26th Nov 2022 (1 year ago)Quite possibly the worst estate agent I have had to deal with. There is not a single bit of care for the tenants and take no interest when problems occur. Communication is terrible, they are very hard to get a hold of and consistently ignore emails and calls and fail to return them.

Having sold our property in Gosforth with Brunton Residential, And having a smooth exchange, we needed to rent for a period of 18 months while our new property came onto the market, so we thought with this in mind we would use there services again, nothing wrong with the property rented, or the overall service, we are just not happy with the non return of some of our deposit, we moved into the property on the 18th August 2022 and moved out on the 01st March 2024, they kept £250.00 for the garden not being in the same good condition as when we moved in the summer of 2022, we had a gardener cutting the lawns every two weeks in season, however had stopped and wasn't starting again until the start of the spring, we were also charged for not removing a wooden child's play house, which was was left by the current owners, which we thought was a little unfair as it was not ours to remove.

I dealt with Julie, Chris and John at various points of the sale and were always on hand to answer my questions and offer great honest advice. They even helped resolve an issue I had with my solicitor, which they didn’t need to do. Thank you. Alex

It seems that their only interest is finding ways to avoid refunding my deposit. Secondly, I moved house during the pandemic and was advised to isolate. I contacted Armstrong to discuss possibly sending the keys through the post or having them pick them up from the property. This request was made because they had previously stated they would inspect the property on the last day of my tenancy. However, they insisted that the keys must be dropped off in person at their office by the last day of my tenancy. They mentioned that failure to do so would result in an additional month's rent charge.
18th Mar 2024 (19 weeks ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

The property was sold by auction and we had no clue about this process but Kelly guided us seamlessly through it all. Thanks Kelly we’re now living the dream!
21st May 2024 (10 weeks ago)I sent a request via rightmove to arrange a couple of viewings. I heard the next day and gave them my availability. The next week I chased them for an update and they didnt have me registered. They then registered me, and said they would contact the home owners to arrange...... 3 weeks later Im still waiting. Not sure how they plan to sell houses if they cant book viewings!!
