Absolutely awful experience with Abbotts Mildenhall!
Just purchased our first home via this estate agent and unfortunately don’t have any positives from this experience. They constantly ignore all emails and phone calls, provide incorrect information, provide incorrect prices and are generally unhelpful and unprofessional.
We dealt with Lee, Oscar and Spencer and had the same experience with all. Do not recommend!

If I could give 0 stars, I would. My experience with this estate agent has been extremely disappointing. They consistently ignored my communications, taking weeks to respond to emails despite multiple follow-ups, and never answering phone calls. Oscar and Spencer, in particular, were unhelpful and often provided incorrect information regarding move-in dates. Additionally, their emails frequently failed to address the questions I raised. Based on this experience, I strongly advise against purchasing a property through this agency. They exhibit a clear lack of professionalism and customer care.

Terrible terrible service! Many many emails ignored by various employees!
Raised many issues regarding my rental property which still haven’t been fixed and when asked for an update, has been ignored! Raised issues in the
Middle of 2023 which still haven’t been looked at let alone fixed!
The property has a damp/mould issue as seen in the photos but various employees have said “it’s the tennants responsibility” but you can clearly see this is beyond the tennants responsibility, but Abbotts are refusing to acknowledge a problem!
The heating system does not work and despite myself showing the legality from the government website of how heating has to be efficient and effective etc I was replied with “it’s not in the landlords interest” despite the heating system not working properly! I explained the legal side of heating/repairs for a tennant but these have been largely ignored, no engineer not even a response when I logged a repair issue through their system! Me and my son are currently living in the bedroom as that’s the only heater that somewhat works effectively!
I was offered £50 from Abbotts an an inconvenience, but I have been advised to start a legal process as the issues I have raised are deemed unacceptable for a rental property!

A brilliant team of professionals, I recently went through Abbotts based in Mildenhall to rent my property.

Maia handled our house sale perfectly. She was friendly and professional throughout, and at the first consultation she explained the process of a modern auction. This was something we knew nothing about, but were considering as we wanted a quick sale.
She put us at ease straight away and we went ahead with the process.
Maia managed the booking of the house viewings and updated us instantly via email. She also did all viewings on our behalf.
The house sale went through really quickly with no problems at all.
I spoke with Maia at the completion of the auction to discuss what happens next, and again she explained the steps clearly and put my mind to rest.
I couldn't recommend Maia, or Abbotts highly enough - it has been the best house sale we have experienced.

We recently started a let in Littleport. We we're in contact with Benedict for the whole process and found him to be very helpful and professional. We we're in regular contact and supported throughout the whole process. We had 2 viewings on our chosen property which was very accommodating.
We especially liked that when we rang for information or queries if Benedict wasn't available Jess was able to help with the queries rather than us waiting for a return call or having unanswered questions.
We found the process as a whole smooth and prompt. The building itself was also easy to access with minimal parking available and a disabled access ramp. On arrival you are greeted with a warm and cheerful atmosphere by both let and sales staff.

Normally don't expect to find out your own grandparents have been "conned" when selling their house but Abbots convinced them that selling via modern auction was the best way to sell their property as quickly as possible but without them fully understanding the implications, weeks later with an unsold home and a contract stating that if they sold their home to anyone that had been to view the house during its listing as a modern auction sale would mean they still incur the >4% fees for a conventional sale. Ends up being sold to someone that viewed it during that but the sting in the tail was paying the fees for the modern auction ontop of the normal sale fee and costing over 5% for my grandparents which are now on pension income! I hope someone is happy with their commission but it has made me lose faith in people being genuine! Please don't let anyone vulnerable deal with them as they will take advantage!

Steve, Will, and the team were incredible in helping us sell our house and could not have asked for better service. They were not our first choice of agents however they got us more viewings in the first week than our first agent got us over the entire 12 week period with them - and this was before the listing was even put onto Rightmove!
Even after our first buyer pulled out due to unforeseen circumstances they managed to get us additional viewings within 24 hours and we had secured a new offer within a week meaning we didn't lose the house we are now living in.
The only caution I would give is to not use the Countrywide in-house solicitors and to get your own. Other than that I cannot fault the team at Mildenhall.

what a let down !!! full confidence in the agent who told me I had first refusal and would be updated as soon as they knew anything..... only to be told upon my own chasing that someone else’s application was submitted first. Nick helped me move house threw locked down. He was always on the other end of the phone. We done the paperwork to sign by emails as much as we could. As a single mum moving. Nick was always there to help me. I would or tell my friends that Abbotts are a good company to go with.

