We sold a leasehold property on the Marina and Meg was our contact at Woods Estate Agents. We were very well advised by Meg to use a solicitor which had a very good reputation when dealing with leasehold properties, whilst other solicitors will not take on this type of property.
Also with Meg's negotiating skills we managed to secure a good market price for the flat, so we were very pleased, especially when considering the negatives associated with flats at the moment. We would recommend Woods and thanks to Meg and her team for securing a sale and to ensure a completion within a very reasonable time period.

NEVER EVER will rent with this agency again! Me and my husband had biiig headache with boiler on the house we rented. The agency did not facilitate or defended us t any point. We paid way higher bills of electric defectuous boiler for months and will never see this money back again At the end of tenancy we stayed homeless because no boiler working in mid winter! The landlord only paid us hotel because WE ASKED to, woods agency never doing anything only increasing the rental on landlords interests. My husband works night shifts some days as geologyst at power plant and had to had cold baths after 12h work somedays because of boiler issues. I got sick many times because the house did not heat. Horrible. Dont ever recommend this agency. Missing info, very selfish!

Dealing with Woods was a bit of a painful process, the information included in their listings isn’t always correct and even me pointing it out didn’t prompt any changes. We ended up withdrawing our offers a couple of months ago, yet I am getting voicemails from them offering their help in my property search, it’s exhausting! Not mentioning they actually sent me an email that contained someone’s mortgage information in error!

Renting an apartment is quite stressful. I have experience with different rental agencies since I was searching for a place since January. I wasn’t in rush to rent since I want something that will be longer term solution and I have specific demands but couldn’t find a place that was worth all the moving hassle. I’m so glad I called this agency especially that Emily is my agent. She was on time, professional, knowledgeable, informed and helpful. Prior to coming to the flat I had very stressful day at work and I almost cancelled viewing because of tiredness and overall bad mood I had. I came to property without expectations and just to see since I was sure iI will not like it enough. Emily was so positive and calm. Explaining everything realistically and thoughtfully. No sugar coating, but you can honestly feel how much she cares to match the tenant with property. I had zillions of questions and she is replying so patiently and calmly. The viewing shifted my mood completely and I was suddenly so positive and happy. It was really different experience than viewings before. If I have any kind of business I would ask Emily to work for me. She is amazing. This is so far one of a few agents that really love their job and care for tenants and landlords equally, which I think is amazing. I was not rushed through viewing and I could make my decision in peace without being pressured into it. I cannot recommend Emily enough.

Woods were a breath of fresh air after a rather bad experience with another local estate agent. The team had my property photographed and listed within a matter of hours and on a Friday, to boot!
They had a viewing organised for Monday which resulted in full offer of the rental price by a perfect candidate.

I recently had the misfortune of having to deal with this agency. I have purchased and sold houses before and generally have found most agents a pleasure to deal with. This agency has let down their fellow agents by being rude, unprofessional and arrogant. Their use of hard selling tactics is appalling. They are only interested in dealing with you if you use their solicitors and mortgage advisor otherwise you cant even get to view a house. If you say no, then they blatantly tell you that they won't be booking any viewings for you until you agree to their terms as they have other buyers who will. I even tried speaking to someone else just incase it was one individual but even Taylor (the manager) wouldn't book me a viewing without having a mortgage appointment and referring me to their solicitors. Not the right forum to go into more detail but I would avoid even calling them let alone using them to sell your house. STAY CLEAR AT ALL COSTS. There are better agents in Portishead.

