First of all this is a general review of what we experienced with Gatekeeper agency I'm not making referrals to any agents as most of them are nice and friendly but they are not there to make you better they are there to make money from you. 1.Comunication with tenants it can be improved by providing them a phone number which is free to use and contact the estate agent 2.We didn't felt supported with agents smiling and temporarily emphasizing with us without taking real actions to show their support 3.There has been and end of tenancy fee taken from our deposit early than at the end of tenancy, without anyone notifying. We had to ask and find about it and the explanation was 'anyway that fee is taken from the deposit at the end of tenancy'. 4. We had 3 inspections over an year and a half without any issues at all but at the end of the contract we had money deducted from our deposit for silly reasons like grass has grown into the flowers, CO2 sensors not working or dirty oven. 5.All the reasons for deduction we have not been present when the inspection has been done, so we cannot verify anything as the agency didn't provide any photos with how the garden has been 'repaired' or how the oven is looking after being cleaned and where the new CO2 sensors has been installed and replaced. Not to mention that nothing was new in that house and they were expecting to be like new. 6.What I think is that they are applying this issues to many as possible tenants trying to deduct money from their deposit. 7. In the end doesn't matter how hard you are looking for the house or place you are renting from Gatekeeper there allways be issues raised at end of tenancy to deduct some money. This is all about really for them or Gatekeeper ''money''. In the end I would like to mention that this is a honest review about what we experienced with this agency, I don't know if there are others better there.

This was an extraordinarily difficult transaction because of the apparent lack of knowledge of the purchasers solicitors and the lack of knowledge of the purchasers themselves regarding country properties. What was promised to be a quick cash purchase took 4.5 months to exchange. Rupert Sturgis did an amazing job keeping the deal struggling on through thick and thin. He deserved his fee.

They literally have kept me sane and I definitely have drove them mad to the point I am sure they have my number on caller ID.!..... Guys, you are the funniest but more importantly the most professional gents I have had the pleasure to deal with. It has been a real pleasure dealing with you and your help has been phenomenal. I look forward to the end result when we can all breath a sigh of relief. I would definitely recommend you in the future. Highly recommended. Well done!

Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000. Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer. Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show. Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.

Absolutely Awful Letting Experience We rented a 3-bed semi in South Cerney. Collected the keys then arrived at the property to find it hadn’t been cleaned - dust everywhere and dead insects and fluff all over the carpets. 4 hours of cleaning for us before we could unpack as a result. The kitchen had natural wood worktops. No one said anything about is, the tenants, maintaining them. Black water marks began to appear not long before our 3-month inspection. Unfortunately, having booked s day off work, we were informed on the day of inspection they couldn’t come. They didn’t actually do the inspection for another 2 months. I’d called in my concerns about the worktop, was told someone would come out but no one did. So imagine our incredulity on being told we were being charged £200 on move out for the water damage to the worktop. Nothing in the contract said we were responsible for its maintenance but we were told we could fight the issue via the ombudsman but that might take months. Given we needed our deposit back in order to buy our new house, we had to pay up. There are other issues (£80 for overpainting in white some wall scuffs on the white wall that they spotted) but I think you can see how awful this company are. You have been warned!
