Well - so far I'm so impressed with the Flick and Sons rental team (I haven't rented anything yet ... but I am very hopeful). My experience with them (in contrast to various agents in the Essex area) has been so pleasant, positive, immediate and supportive. I made an enquiry late last night and by 09:30 - Oliver had called me back. I had a wonderful helpful conversation with Melissa who intervened as when I called back Oliver was unavailable. I loved the willingness to step in and help a colleague (and a client) - I also loved that I didn't get "press 1 for this and press 2 for that" recorded message when I called! Hooray for human interaction. Melissa used the information I had provided - rather than going all through it again and made an appointment for me today and emailed confirmation immediately. I am so glad their posters/signs were all around Suffolk yesterday when I was driving around. Unlike so often as a rental customer with other agents who make you feel like a pauper or scum of the earth - I was treated with respect and as a valued person/customer. Thank you so much - after 15 years renting in Poland (with such an easy process over there which UK could learn from) - it's been great to be able to find someone who wants to work with me to find a new home.

Hopeless - been registered with the a couple of years and they have never made contact with me. I even followed this up several times and despite their promises - nada.
Looking at properties they've sold, there has been some that fitted my requirements and budget. It's far more reliable to use Rightmove which begs the question what use is an agent. They even under valued a property which was 100% perfect me, by 1/3rd meaning that my Rightmove search did not pick it up - how can you get a valuation that wrong?
This means that they are not getting the best price for the seller if they are not allowing as much interest as possible - my first interaction, was if you cant come to view until Saturday it will be sold by then - something that turned out not to be true.
Paul (the Owner) puts his mobile number on the website - obviously to look as though he cares, but don't expect an answer.
He also states Paul has an ethos of phone first and email second, with communication being the most important part of estate agency. " but he does not follow this, and when I asked members of his team, they were not even aware of this ethos.

The team at Flick and Son in Saxmundham has been exceptional in managing our purchase. Whenever we phoned or emailed the office, regardless of who we spoke to, they were always up-to-date on the latest developments and responded promptly. Despite facing a few conveyancing delays and enquiries that could have led us to reconsider, Sabrina’s prompt and knowledgeable updates, along with her liaising with the seller and solicitors, kept us reassured. No question we had was deemed too trivial, and the team always made time for us. We are very grateful for this, as it enabled us to successfully purchase the property we wanted. When Sabrina took annual leave, she informed us that Isobel would be our contact, and Isobel was also excellent. Without such outstanding communication from Flick and Son, we would have undoubtedly pulled out of the sale. Additionally, our viewings with Matthew and Julie were conducted with calmness, professionalism, and solid knowledge of the property and local area, giving us the time and answers to digest the property for ourselves. Unlike other agents we had encountered, they avoided pushy sales tactics and exaggerated descriptions, which had deterred us from other properties.

Having bought and sold houses previously we are not inexperienced in the process.
We went with Flick & sons because they said that they send all their sales people round to view the property so they would know what they were dealing with when selling it. We thought this was a good idea even though they were not the cheapest estate agents. Unfortunately this was not the case and we had at least 3 agents show people around who we had never seen.
On one occasion the agent never even turned up so we ended up showing the prospective buyer around ourselves!!
The original photos taken along with the description was not particuarly good so had to be re worded and touched up.
We did ask if there was any leeway on the fee due to the problems encountered but were bluntly refused.
Although Mathew, Millie and Sabrina were helpful I would definitely NOT recommend Flicks and Sons!

Dealt with various people at flicks . None particularly helpful and their customer service skills are at times very poor. Give the impression they do the minimum required and won’t go out of their way to help - they wouldn’t even scan a document and email to me when I needed it urgently. They accept they can provide key legal paperwork late when it suits them ( but still expect to get their full management fee ) but are very quick to apply “ those are the rules “ logic when they are invoicing. Turned up late to appointments without calling ahead. I wouldn’t recommend.

The “Lettings Team” at Flick and son are exceptional. Very patient with me (I kept changing my mind), very good with asking all the right questions and then making very sensible recommendations. And soooo much more.
One example of “Above and Beyond”… On the day that I was moving and therefore had to visit the office to sign a few bits of paper and collect keys; there was a major accident which closed Saxmundham high street… I received a phone call informing me of this and advice as to how to get to the office and where to park…. I contacted Flicks in early January and Richard came to view the property and take photos inside and out. Before the detais were printed, I was advised that a lady wanted to view the Property as soon as possible. She had two viewings, the second of which was with Matthew from the Saxmundham Office. I understood that she was very keen to buy the Bungalow but needed to get her own house under offer.
To cut a long story short, she was able to do this, and by February 9th we had a Notification of Sale with the lady concerned, I just hope the next Phase of the purchase goes as smoothly as this first Phase has done !

We initially chose Flicks because having previously lived in the area for many years, Flicks were well renowned as having good old fashioned values, rare in the world of estate agents. Also my parents bought the land from them 60+ years ago. Sadly things have changed and from the beginning it was a case of over promise and under deliver throughout. They promised among other things (there were a lot of promises) that they would forward mail and of course keep in regular contact with me. None of the above materialised and in fact no one contacted me from October until February. After I spoke to them about their broken promises they suggested I pop in and have a chat but as we live over 4 hours away we made an appointment. We arrived to find no one in the office that would speak to us and when we said enough is enough the girl on the front desk simply handed us the keys to the property and we find that all details have been removed from Rightmove.

Calling us all the time with updates, chasing leads, making the right decisions at the right time They were just brilliant. We are so grateful to them. Unfortunately have to agree with everything in Ed Christopher's review which is absolutely spot on!. As tenants they do let the landlord run riot all over you, in my case also violate your GDPR rights and try to withhold deposit and generally just lie to your face on house inspections. They will come up with not-managed excuse but they should at least have the decency to tell landlords what is and isn't acceptable. Had to take the matter to TDS to get the deposit back, where their claim was thrown out as betterment. This was after 5.5 years of the rent always paid on time, huge cleaning bills and maintenance done mainly by ourselves.

Appalling. As tenants in a leased property i found this company to be appalling from start to finish and from top to not quite bottom. The youngest and inexperienced staff still seem to remember that they are human. I would highly recommend tenants not using them. They just don't care about you if there are any problems with your property and will not support you or help you in anyway. My experience is that they bow to the landlord and let them run riot all over you. I have no idea what any one else's experience of them is but they are without a shadow of doubt the worst agency i have ever been involved and we have been renting for about years now! They just don't care about the people that are actually giving them the money.