Emily showed myself and my wife around a property which we really liked the look of, whilst looking around I was able to have all of my questions answered that I asked.at first we didn’t get the property but a few days later we had a call to say it was available if we would like to go ahead to which we agreed. Throughout this Emily has helped us a lot with constant emails and call updates about everything we needed to know answered all my questions that I had asked and also while we have had a bit of a delay getting our referencing done, so helpful every step of the way. The team at Woods are the best I have dealt with whilst looking for a rental property in Portishead. Emily was the first person I spoke to in the team and kept in contact with me every couple of weeks and offered some valuable advice in an "off the chart" rental market on ways and options on how I could secure a property, when not being local to the area. Emily was amazing, reassuring and a thoroughly nice person to deal with. I then had the delight to speak to Kristina who was just the tonic I needed after securing a property with another agent (who, well one person in particular, had the most abismal customer service) for the LL to pull out due to a change in their circumstances. Kristina offered some much needed kindness and humour after an awful 48 hours. My luck was in as they had just received an opportunity that I went for (remembering Emily's advice). I then had the joy of dealing with Chloe who was nothing but patient and also reassuring whilst going through checks and the tenancy until I moved in, where my journey went full circle and back to the lovely Emily to hand me the keys! Thanks to Beth too who I also spoke too! If you want professionalism, kindness, customer service that treat people like people, then go to Woods. You will not be disappointed. Thank you Ladies. Thanks Tim and Kristina. It’s unlikely I could have picked a worse time to try and sell my apartment over the Brixit, Covid and the cladding issue period. Kristina sorted out a rental with great tenants while sales were quiet and when they picked up, Tim found a buyer. Woods have just taken care of the sale of my probate property, at the start of the process I had the pleasure of meeting Krystina who came along with view to rental, she was amazing down to earth, normal and non pushy. I instantly took a liking to her and her kindness at a very difficult time. Unfortunately we were unable to proceed to rental however based on the service received from Krystina I decided to appoint woods to market the flat. The property was marketed very well, and a buyer was found very quickly.
The service from Tim and team has always been professional, responsive and supportive especially when things were on the go slow with solicitors, Tim stepped in to help sort things quickly and efficiently. I did met other agents in the local Portishead area however the initial meeting with Kystina by far outshone the others, and the same goes for Tim. Today after some time I have finally completed. I cannot recommend Tim and Krystina enough if you are looking to buy, sell or let Woods Portishead is highly recommended.

Can’t thank Woods Estate Agents enough, so far it’s all thanks to (Chloe) Absolutely Fantastic customer service, now just fingers crossed that the Landlord feels my client is the suitable Tenant for their beautiful property and if Woods were the Agents over seeing the process I believe it would be a very professional service.
I contacted woods on the 11th September 2021, I was firstly impressed that someone actually answered the phone, something I have found is very rare when contacting Estate Agents regarding a rental property, when the phone was answered it was lovely to hear a friendly greeting, instead of just a sharp “Hello” I was speaking with Chloe, I continued with my enquiry regarding a rental property which unfortunately had just been rented, usually at this point of the phone call I would get “sorry goodbye” however Chloe immediately offered to email two other properties available that may be of interest and had obviously thought it through as the properties had the same number of bedrooms, in the same area, and ticked all the boxes.
I am a PA and have been trying to find my client a property for some time now, but no luck up until yesterday, Chloe took our email addresses and as soon as I clicked on my email the properties were already sent in links to view, and both properties were lovely and had all of the requirements my client has been looking for, but one was absolutely everything and more really impressed, I emailed back and within minutes had a response and a offer to view the same day, unfortunately my client wasn’t available at the time offered, and there were others viewing the property and from every experience with other Estate Agents I immediately thought “that’s that property gone” which was the content of my reply email, however Chloe offered to make arrangements for a viewing at a convenient time and day for my client which is a first, no one had ever offered this opportunity before and she explained that the offers would only be put forward after the last viewing.
So if the viewing is as positive as everything has been so far I am very hopeful my client finally will be preparing to move closer to family, in the perfect home. I felt that as no one has ever just so naturally gone above and beyond without asking. that the manager of Woods should be made aware of how impressed we were of Woods and Chloe. Hopefully the next review will be the update that my client was successful in proceeding with the Tenancy of the property and confident in the future relationship with woods. I will certainly be recommending them to other colleges, friends, family and anyone that asks. Thank you ????

Paperwork was dealt with effectively, and Chloe always kept us in the loop, regards what was going on, and how things were progressing. Woods Estate agents have managed the letting of a flat we owned in Portishead for many years and we always found all the staff to be professional, really friendly , very helpful and quick to deal with any matters for us. The staff like Kristina Kay always went the extra mile too when we needed something doing and lived too faraway to do it ourselves for which we were so grateful. They helped reduce our stress many times.
It was an obvious choice for us to use them for the sale of the property. Our timing wasn't the best as Covid 19 came along which interrupted the sale for a while but eventually with consistent help along the way from Dan Smith, Tim Wood , Brittany & Bethany we completed the sale at the end of March this year 2021 to our delight. Our experience with Woods has been extremely positive, albeit our local branch is in Bradley Stoke our sale was dealt with via the team at Portishead. Dan promptly came to visit for our valuation and was really polite and helpful, he made it very clear he wanted our sale and came back with a highly competitive offer. We chose Woods because we felt our sale was in good hands with Dan and this was affirmed when we saw the care and attention he took in marketing our home. The arrangements made for viewings were efficient (all done in one day bar two viewings) and we received multiple offers straight away. From market to sale took a week and a half!
Unfortunately, our solicitors were completely the opposite in terms of professionalism, efficiency and most importantly communication. Despite this, I have to give a special mention to Tim at Woods for his efforts in pushing through not only the sale of our home, but in assisting us with getting our purchase resolved too. I know this was frustrating to everyone involved and I think without his efforts we may still not have exchanged now! Tim went over and above to help us and I cannot recommend their service enough.

