Charlie was excellent during the letting process — punctual at the viewing, quick to answer questions, never pushy, and responsive throughout the negotiation. Full credit to him; if this review were only about renting the place, it would be five stars.<br><br>Unfortunately my experience as a tenant since moving in has been very different. Because of some rain my flat flooded badly, with dirty water coming through the ceiling and windows into every room. None of the emergency numbers in the tenant handbook were answered that night. In the days and weeks that followed I had to chase repeatedly; deadlines the agency set for itself came and went, and several of my emails — including one flagging what appears to be mould developing on my bedroom wall — went unanswered. Weeks on, the flat still hasn't been repaired or dried out.<br><br>Separately, several maintenance issues that were documented at move-in and promised to be fixed have stayed outstanding for months.<br><br>Great at getting you through the door; much less so at looking after you once you're a tenant.

The experience could have been much better. Communication needs to improve, and the "professional cleaning" was far below expectations—I had to spend almost a week cleaning the property after moving in.<br><br>Also, make sure to take photos of everything when you move in. The check-out inventory is very detailed, but the check-in inventory is not, so having your own evidence is essential.

Adriana in Hotblack Desiato has been absolutely brilliant! When my flatmate and I visited the flat we've moved into, Adriana took her time to show us everything and answer any questions. The whole process after we decided to rent the flat was very smooth thanks to Adriana and she was so helpful throughout! Thank you so much for making the process of renting/moving so much easier! :)

We’ve been renting through Hotblack for the past year. The levels of service and communication have been outstanding. Estate agents often deservedly get a bad rap, this has not been the case here, Samantha J especially has been wonderful, highly recommended.

The rudest and most unprofessional estate agents I’ve ever dealt with.
Constant back-and-forth emails with this incompetent company they couldn’t even ensure the correct tenants were included in the right email chains.
The staff are consistently rude and seem unable to communicate effectively with each other. A particularly frustrating experience was when they contacted us three months before our contract ended to ask about renewal. We were happy to proceed and clearly explained that we would be doing a tenant change, which they confirmed was fine and began processing.
However, just four weeks before the renewal date, they suddenly informed us of a rent increase. This felt extremely underhanded. They knew we had already agreed to renew and were advertising a room at a set price, and they had ample time to discuss this with us - only to introduce a last-minute increase that left us with little choice but to accept it.
Rent was increased every single year for the last four years, which felt excessive and driven by profit rather than fairness.
To make matters worse, they carried out an inspection without informing us beforehand, and nothing was done to address this, not even an apology.
Overall, a very disappointing and frustrating experience.

Our agent Adriana was fantastic. Highly professional, reactive, and stayed on top of every detail. She also helped us navigate a few hurdles to get our contract finalized quickly and with ease.
