
Now the other thing about the property that we will be calling our new home hadn't even gone to market so this made it super special.
Bailey from start to finish got what we wanted and really pulled a jewel out of the crown. He is a credit to the Wards team and to Estate Agency in general.
Bailey never lose that enthusiasm or passion it really does make you stand out and thank-you so much for finding our little palace

They agree with on something when taking up your property, after they will not keep to the agreement. They promised to put our flat on premium. They did not do it. They also promised to give us the picture after our contract expires they still did not do it. The person that took up our flat after that day will didn’t hear from him until the day our contract expired. And we have been calling asking of him, the kept on telling us his not in.

Molly at wards was one of the best agents I’ve ever come into contact with. Her professionalism and communication style is 10/10. Always a pleasure to talk to and has such good qualities doesn’t pressure and bombard you with properties that don’t meet your requirements, unlike some other agents I’ve dealt with. But has a kind and emphatic approach that I liked.
Although I’ve decided to relocate elsewhere in England Molly was kind enough to still offer advice if I needed it in securing a home. Molly should be a branch manager as she truly is an asset to the organisation. I’ll definitely forward her contact details to any friends and family that are looking to relocate to the Medway area as she is a rare gem in the Property industry.

The service I received when I put my house on the market with this estate agent was first class from start to finish.
Valuation of my property was carried out promptly. Advice given of what price to market it at was informative with the current local market prices of similar properties. I had no hesitation to market my property through them. The photos and details on the marketing paperwork were to a very high standard. The team of all the staff kept me up to date, promptly. Nothing was too much trouble.
Within a very short space of time of going on the market, numerous people viewed. The team negotiated with prospective buyers, resulting in a near to asking price offer which I excepted.

My Fiancé and I have recently purchased our first property through the Sittingbourne branch of Wards.
I must admit I was apprehensive entering into the process, as I had been warned to be wary of Estate Agents in general. However, I must say the service we have received from James and the team has been exceptional.
I have never had trouble with getting contact with one of the team, or getting a question answered. We originally went into the branch to meet with their in house Mortgage advisor, John, who also deserves a mention. He made us comfortable with the commitment we were undertaking and made everything simple and clear to understand. I would whole heartedly recommend him as well. After the meeting we sat down with James to discuss option and to look at they houses they had for sale that suited our need and price range. We looked at 3 properties that day, including the one we ended up buying. James and his team were as helpful as he could possibly be, and arranged another viewing of said property the very next morning. It felt like there wasn’t a thing they wouldn’t do to help us. It really has helped make this process an enjoyable one.
I must also mention Reece and the rest of the team in branch who have been more than happy to help any time we have phones up with a question or even when we have popped into the branch.
I would recommend Wards - Sittingbourne to anyone looking to buy a house in the area. Absolutely brilliant service.

Well where do I start, absolutely dreadful service! Once again communication is next to none, don't expect calls back or replies to your emails to James. Unfortunately I do not know the ladies name, but if you want your doors left unlocked invite her around, she'll let potential viewers know she feels the property is over priced, and sit in her car whilst viewers knock at the door 4 minutes late. You'll also have people arrive asking to view as they've not been able to book in! Will find potential buyers who don't actually have a AIP then fail to inform you when they pull out.

Complete time wasters!Absolutely awful service, I had a property valued (well supposed to be nearly a week ago) I was told on the day I would receive a email that evening with valuation. Nearly a week later and after me calling at least once a day and explaining the situation (that's when I could get through to someone) I still have no valuation I have constantly been promised call backs and emails. Clearly these guys are the only people that believe they are busy at work, I had taken time off work to meet them at the property as well as putting my Tennant out. Based on the fact estate agents are based mostly around service I would steer clear, they use a call centre so you never get through to the branch. Its a shame they didn't spend as much time following through as they did telling me how great of a estate agent they was. If you value your time I would avoid

Cannot fault the guys at Wards at all. We dealt with James the branch manager, he secured an offer on our property of above asking price within two days of instruction. As well as helping us to secure our dream home. Buying/selling process has all ran smoothly from start to finish, with regular updates from the sales progressive Michele. As a woman on my own, who hadn't sold her home before, I put my trust in James Shepard, of Ward's Estate Agents. One would expect the manager to be moral. Word of advice when signing a new client who has never sold a property before, you need to make sure they are full aware of the terms of your agreement. I WAS NOT AWARE!
I honestly feel duped, I had been sold a product that I was not aware would cost me thousands of pounds more. I was hoodwinked and gullible. I do not recommend this estate agent, Wards.

Where to start?
From start to finish this absolute gentleman has helped us and pointed us in the right direction…. willingly too! Which finding willingly helpful people this day and age is very difficult.
From the first time contacting him, he was polite, friendly, professional and listens to you very well. Without judgment! All to often the judgment has put me of using some estate agents. Myself and my partner were first time buyers and looking at houses, we phoned to look at a house of which would have been nice.
From his advice he pointed us to his other team members, and we could borrow more to have a better home for our needs. We wouldn’t have done this if this wasn’t for his advice.
He phoned back after we had spoken to his other team and come back to us with some other properties in which we hit the nail on the head very well from our previous discussions.
When Marco sent out the details of the houses, he sent them to myself and my partner via email straight away, he didn’t just send the details to who he was dealing with on the phone. For this small attention to detail, I was blown away by, none of the other estate agents I or my partner had spoken to had done this.
Through our buying process, he has been very attentive, helpful and communicated out to us well when required. When asking something from he that I could need help with the turnaround in getting this done was also very quick.
For Marco alone I will happily come back to Wards when it will be that time to do so. Keep up the good work!
You helped us and guided us to a home of which we didn't think was possible. Thank you, you've put us in a place of happiness, you cannot put a price on that.