After previous bad experiences with estate agents we thought long and hard about who we would use to handle our recent sale. We had multiple agents round to value our property but Woods were the only ones who genuinely seemed to want our business during the valuation and gave us the confidence that they would secure us a prompt sale.
It proved to be an excellent choice to go with them, there were some initial issues with rightmove which they dealt with promptly and as promised they quickly secured us a sale. There were multiple frustrating issues with our buyer and their solicitor all of which they dealt with very well and professionally . Tim Wood in particular went the extra mile contacting us at weekends and whilst on leave to update us and reassure us, he was a total star. Mention must also go to Daniel and Brittany who we also had multiple dealings with and who were both equally professional.
All in all a very positive experience which has gone a long way to restore our faith that not all estate agents are completely useless! Highly recommended.

Daniel Smith gave me a valuation for my Mums house in Oct 2019, I wasn't ready to put her house up for sale at that point but there was no pressure at all from Daniel to do so, which I appreciated, he was very helpful and aware of the sensitivity of the situation I was in.
When I was ready to put the house on the market in January 2020, due to Daniels sensitivity regarding my situation Woods were my first choice of estate agents.
I wasn't disappointed, as soon as the house was put on the market I had almost 20 viewings and a proceedable buyer within a week. I had other valuations from different Estate Agents in Portishead but I think the reason the house sold so quickly was due to the realistic valuation and the hard work put in to market the house.
I was kept informed at all times about each viewing, Daniel never failed to update me on each as they took place.
The sale was able to proceed through to completion during lockdown, there was always someone there to guide me through any difficulties that came up despite lockdown and I wouldn't hesitate to recommend them to anyone thinking of selling their house.

Really bad experience, I left place over a months ago, spend lots of money for fresh paint, repairing things what’s been damage by previous tenet, order professional company who clean the carpet, woman who check the property mark as excellent condition, so I was hoping I get deposit back fast, sadly it’s over a months and I still waiting, calling agency but no one can help, same with 10 different numbers, no one reply emails, NOTHING, no one can help, not sure if they treat only foreign like that or everyone, I lost my job in March, still paying full price every single months, one time I was late 2 weeks and I have tons of emails asking for money saying if I don’t pay I will have to pay %. Horrible!!!! I struggle with money and there was no help from them. I’m self employed so I have no money, but I did payed all in full from my saving and now I have to wait for deposit, I been treated very bad, when I message one guy from woods he ask me to not message him and he block my number after, not sure if they give me back my money, I open dispute but gona take months and months, I using my credit card for new place as they don’t want give me back my deposit, very sad what agency’s doing to hard working people and we always so defenseless! Me my wife and two kids end up using credit cards and overdrafts for new place. Thank you woods agency and deposit protection countrywide For nothing!!!!! Please people use different agency will save you so much stress, if I could I will give 0 star

Avoid at all costs if you are a potential tenant.
The people who work at this branch themselves are fine. The issue is countrywide who deal with the deposit and maintenance. It took me 6 weeks to be told they weren’t making any deductions for the state of the (small 1 bedroom) flat I moved out of, I’d hate to imagine how long it would take them if something actually needed to be deducted (I was charged 3 days extra rent and a missed fire test which I was not made aware of). It then took them a further 3 weeks to put the money in my account (which they still haven’t actually told me, I’ve just seen the bank transfer). It was a nightmare trying to claim it back because they moved the company holding my deposit (the one I was told in my moving in book said they never received any money from my address, so probably something sketchy going on there as well). Worst customer care I have ever had the displeasure of dealing with.
Save yourself the hassle (and money) and use a different company

Deposit was also moved between different protection schemes during our tenancy without making us aware (illegal), which has made it very difficult to track down.
Nobody seems to know the answer to anything at the branch, leaving ourselves to do all the chasing to get back the money we are owed.