Even been seen by another bloke from Abbotts mildenhall too who was also a very friendly and informative man. Highly recommend these when selling a house because having people willing to purchase your property be greeted by someone kind and interested in helping you out is very important. Anthony Reeve was the most proactive, dedicated and knowledgeable agent I have met in any estate agency over the last two months. I emailed to explain my requirements and he selected properties that fitted them exactly, arranged prompt viewings and I made an offer, which was accepted, within 10 days of first meeting Anthony. Would highly recommend!

couldn't recommend a better estate agent in the area, they came out the next day and got our property on the market which lead to offers within a few days. Immediately we knew we were in good hands when we met the team and specifically Anthony Reeve was so enthusiastic and had really good suggestions on how to maximise our sale.
Anthony has been brilliant throughout not only on getting us good viewings but also in securing us a good buyer after just three weeks on the market- this was fantastic for us as we needed to move quickly

In 16 weeks we had a total of 0 viewings. I would not recommend Abbott's estate agents in Mildenhall. The service was poor. Very bad communication and customer service. We experienced mistake after mistake with these agents with no apologies or ownership of errors.
Since the very beginning we had many issues with the estate agent (Spencer Bartley).
Initially we decided to go back to Abbotts for the sale of our house as we bought our house from them 3 years ago and had a good experience.
However the Manager we previously dealt with retired, and the communication between them and us had noticeably changed in a bad way. Spencer (the new branch manager) told us that he prices houses to be sold quickly and efficiently. Later on we realised that he massively over priced our house to get us to sign the contract. After having no interest, I had to contact Spencer as I felt that he was not communication or guiding us in regards to reducing the price.
After still not having any interest, we decided to get another estates opinion. Spencer said that we cannot go multi agency, however we later realised he did not fill out our contract properly meaning the contract was void, therefore he had to oblige. With the new estate agent we soon got some viewings and was updated regularly with sound advice/guidance.
The couple of viewings that did get scheduled with Abbott's got cancelled very last minute. AND our final experience with Spencer... After cleaning our house, myself and my partner left our house for a viewing that one of the Abbotts agents arranged. I received a phone call from Spencer asking why I wasn't at my house, I told him that he should have a key as requested by Spencer at the earlier stages of this horrible service. Spencer refused to believe that I left a key at the estate agent. On arriving home, we was met by Spencer with our door keys. He struggled to apologised still not taking any ownership of being at fault. Further more, even if they thought they didn't have a key he should have confirmed that I should be at my house to let them in, however there was no communication of this at all.

I can't recommend Abbott's enough, I was looking to sell my late mothers property in Red Lodge and Spencer came out the next day to give me a valuation. 24 hours later the sales team had it live and had booked viewings, which lead to an accepted offer at full asking price. Spencer, Anthony & William were not only efficient but highly professional. I am now renting through the lettings department which the girls, Grazi & Emily have helped ease the stress of finding a temp. home for me and my family. I would highly recommend this outstanding agent.

Booked a phone call appointment at 12pm on 20/9/18 with a financial consultant of which nobody called, then a house viewing at 12pm today 22/9/18 of which myself and my wife drove 50 minutes, only to find no one is at the property. Even worse, now when we are trying to call Abbott’s to find out what is going on no one is answering the phone despite their site saying their open!!
Really disappointed in the service! First and last time we will use Abbott’s. ????????

Excellent service and would give 10 stars if I could. From the moment we asked for a valuation on our house we knew we were in the best hands by choosing Abbotts. Diane and her team looked after us from day one and kept us fully informed of feedback from each viewing and when we received an offer their advice was invaluable. They kept us updated throughout the process and the whole experience was stress-free and actually quite enjoyable!. Would never consider ever using anyone but Abbotts.
