When you call them to give a true feedback they usually become aggressive and hostile.<br><br>Update July 2026 - I have revised my review rating to 3 stars from 1 star just because of the individual brilliancy of Cristina Gaibani. Cristina is very engaging, ethical and sensitive to tenants' concerns, which is a welcome change from the standard erratic, unfriendly, unethical and stubborn way of the rest of the Hurst Lettings team.

His local knowledge was spot on, instead of dragging us through endless time-wasting viewings, he filtered our enquires and brought the right buyer to us and our home sold after just one viewing. He stayed on top of things throughout the sale too, chasing the solicitors when needed to keep everything moving. He was friendly and easy to deal with the whole way through, and it made the process so much less stressful than we expected.

10th Jul 2025 (1 year ago)I cannot praise or recommend Brown and Merry Wendover enough. I have never been one to leave reviews, but I felt incredibly implied to do it in this case. Our fantastic experience began with viewing the house we were purchasing. We viewed the property two times, firstly with Sylvie and secondly with Ruby. Both were absolutely fantastic experiences, and they both did as much to sell the house as the property itself. On both occasions we were handed beautifully presented brochures, which were fantastic additions to the viewing and more than anything, fantastic memoirs for the house we were purchasing. They were knowledgeable, kind and not in anyway overbearing, completely contrasting all other experiences we had had with estate agents. We submitted an offer for the property, which was accepted, and were immediately given all options in relation to conveyancing, processes etc. Once again, a really thought through stage. During our purchase, through no fault of Brown and Merry's, we began having issues with our solicitors. And in particular, issues with an enquiry from our conveyancers. We were advised by them to call Brown and Merry for advice, and upon doing so were passed to Claire. Claire took it upon herself to liaise with us, the sellers, the sellers solicitor, our solicitor etc. to assist in organising a resolution that would allow exchange and completion. She chased everyone almost everyday, updating us throughout and creating communication between both sides where there never was before due to incompetent solicitors. We had a point of contact for which nothing was too much to help with, and the purest example of someone going above and beyond where they were in no way obligated to. I truly believe without Claire's assistance, we would not be at the exchange stage we are now. Thank you Claire. In summary, if you are thinking of buying or selling through Brown and Merry, you'd be hard pressed to find anyone better.

23rd Jun 2026 (6 weeks ago)AVOID AT ALL COSTS.<br>Only leaving 1 star as unable to leave 0.<br>We have just purchased a property through Christopher pallet, Colin and Ross are both horrible people. They hound you every day with passive aggressive emails until completion, then once completed if you have any issues they are completely uninterested and ignore you.<br><br>When we had our survey done, it was picked up (among other things) that two of the windows in the property were not working correctly. This was raised when discussing a reduction in price. Ross informed us that the windows would be fixed by the owners before completion. His exacts words were “the owners are going to get the mechanisms fixed, so consider that done”. What a liar. We raised on day one when we entered the property that this had not been done. They have ignored us repeatedly on phone calls and emails, and have now replied saying they are not going to do anything to help this. I’d honestly rather not sell or purchase a property than give this morally corrupt “business” any commission. I will be making a formal complaint to the property ombudsman and seeking legal advice.<br><br>Edit<br><br>I’m sure the reader of this review can tell how condescending and passive aggressive Ross is just from his reply. ????????????

He was quick to come back to me about 2nd viewings, and to accommodate my need to bring my family with me.

11th Jul 2026 (24 days ago)What a find. After a whole year of showings we switched to Orchid after a recommendation. Our experience went from misery to delight from then on. Carl’s team along with Kat could not have done more and were full of communications and feedback and more importantly, genuine potential buyers. Within weeks we were under offer and our period of huge uncertainty drew to a close. I cannot thank Orchid enough. We were made to feel like we were their only customer.

16th Jul 2026 (19 days ago)Unfortunately, this has been by far the most stressful tenancy my partner and I have ever experienced, and I would strongly advise anyone considering renting through Ford & Partners, particularly the properties on Chairborough Road, to think very carefully.<br>Our concerns actually began before we even moved in. During the viewing, we were unable to view the actual flat we would eventually be renting because it had not yet been completed. We were then encouraged to proceed with the tenancy, despite the property not being ready. Our original move-in date at the end of May 2025 had to be delayed because the flat was still unfinished. When we were finally able to move in, the property had still not been properly cleaned, and we discovered a dead rat inside the flat on the first day.<br>From the beginning, the property appeared to have been renovated to a very poor standard. There were lumps of dried plaster and silicone left on the floors and doors, and it felt as though very little care had been taken when preparing the flat for tenants.<br>The biggest issue throughout our tenancy was persistent damp and mould. Although remedial works were carried out on more than one occasion, the mould repeatedly returned. It came back in August 2025 and remained present until the day we left the property, despite countless emails, inspections, contractor visits and assurances that it would be resolved. This was in the property's only bedroom, meaning we spent months living and sleeping in those conditions.<br>There were also numerous other issues throughout the tenancy, including leaking plumbing, pest problems, failing plasterwork, and security concerns.<br>The storage cupboard allocated to our flat is located in the communal hallway. Due to the poor quality of the renovation, the door did not fit the frame correctly and we were initially given a key that did not fit the lock. Because the cupboard could not be secured properly, some of our belongings were stolen while we were away and others were damaged. It was only after reporting the theft that the lock was replaced. Even then, the contractor failed to provide us with the new key, meaning we had to make another trip to the office simply to gain access to our own belongings.<br>I was also provided with incorrect information regarding the likely council tax costs before signing the tenancy, which affected our budgeting and affordability calculations.<br>Throughout the tenancy, we repeatedly informed the agents that we did not intend to continue living at the property because of the ongoing issues. Despite this, when we eventually moved out and requested an earlier surrender, we were told there were insufficient grounds and were required to continue paying rent until 29 June 2026, despite the property being empty and still requiring significant remedial works.<br>The most disappointing aspect of the experience was the lack of urgency shown in resolving problems while we were living there. Ironically, contractors were arranged to redecorate the bedroom only after we had moved out, even though the mould had been an ongoing issue for many months.<br>Overall, the experience caused us a great deal of unnecessary stress. We were patient, cooperative, allowed access for numerous inspections and contractors, and documented every issue throughout the tenancy. Sadly, it often felt as though meaningful action was only taken after problems escalated rather than when they were first reported.<br>I hope this review helps prospective tenants make an informed decision before renting through Ford & Partners

The images to support my sale were some of the best I've ever seen, with additional video and drone images of the area. His narrative to describe my home was engaging not just a bland description of a room. He understood that you are not just selling a property but a lifestyle. I cannot rate him high enough.
