6th Jun 2026 (16 weeks ago)I would rate 2Roost Estate Agents as average overall — you get what you pay for. They initially valued my property around £25,000 higher than what it eventually sold for, which I found disappointing and unrealistic. The staff were friendly throughout the process and the photographs they took of the property were very good. However, I felt the overall service lacked experience and professionalism at times. On one occasion, my front door was left open overnight due to carelessness, which was completely unacceptable. I also felt there was little flexibility with viewings outside of standard hours, as evening appointments after 5pm were not really accommodated or proactively discussed with me. In addition, some of the offers put forward to me felt unrealistic and far below expectations. While the service was not terrible, it was fairly mediocre overall. Looking back, I probably would have chosen a more established estate agent, even if it meant paying slightly higher fees. Ultimately, you pay peanuts, you get monkeys — lesson learned on my part.

She is so friendly, warm and approachable, which made what can be a very stressful process much easier. Her communication was excellent throughout, and I always felt supported and kept updated. Thank you, Amelia, for all your hard work – I really appreciate everything you’ve done!

Outstanding support when things got difficult I first contacted Reeds Rains – previously at 16-18 Moorgate Street, now at Wickersley Rotherham in March 2024 to help me find a flat. From the start, I was told the landlord would manage the property. I thought it would make no difference whether it was managed by the agent or landlord, but it turned out to be a terrible experience all through my stay of over two years. What impressed me most was that the team stood by me from beginning to end, even when issues arose over my deposit. They guided me step-by-step and helped me successfully recover my full deposit plus overpaid rent — something I could not have done without their support. A special mention for Abby — even though she is no longer with the company, her hard work, resilience and dedication were truly noticed and appreciated. I also want to say the Accounts Department was absolutely amazing — efficient, helpful and always there when I needed them. Thank you to every member of the team. I couldn't remember names, the branch manager and other staff members was brilliant. You turned a very stressful situation around and showed real care for your tenants. I highly recommend this office.

She delivered quality customer care and escalated the report immediately leading to resolutions. I will certainly continue to contact Katie directly as there is always a response and all ways a demand for action.Our family is extremely grateful for her support and wish her all the success.

All photographs were representative of our actual property, not funny angles just as it is. One viewer commented that ours was the only property she had see that actually looked like the photographs. 15th May 2026 (19 weeks ago)We had 4 agents to evaluate our house and although they were all efficient there was one that stood out from the crowd. Melissa from Morfitt Smith was extremely knowledgeable about the area, the type of potential buyers, realistic about the asking price, and we felt that the service from a local agent would be more suitable for us. Once we made the decision to use Morfitt Smith, they were very quick to arrange the photographs, which were amazing, and to list the property. We immediately had a lot of viewings arranged and received several offers straight away one of which we accepted with their help and guidance. The communication was fantastic, by text and email, we were kept informed of everything by Lauren, our dedicated contact in the office. We're now looking forward to a smooth process through to the exchange of contracts. We are very happy we made the decision to go with Morfitt Smith, they have been so friendly, professional and efficient in what is potentially a stressful time, and would highly recommend them to anyone.
