8th Apr 2025 (6 weeks ago)Honestly the worst estate agents I have talked to. Trying to force us to talk to their mortgage person and when said no to, belittle you. Had two people call me not knowing what my details were and thinking I needed a mortgage when I don't. Just had a phone call from the "office" but from a 01473 number?? Saying if i still needed mortgage. NO. I asked if she was from the office and she said yes. I told her I wanted her to cancel my viewing but couldn't do that, I had to phone her colleague, when she's in the same office supposedly. Harry does not reply to emails. All properties that are for sale by them we just aren't looking at now.
15th Dec 2024 (23 weeks ago)I've been disappointed with Hamilton smith, I rented with them and I still did not have a working shower after 1 whole year of rent, I had a continuous problem with mould that was constantly downplayed by them, the windows were not double glazed (even in 2023!) they were the original 1980s windows which had a really bad draft, I was promised on multiple occasions they would be resealed and they weren't ever done. When I initially rented the house the garden was disgusting; there was an abandoned pond full of rubbish & a garden full of weeds although I was under strict instructions to keep it cut every 3 weeks. -my neighbor in front (who also rented via them) never once cut her grass in the 18 months I was there, she left rubbish and cat food/poo all over my path, I had to cut her grass yet I lost deposit money for no given reason even after I spent over 500£ cleaning up the garden alone and fixing items in the house myself. I also found live wires left dangling in a old extractor vent, my other half was very disappointed and fixed that himself. It was a "nice" masionette in the countryside with parking but a neighbor who did absolutely nothing to take care of her property yet I felt punished for it. it was just so frustrating, I tried everything to keep it clean - to keep theassive amounts of ants from getting in constantly - to have a working hot shower - to try keep the mould out , just never got anywhere it felt like a waste of time. I really liked the house but Hamilton Smith weren't great, they didn't even turn up for inspections when they were booked costing me hours of unpaid work on several visits... They're better than Leaders that's for sure but overall not pleased in all honesty. They're a lot more organized than Leaders & seemed polite but also felt I was being talked to behind my back to the point where the maintenance man became very rude towards me even after volunteering in his own time to communicate and help me with house issues after his working hours which was very kind at least.

From our initial meeting and valuation of the property with Paul, he came across very professional and honest. He provided accurate information regarding selling homes in this modern day climate. Our thanks to Richard for the super photography element of our house sale. Isobel and Millie from the Southwold office were both excellent at communicating throughout the process and always available to talk through things. We also spoke to Matthew in the Aldeburgh office who again represented the company extremely well and gave great advice regarding sales. As our house went into the sales progression side we would like to acknowledge Sabrina who was just amazing at chasing up and sorting any finer points as we approached the final stages of completion. We highly recommend Flick and Son for selling and can't thank them enough for making it stress free throughout. 10/10.

They are very professional, helpful and go the extra mile with giving the personal touch. Greeting you with a smile is a massive bonus ???? We would highly recommend and thank you ????

I cannot recommend this estate agents enough. Everything has been so easygoing. We also got a lovely little card and pot plant on moving in. Thankyou all so much, esp Alison. From the beginning, they took the time to understand my needs and provided solutions that exceeded my expectations. Communication was clear and consistent, and I was kept informed at every step. They handled challenges efficiently and always followed through on their commitments. The team members were very good.

23rd Oct 2024 (7 mo. ago)Well - so far I'm so impressed with the Flick and Sons rental team (I haven't rented anything yet ... but I am very hopeful). My experience with them (in contrast to various agents in the Essex area) has been so pleasant, positive, immediate and supportive. I made an enquiry late last night and by 09:30 - Oliver had called me back. I had a wonderful helpful conversation with Melissa who intervened as when I called back Oliver was unavailable. I loved the willingness to step in and help a colleague (and a client) - I also loved that I didn't get "press 1 for this and press 2 for that" recorded message when I called! Hooray for human interaction. Melissa used the information I had provided - rather than going all through it again and made an appointment for me today and emailed confirmation immediately. I am so glad their posters/signs were all around Suffolk yesterday when I was driving around. Unlike so often as a rental customer with other agents who make you feel like a pauper or scum of the earth - I was treated with respect and as a valued person/customer. Thank you so much - after 15 years renting in Poland (with such an easy process over there which UK could learn from) - it's been great to be able to find someone who wants to work with me to find a new home.

Courteous and friendly to a person, we had a very good experience when selling our house near Framlingham. I’m sure this applied to people viewing and buying as well. C&S have excellent local knowledge and experience and this significantly helped with selling our very old listed property.

Ben Rivett was an invaluable source of advice, both at the planning and valuation stages. The quality of his recommendations helped us readily achieve a very good sale. Natalie Howlett- Clarke handled the negotiation and completion stages with great professionalism. Her communication and responsiveness were first rate. Moreover, I really enjoyed working with Ben and Natalie for their friendliness, honesty and good humour, as well as for their high level of professional capability.

28th Apr 2025 (25 days ago)Jade and Tom Mansbridge took the keys to our property for sale and rental property almost 4 months ago. We terminated the contract as we weren’t getting any response through them. It has been more than 3 months and despite several follow ups over email, text and unanswered calls they have still not returned the keys to us. I have email screenshots and text screenshots to share to prove how horrible their service is. I will never recommend Jackson & Co to anyone after this horrible service. See the screenshot of email I sent in Jan and then again in March.
8th May 2025 (15 days ago)We recently instructed Winkworth’s to sell our house for us after using another local agent with no success. Stuart was very helpful & knowledgeable answering all our questions at the initial valuation. We were mainly looked after by Nicole who was super friendly & efficient and kept us updated at every stage. Winkworth’s sold our property for our full asking price and the sale went through without a hitch within 3 months. We were super pleased with the service we received from start to finish and would happily recommend Winkworth’s to anyone looking to sell their property. Never didn't answer the phone, never was waiting answer to email longer than few minutes. She made everything so easy. Most friendly and kindly person. Many thanks for her. 11 stars of 10 for her.
