Linda was very helpful, having to pick up the reigns after previous members of staff, who had been dealing with the sal,e left. The sale was not straight forward as it meant dealing with the housing association joint owners who seemed to go out of their way to make life difficult!. Full marks for perseverance and managing to maintain a cool and very professional approach. I would definitely recommend Linda and the Bury St Edmunds office.

I'd say as as far as we've seen the letting agencies, Abbott's is best. Me and my partner is from overseas. From the very beginning they were really helpful through the whole process. Especially I have to mention Nicole and Kerry. They both been advising and responding to both of us. They constantly been contacting us through each and every single thing. I have personally met Nicole only on viewing the property and while receiving the keys, she's absolutely a positive vibe. I can honestly say I don't think I could of had a better experience buying a property all the team at Bury st edmunds have been brilliant jamie alexandra and Edward where all on the ball and got me the answers to all my questions promptly they where also very friendly and all approachable nothing was to much to ask so a big thank you from me. Hope was also brilliant she tried to get me a mortgage for the best price and she even stayed late after work unfortunately we couldn't get the price I needed to borrow but that was through no fault of her own I am self employed and a single buyer not the easiest person to find a lender for. I look forward to working with her again in the future. As a whole I would like to thank the team again for a easy non stressful purchase and would like to with them all a merry Christmas and a happy new year. The customer service of both Kerry and Gemma was well. But there is a house on 8 Teasel Close in Red Lodge that we rented & the landlord is awful. We moved out in December and they refused to give us any of our deposit back. We reached out continuously and after a month of no response, they started making bogus claims & changing prices of deductions. They even tried to deduct a cleaning fee when we already paid for an end of tenancy clean through Abbott’s company cleaners! We raised a dispute, which we won, and finally received our deposit back in April (4 months later). I’m ashamed to see Abbott’s represents the landlord and worried for any future tenants that might live there.

The worst agent I have ever dealt with, Twice!.. Lies, cover stories and pure rudeness. Their solicitors are useless too. I'd give a wide berth, Jamie is patronising and Alex is plain rude. My estate agent was disgusted with them.
They lied to stop me viewing the house until I Contacted the seller and arranged it myself and made her aware. Luckily I did buy the house but only because myself and the seller were in contact and ran it ourselves. Long story short, abbotts did nothing for 5 months and then on the last day we were supposed to move, pushed me to go ahead with removals on the Friday when nobody had exchanged, knowing full well that it wouldn't happen. 4pm came, all our stuff had gone to the new house in the removals vans and we were sat waiting an hour away from our old house, for abbotts to ring and say its not happening today cos accounts had gone home. We then had a mad panic to find storage for our stuff for the weekend and had to go back to our old empty house with 2 kids and lots of animals and no belongings and spent 3 nights sleeping on the hard floor. It cost us £1000 in extra storage and another day of removals fees, I had to go and buy clothes for the weekend for me and the kids and a fish tank and hamster cage for some of our animals. Never in my life would I ever deal with abbotts again, to buy or sell.

As one of many Americans stationed overseas for the first time, Abbotts made the rental process one of the easiest and smoothest parts of the PCS process.
Gemma and Kerry were both extremely helpful and responsive. They were also very patient considering the COVID restrictions and differences in rental and banking procedures between the US and the UK.
Of all the different properties I viewed, and through the several agencies I booked viewings with (William H Brown, BaseLets, Martin & Co, Clarke Philips, Flagship Homes, Shires, and a few others), Abbotts was by far the most professional, best prepared, timely, considerate, and helpful during the scheduling, viewing, and leasing process.
I certainly would recommend giving their team a chance of you're looking for a new home to rent or buy.

Gemma Woodhouse was friendly and professional from the outset. She was enthusiastic about the property she was showing us. When we were delayed exchanging contracts on our property, Gemma was engaged with the process, maintaining contact with us.
Gemma was very responsive to messages and queries and very efficient at processing the referencing and paperwork. This resulted in us being able to sign the contract and receive the keys to the property enabling us to measure up in advance of our move. This all happened in a busy rental market within 48 hours of us being able to proceed.

Be careful. Wish I would have known before but they will steal holding deposit even if you find safety issues with the home after initially looking at the house like rotting wood and unkept windows. Also found plenty of other agents in the area that will not even charge a holding deposit. Do your research and make sure you only to sign what you are willing to lose.

Moved me and my partner into a flat (first time renters) waited 5 days to move in after all checks.
4 months later we are I formed that there are several risks to life via wiring and electrics. Our power box is outdated. And our shower can shock us or cause death.
Called over 30 times with no answer because no one in the office.
No communication between staff. Seems that they ignore some calls once they have a number saved.
Giving it another week to see what will happen before calling environmental health and calling the courts.

He was absolutely brilliant and we cannot praise him enough. Jamie was very quick to respond to our calls and queries and ensured that when he was on holiday, there was someone to cover him. I have been working with Abbotts Letting agency for about a month now and everything has gone so smooth. Firstly they were able to abide by my living standards and showed me a very nice house with all the amenities I need. I have been working through two different employees (the agent that showed me the house and her co-worker) and I have been pleasantly suprised by their communication skills with each other regarding my situation. There has never been a point at which I was emailing or talking on the phone with one agent and the other didnt know what was going on. Furthermore, my agents has always answered her emails in a VERY timely manner and never left me hanging. I have had no hiccups in any point of the process of getting my house (so far).

