I found them to be very professional, knowledge and they have me some great tips in order to finally sell my home. We went ahead with Big Black Hen and there suggestions and hey presto, our house sold. Ive since recommend Big Black Hen to my friends and family. Great service

On both occasions we found them to be very efficient and pro-active in preparing for putting the houses on the market, then finding us viewers and guiding us through the sales process. They made it effortless from our point of view. Very highly recommended.
24th Feb 2026 (6 weeks ago)I made a mistake of using Belhus for my property in the UK when I moved to the US. I'm 4 months in, still don't know when I'm supposed to be paid each month (there was some work I had to pay out for the first couple of months, so they cancelled out the rent). I emailed 6 weeks ago to confirm the date and amount, chased 2 times too and still haven't managed to get a response. I wish I had sold the property, because dealing with Pauline on the sale side was great - she was very, very helpful and responsive. Hopefully, i'll be back to update/delete this review in a few months time - but as of now, i'm not impressed.

18th Mar 2026 (19 days ago)I recently completed the purchase of our 2-bed home in Canning Town with Stephen from Samuel King, and I honestly couldn’t recommend him more highly. From start to finish, Stephen was exceptional. He was proactive, transparent, and always one step ahead throughout the entire process. Buying a property can be stressful, but he made everything feel smooth and manageable, keeping us informed at every stage and always being available to answer questions. What really stood out was his attention to detail and genuine commitment to getting things over the line. He coordinated seamlessly with all parties involved and handled any issues quickly and professionally, which made a huge difference in keeping things on track. A great example of this was following our Level 2 survey, where a number of repairs were flagged that couldn’t realistically be completed before exchange. Stephen stepped in and negotiated on our behalf to secure compensation from the seller instead, making sure we were properly covered. That level of support and advocacy made a big difference and gave us real confidence throughout the process. It’s rare to come across someone so reliable and easy to work with in this process. If you’re looking to buy or sell, I wouldn’t hesitate to recommend Stephen and the team at Samuel King. A genuinely 5-star experience.

We dealt with other estate agents in our buying process who left a lot to be desired to say the least and showed the vast gulf in class between local everyday operators and Eliza. Will be recommending her to anyone that asks!

He was a great communicator, and this continued when Sally took over in her role as 'progressor'. She was often chasing different aspects of the sale, reporting back to us regularly and always responding to emails promptly. Thank you.
2nd Jan 2026 (13 weeks ago)Amazing Service! Lola showed us round multiple times on different occasions at first which you do not see much with EAs so that was very helpful. After having a bid accepted, Chris and Lola were both very helpful. Very responsive, proactive and took things into their own hands when there were issues with solicitors and if we had any questions regarding the house or any processes. No hassle at all. Would definitely recommend and would happily use them again if we ever sell :)