We bought our property from Woods at Portishead 5 years ago and were impressed by their personal service and professionalism. The property was put up for rent on full management contract, although we like to take control ourselves on certain issues. We were impressed with everything Woods did in finding a tenant, the inventory and the cost to us. Woods were very customer focussed, flexible and proactive. They certainly broke the mould on the industries historical reputation.
In 2016 Countrywide informed us of their take-over of Woods and we recommended them to change nothing. Unfortunately, things did change and we would agree with much of the negative comments that ensued. The support was appalling mainly due to the fragmentation of the service across a number of different branches across the UK with poor communication between them. This left the Landlords and tenants in an unpleasant no-man’s-land, with no-one in Woods taking ownership of any problems.
Luckily we have now been informed that the Woods business is now being re-structured with the return of Olivia Donaghy (previous Co-founder) and we have already noticed the difference with the way the Portishead office operates with their very helpful staff. Hopefully this will enable Woods to reclaim their past reputation as being the Number 1 choice in the area.

As I use agents throughout the UK, I was pleasantly surprised by the quality of service I received from the staff at the Portishead office. I had initially viewed the company website and subsequently phoned the office to ask about certain properties. A warm friendly voice greets you when you phone them and Tracy transfers your calls to the appropriate person. That same warm welcome was enjoyed when I visited the office in person and the boring part of the process, "paperwork" , is dealt with slickly and professionally by all concerned. Chris dealt with the paperwork in a flash.
I have now rented two properties from Woods over the last 2 weeks and I have to say the professionalism and thoroughness displayed by Kristina in identifying correct properties for me was seamless. Christine dealt with one of the viewing/move ins for me and she was very concise and efficient in her role. In my opinion a very good team working from this office and the company have excellent assets for sure.

We were forced to move from our previous property because the owner had decided to sell. We did the rounds of all the estate agents as per usual leaving our details and requirements. Most of the agents just electronically dumped info of anything in our desired area regardless of how suitable it was, many never got back to us and we were advised to search there sites ourselves and then if we found one we would pay them for doing their work??. Woods however were excellent, they were polite, friendly and professional. and eventually found us a suitable property in Pill, any questions we had were answered promptly, everything went smoothly and we had a follow up call from the Portishead office a week after the move to ensure all was ok. We have been in for 3 months now and have no complaints, thanks Woods for a great service.

Woods is run by inept agents who falsely advertise their properties (wrongly saying our property includes white goods when it doesn’t), forget to give you all your keys on check-in (causing us to have to run about to collect them), and who ignore and avoid contact regarding repairs they don’t deem as urgent (even a whole month of heating/hot water issues in February because the boiler and thermostat were not installed correctly!.. And we’re still waiting!). When we complained, our issues were down played and were spoken to in a patronising/rude manor. At every point in our renting experience they have gone above and beyond AWFUL. I would not recommend anyone use Woods as an estate agents, even if they are offering you you’re dream home (..it won’t be for long) - avoid!!

I was a tenant renting through woods and had such a terrible time from start to finish, that after 6 months I decided to cut my losses and move out, as they were the management company. I've now rented through a different agency and now staying clear of woods. Shame as the property was lovely. Woods let it down. Avoid. Charged me too much fir initial fees and took over a week to pay it back after numerous calls and requests. Property was filthy, urine up walls..took over a weeks to even acknowledge this so had to clean it myself. Failure to call me back or even treat any urgent issues fast, also giving false information when moving in about what you're allowed to install, then they threatened to fine me if I didn't comply with their request immediately, which was unfair due to taking 6 months to spot the error in the first place. Very poor. Do not rent through woods.

Terrible. We rented our house out through Woods, and it came back to us in such an awful state (our en-suite shower was in such a ruin that an entire wall had to come down and be rebuilt, we had a bath that had been leaking through to the kitchen for two years, holes in the wall through to the outside, rusted kitchen, she moved somebody else in who was never referenced, and more). We've been back in our house three months now, and I still can't get answers as to how our tenant was allowed to get away with what she did.
All the inspection reports came back as "good", and yet she literally caused thousands of pounds of damage to our property which has taken months to sort out. I've been trying to get a call from their head office ever since but no response. This has cost us thousands of pounds to get the house sorted out, and a ton of stress.
I've tried addressing this by phone call, by email, and with several visits to the Portishead branch, and I tried doing this for three months.
[UPDATE: 7/8/2017 - Despite being awarded the entire deposit back from our tenant nearly five weeks ago (by the Tenancy Deposit Scheme), Woods are still holding the deposit and have not responded to seven emails I have sent across during this period. ARLA gives a guidance of 10 working days for this to occur, but it has been more than a month now. Further disgusted. I'd advise potential landlords to look elsewhere.

Absolutely shocking service from beginning to end. I paid them to find me a tenant. They did find a tenant but I completed the viewings and did everything else that you would expect them to do. They never answered their phones, responded to queries and have still not paid me 2 weeks after the tenants moved in. They will soon be breaching the laws on holding deposits securely - they are an absolute sham. Don't even deserve 1 star.