Unfortunatley, from our experiece there is no way that we can recommed this comany. We wanted to put our property on the market, rung the office on Monday and the earliest appointment was Thursday late afternoon. The manager Mr Allen called and made us sign a form which we were told was for checking money laundering. We did not receive a copy of this or even a business card. The guy spent an hour talking and left saying he would call back on Monday to take some photos with the sun out. Finally turned up about 6pm when the sun had passed a took a few photos with his mobile phone !!! Come Saturday nothing had happened. We then cancelled, as it was becoming a joke. Asked for our key back, which we were told was kept in a secure place, and they said that we could collect from the office. Made a special trip to collect key and Mr Allen says that he left it at home !! We have wasted 2 weeks for nothing. Make sure you do not see the manager.

Unfortunately Abbotts have let us down very badly since we moved into 5 Cow Cottages Ashen CO10 8JP even though they did some of the repairs Abbotts have continuously let the landlord get away with not carrying out repairs to the said property & this has been going on since we moved in on the 28/10/2017 so i would NOT Recommend Abbotts lettings to anyone on the move from said address on the 27/07 19 wow what a relief because nothing has improved in regards to the service we have received over the past 21 months I am sure Abbotts Countrywide as a whole are a good company but unfortunately their Bury St Edmunds branch is the biggest let down ever for customer service hated the whole experience with them unfortunately especially when we have been honest throughout and rent fully paid up to date such a shame they took notice of a 3rd party landlord who's name don't even appear on the contract I would download all the photographic evidence but it would be too embarrassing for the genuine people who work for Abbotts Countrywide.

I’m a US military member that just arrived in the UK and found Abbots through the Rightmove app. Took about a month to actually sign a tenancy agreement after deciding to go with an apartment offered through Abbots. They charged a ridiculous amount of “fees” which amounted to almost $700 USD. The Abbots representative that worked with me was very polite but unfortunately inept to working with military members. The agent was unfamiliar with Community Bank which is the only bank US military members can use to pay UK bills like rent, cellphone etc. The agent also forget to add the military clause in the tenancy agreement that is required for military members in a rental agreements. Finally, I sign the tenancy agreement and she assures me that she would get the landlords signature on the agreement which is needed to start OHA before my appointment with the housing office the following day. The time comes to show the housing office my paperwork and I’m still missing the landlords signature on the paperwork because the agent failed to notify the landlord of the importance of his signature on the rental agreement because she was unfamiliar with the rental process for military members. Unfortunately, my appointment was two hours ago and I’m still waiting for the signed paperwork and I’ve had to push back and cancel important work functions. If you’re US military, I would just avoid this company and find another letting agency more familiar with the renting process for military members. By far the worst experience I’ve ever had with a rental company.

Me and my girlfriend are currently looking for somewhere to rent in and around Bury St Edmunds to move very soon. I contacted the office last week and spoke with a lady called Kerry who was very polite and friendly who passed me over to her colleague Vivien. She took down our details to see if she can find the right property for us and was helpful. They didn’t have what we are looking for last week, but have contacted us today and booked us in for a viewing this week. We've found the service really good so far and fingers crossed the property is for us as it ticks all of the boxes!

Just an awful experience from initial contact to viewings to final correspondence. Rubbish literature with missing details, generally poor apathy from staff, no interest in the sale until we had exchanged and not an experience we would want to repeat. We would certainly not sell our house with Abbotts and would seriously consider not buying one from them in the future.
Why would I want to email this all to a black hole email - Far better for the branch manager from this awful branch to call or make contact themselves...

I spoke to a letting agent at Abbott’s this morning regarding making an appointment to view a property managed by her. I had been waiting over two weeks to hear from her regarding this.
She had made no effort with in this time frame to keep me updated about the progress of this appointment.
When I enquired as to firstly why I had received no response in that time and why it was taking so long to make a simple appointment she was very rude, defensive and implied that I was being unreasonable and then actually hung up the phone.
In summary My experience of this letting agent is that they are highly inefficient with appalling customer service and communication skills. I was made to feel that I had done something wrong by enquiring about an appointment that I had asked to be made over two weeks ago.
I don’t think it is unreasonable to expect some sort of communication in that time even if it was not possible to actually pin point a date to view. They had access to my landline, mobile and email.
I would not recommend them to anyone.
This should not be confused with the sales team who were polite and as helpful as possible today.

Abbott’s countrywide Bury St Edmunds maintenance team never phone back when you’re told they will. Don’t reply to emails. Have left me in the dark regarding the repayment of my deposit for over 40 days with no sign as to whether there are any deductions. Absolutely useless.
I’d never rent through them again nor recommend anyone doing so.
During my tenancy it took over 3 months to send someone to check on a leak.
Took 36 days to repay my overpaid rent.
I don’t have a good word to say.
DONT RISK IT. There are much better estate agents!
