    I have used Austin Hawk before and had a positive experience, so I came back to them in April 2026 for a tenant find. Unfortunately this time around the experience was completely different and I would not recommend them to any landlord based on what followed. First, they drafted a tenancy agreement with my name spelled incorrectly throughout, an error entirely of their own making, and then had the audacity to try and charge me £150 plus VAT to fix it. After pushing back firmly this was eventually dropped, but it set the tone for everything that followed. The applicant they sourced had failed to disclose her husband's intended occupation on her application form, her referencing form, and verbally at viewing when their own member of staff specifically asked who would be moving in. This only came to light after agreements had been signed and money had changed hands. At that point their own written advice to me was that they would not legally be comfortable proceeding due to statutory overcrowding risk. So their own agent confirmed the tenancy was legally unsafe, yet they still pursued me for their full setup fee. What followed was months of back and forth in which they consistently avoided engaging with the legal arguments I put to them in writing, ignored the specific clauses of their own contract that clearly showed no fee was due, and simply repeated that I should pay up. It was only when I formally invoked their complaints procedure and referenced The Property Ombudsman that they agreed to settle at a significantly reduced figure. The whole experience was unnecessarily stressful and time consuming. I felt that they knew their position was weak but pushed it regardless, hoping I would simply give in. I did not, but not everyone has the time or knowledge to fight back. If you are a landlord considering using Austin Hawk, read their Terms of Business carefully before signing anything and make sure everything discussed verbally is confirmed in writing.     I have been working with Lindsay Johnn for almost a year on the sale of my mother's house. I live in California, and the house was in probate and other agents and lawyers kept telling me how many potential complications I was likely to run into, but when I met Lindsay, instead of worrying me, she reassured me and filled me with confidence! Yes, of course we ran into a couple of problems, but Lindsay always met us with solutions even before she told us what the problem was!???? To say she is cool under fire is an understatement. Her customer service was second to none. As I said, I live in California, and if I emailed her in the evening my time she wouldn't just email me back when she woke up, she would call me the next morning on my way to work! As I said, the house was in probate, so it required a long period of time before exchange of contracts and completion, which required strong negotiation skills on her part, and she got us what we needed! I only met Lindsay once in person, and I only regret that I wasn't able to work more with her in person, as apart from being a wonderful estate agent, she is a lovely person too!