I have recently had to sell my late Father’s property. Bradly explained that I could put the property on the market subject to probate being granted, which I did. I sold within two weeks, just before lockdown due to the coronavirus. I have now completed the sale, had I not been given the advice I would not now be in this position, for which I am very grateful .The staff have all been very helpful and kind throughout.

Sadly they never sold my house, they had 3 chances in 7 months, the 1st time sent the viewers around at 4pm in the dark and the next 2 they were time wasters!
Gave them an extra month and they seem to give up, luckily the service was free because of being Grade 2 listed.

I have had a rough year trying to purchase a house (not all through wards) But i started a house sale in May 2019 with wards, Connor was my point of contact. He had not been working at Wards very long and the house we were purchasing the owner ( had a lot of her own mental health problems) So what was meant to be a 6 week turnout took 24weeks.. to which Connor dealt with in a very professional manor. He always would call either myself or my partner with even the most smallest of updates. Unfortunately this house was not meant to be, so we were back to the drawing board, 3rd time lucky!
We found another house, i had my heart set on the previous one as i loved it so much. But i had to go with an open mind. Again this was a quick turn around, Connor kept us in the loop with everything, even went out of his way to meet us there when they were shut so i could view the property. FInally we completed on our first home a couple of weeks ago, I would highly recommend Connor as your sales agent. For going through all we went through for our first home and his first year in the job!

Having dealt with with quealy and Mann in the past and having had bad experiences with both of them, i decided to see a few other local estate agents. James who came to value my property came across as the most genuine and honest (as honest as an estate agent can be) so I went with wards. They were on hand for any questions I had and returned my calls pretty quickly. Certainly a first for me! They kept me updated throughout the sale and were even quick to respond after my board blew over, sending someone out the next day to replace. Will definitely use again for my next property.

I would like to make a note that you should be very proud of your team for the help in finding our first home. We had actually viewed the property we bought with another estate agent firstly but as soon as your team mentioned it was a multi agency property and that we could buy through you it was a no brainer.
I would like to make a special mention for both Glen and Rhys.
Glen was very friendly, very professional and added that extra bit of excitement when buying your first home. Other estate agents looked at us being young first time buyers and was very quick to move us along but Glen on the other hand I could not fault and was very patient in answering any questions we had during our viewings.
Rhys I never got the pleasure to meet in person but spoke with many times on the phone. Excellent communication, very professional and also added that positive energy needed to get you through the buying process as it can be very stressful at times. Rhys even had the lovely thought to phone 3 months after completing to check if the family was all well and if we are enjoying the property. I personally thought that was lovely touch to the excellent journey we’ve had with you guys.
If we ever decide to sell which will most likely be the case in a few years time I shall certainly be using the Sittingbourne Wards of Kent branch and will be recommending when I can to use yourselves.

Can not rate Mark and his team highly enough!!! Estate agents sometimes have a bad rep, and this certainly seemed to be ringing true whilst initially speaking to other estate agents in Sittingbourne. Enter Mark and his team! From start to finish, they have been nothing but professional, friendly and very efficient. I have to write this post to congratulate Mark and his team at Wards of Sittingbourne for the way they have conducted the sale of our property.
They have excelled in every way, including communication ,very professional in every task, and within 2 days of our property going on the market we had 4 viewings. and 1 offer , 2 weeks on we have had 14 viewings and 4 offers.
Every booking was confirmed by phone, text , email, and their app , which is itself a fantastic informative tool, where you can view bookings, offers, and feedback from perspective buyers.
Well done all at Wards of Sittingbourne.

This has been a long overdue review. These estate agents are prejudiced. When my Mum was looking to buy her property in Sittingbourne the house we eventually bought with them now they asked us why we were looking at this four bed, four bath house as if people like us could not afford it or should be there. The lady who showed us around the house we had the viewing with another couple and she completely ignored us and spoke to the other couple and then when viewing was over, slammed the door in our face and stayed with the other couple inside the property to discuss what they thought while we were basically thrown out. Anyway through my determination we ended up buying the house but I would never use Ward again to sell or buy. Blatant prejudice towards certain demographics I will just say. Another property my Mum viewed the estate agent said he would not even show my Mum the house because she wouldnt be able to manage the big garden.

I don’t like leaving negative feedback, but felt it had to be done in this case.
We had an appointment for a viewing which they never confirmed with the seller, drove over and wasted our time.
Made an offer on another property, still waiting to hear Hear if it was accepted or not. They then called to let me know that the asking price had dropped and whether I wanted to have a second viewing.
Another property we were very keen on, made an offer, seller wanted more, we asked if we could have another viewing as the property had a bit of work done since last we viewed, it was then sold over the weekend as apparently no one was able to view, but they showed another prospective buyer around and they made an offer and was accepted. They did not tell the vendor there was another party interested and to ask us if we would like to make another offer. Funny thing is we would have offered another £5k, so the poor vendor lost out.
We have had other viewings with other Ward and Partner branches and they have been absolutely great and a pleasure to deal with. Unfortunately my experience with this particular branch has been very negative, I would urge you to rather go with someone else that might appreciate your business and provide a better service.

Confirmed viewing with me in the morning, I drove for over an hour to get to the property. They then left me waiting for over 30 minutes, when they finally answered the office phone i find out their agent got held upp in a traffic jam and headed to the next appointment and won't make it at all for the property I wanted to view!
Ridiculously unprofessional agency, first of all no notice from them, I had to call them to find out what was going on, and then of course the utterly unprofessional way they skipped my viewing just to keep other appointments.
