I'm not surprised that Whitakers are highly rated because their customer service is spot on.
We viewed a property that required a lot of work, and we were lucky enough to have Angie show us around. Angie was fantastic; she left us to it and answered any questions we had. I loved the property and believed I could turn that house into a home.
As first-time buyers, we wanted to view the property again. Since the house wasn't cheap, we wanted to ensure we could afford the renovation costs. We booked a second viewing. At this point, nothing could have deterred me from putting in an offer, not even advice from family and friends. During our second viewing, the agent spent the first five minutes talking about their personal life and circumstances. When she finished, she reminded us that we had only 10 minutes left. Throughout the viewing, she followed us into every room, continuously reminding us of the time limit (I've never known any estate agents in Hull to have a 15-minute viewing limit and to remind us every minute). This created such a poor experience as we couldn't fully examine the property. We felt under pressure. The agent also mentioned that she disliked when buyers took their time and that previous buyers would linger. Then her husband called to remind her that she had only two minutes left, so we had to wrap things up. The reason for the 15-minute limit was that they needed time to get to their next viewing. The agent also complained about fuel costs and staff expenses, which seemed irrelevant to our viewing.
My partner's father took the day off work to see the house but got stuck in traffic (Hull A63 was closed, causing gridlock). It took him 1 hour and 15 minutes to arrive, and when he did, we were told to book another viewing. There were many ways to handle the situation better: the husband could have gone to the next viewing while the agent stayed with us, they could have given us an extra five minutes for my partner’s father, or they could have left us the keys since the house was vacant.
The people who showed us around were Mr. & Mrs. Whitakers. This experience ultimately deterred me from making an offer. If I could contact the vendor directly, I certainly would. If you were short-staffed, it would have been better to cancel my viewing and rebook it for a different date.
Overall, I've had no problems with the staff, and I think they are absolutely brilliant (hence the two stars and not one). However, the owners should practice what they preach. You wouldn't expect your employees to deliver such a service, so why should you? Whitakers did call us to apologise and to book another viewing; however, this has left a bad taste in our mouths. The staff shouldn't be apologising; it should be the owners.... Read more

Although Whitakers Sales Team seems to be receiving good reviews, we cannot recomment the Lettings Team.
During our tenancy, we dealt with a burst pipe (no water), a broken boiler (no heating) and rain water in the living room (damage to our furniture and damp living conditions) and we were never able to resolve any, even the urgent issues, in a timely manner. Every time, calling Whitakers' Lettings Team, they promise to call back in the afternoon with a solution and never do. Resolving any issue in our rented property dragged on, no matter how urgent.
Checking out of the property, no one came to check (as recommended by DPS). Instead we were sent a report a week later, identifying some issues (cleaning the oven, removing a shoe rack, returing a CO alarm - which was clearly still present and visible in their own pictures...). We would have been happy to resolve this ourselves. However, the time span to clean the property was set to 19-27th of December - no chance to extend this by 3 days. We were not in Hull over Christmas and suggesting to spend our Christmas holidays cleaning is unreasonable.
Finally, in a later email, we were confronted with the following statement to pressurise us into accepting the cleaning quote (email from 23.12.2022 11:46): "If [the quote is] declined, the balance of the deposit not claimed by the landlord (if any) will be refunded to you by the DPS and the remaining balance claimed will go to dispute". You would expect a letting agent to know that a landlord cannot simply claim the tenants' deposit without their approval. If landlord and tenant disagree, the full amount goes into DPS dispute. I would have expected a lettings team to be impartial and not resort to unprofessional empty threats.... Read more

We didn't have the easiest of sale/buying process. Initially having our property valued in November 2021, we sold our house in the first week of going to market, however through no fault of Whitakers, our onward purchase fell through followed by our buyer pulling out. We eventually got sorted and moved on 28th October 2022.
Throughout what could have been a horrendous situation, Whitakers were on hand every step of the way, and we truly thought that we had someone in our corner guiding us through the sale and purchasing process.
From the very first honest valuation, to the sale and communication throughout the 11 month process we was in constant communication.

I have never left a review for a fellow estate agent, but felt compelled to write one to highlight just how impressed I was with Harry. Despite his young age, his enthusiasm and commitment to getting this chain to a successful exchange was 10/10. We were under extreme pressure from buyers further down the chain and the need for constant updates was vital to keep the chain in check – Harry fulfilled this role brilliantly, he always – without fail, returned our calls, even if he didn’t have an update, something I’m afraid estate agents are dire at. For agents to work alongside one another, especially with a large chain zigzagging around the country, it is imperative to have professional agents involved, this certainly helps with getting the desired result, EXCHANGE!
I just want to say Harry is a credit to your firm, he is young, and no doubt still quite relatively new to the industry (compared to my 30 years) but with his enthusiasm and dedication to his role as a young negotiator I am confident he will go far in the business.

Do NOT trust this agency with your money or property.
They tried to not return a holding deposit for reasons that were illegal under the Tenant Fees Act 2019. Even when they agreed to return it they argued that they had no obligation to under the law. That a letting agent knows so little about their legal obligations is scary. Even scarier if you consider that many tenants and landlords won’t be aware of their rights and Whitakers will be able to withhold money from them to swell their own coffers.
The staff are also rude and dense.
Untrustworthy and deceitful - or merely incompetent? Who knows. The results are the same.... Read more
