Where do I start with this company, firstly Paula couldn't run a bath, never mind a letting agency, she broke confidentiality, her husband, the owner John, along with Paula took no responsibility for their incompetence in dealing with my tenancy agreement, I tried to discuss matters with them and they accused me of being aggressive and abusive, which is untrue, as I have all the conversation recorded, including John demanding I leave the office, they stated I tried to extort money from them which again Was not the case, never once did I mention anything about money,
They are a family run business so all stick together and will take no responsibility for their failings
I understand that this is only my dealings with them and others may have had a different experience

Unreservedly recommended. John knows his market in depth and we had open discussions with him about presentation and valuation. Once on the market, Acumen had a qualified buyer within one week at the asking price. My partner and i made an appointment with Acumen estates to view a property in the Old Swan area. This appointment was made for Friday 13th October at 5:30pm and was arranged during that week. We arrived to the property at 5:15pm , as we would hate to be rude and leave some one waiting. We waited and waited in the cold , by 6pm no one had shown up. During the 45 minutes that we were waiting for one of these agents to show up , we rang the office 3 times and even emailed , it is now Tuesday morning and still no one has gotten back to us , let alone apologised. My partner even left work an hour early so he could make it to the appointment, the whole thing is appalling. Utter incompetence , rudeness and poor communication skills from this business. I would definitely not like to be selling my house with this agency! AVOID completely and find an estate agency that are actually willing to do their jobs!
EDIT to owner response - As stated , "my partner and i" , therefore meaning you will not have any trace of my details on your system as i was not the one who booked the viewing and was in contact with your business. i fail to understand as to why the reasoning of "not having your details on our system" is an excuse on nearly every negative review you have recieved , maybe look further into these reviews and issues instead of denying or passing the blame on to someone else , e.g the vendor. Some one from your business has now contacted us , funnily enough after a negative review was made , is it normal business proceedings to contact potential clients multiple days after appointments? The vendor may have been in charge of viewings , this is completely fine. However the issues with communication is still apparent , atleast have the courtesy to let clients know that it is a vendor holding the viewing , or even responding to the multiple phone calls , voicemails that were left and emails , all left by my partner , not me. Ultimately i am not in any way trying to slate a family run business , i am just expressing my personal experience with your business. However i will not be made to look bad and feel as though i have left an unfair review , when in fact i havent , ive been extremely fair and honest, in no way am i attempting to damage the brand reputation , just relay my criticisms , maybe as a business you may be able to take this on board and improve your services, instead of denying responsibilty!

Absolutely terrible letting agents, won't refund deposits on joint tenancies, steal money for new tenants, Paula in the knotty ash office shouldn't work in a customer based role and may be better suited to working with plants or someting on her level of understanding. Repairs that where supposed to be done prior to moving in weren't done repairs reported weren't done then once they get a single person in they can't do enough for them including keeping other people's money on their behalf without consent. 1 star is 1 too many

So happy we chose Acumen to sell my parents house.The staff were brilliant ( especially Jackie )they were so professional , helpful , dealt with any issues efficiently and quickly throughout the process and nothing was too much trouble.They arranged multiple viewings as soon as the property went on the market and even when the sale fell through due to increased mortgage rates, they immediately arranged more viewings and sold the property again very quickly. We have have dealt with various estate agent in Merseyside over the years but these are by far the best and I would highly recomend them .Thank you Acumen!

I had bad experience with them.I was asking 3 times for viewing the house,with no response.Finally,I had an date and hour to view this house but the agent could not open the house because of wrong keys(mistake from her colleague).I was told that they will contact me back on the same or next day and rearrange another viewing but nobody care and nobody contact me.I am disappointed and they lose me as a possible buyer.

I decided to use Acumen to sell my house to give a local independent agent support. I was sorry I did. The photo’s taken were not a good representation of my property, I told Acumen immediately how disappointed I was, their response was, we’ve got 4 people who want to view. Only 2 of those people actually materialised. Of the handful of people who did view, they All said, how much nicer the house was than it looked in the photo’s. Had the photos been more representative I probably would have had more viewings and got a better price for my house.
I thought their communication was very poor. We hit some problems along the way, (not Acumens fault) which delayed the process, and we needed various information passing on to our buyers, and they had important information for us. All these messages were passed through Acumen, who it turned out, were not passing all the information on. It appears if they didn’t ‘like’ the information, it might be detrimental to the sale, they didn’t pass the message on. By the end, we had to exchange phone numbers with the buyers and communicate directly to make sure all the relevant information was shared between us.
Sadly, as soon as my initial purchase fell through, which caused most of the issues, Acumen seemed only interested in getting the sale completed and getting their fee, irrelevant of the inconvenience to us.
Unfortunately I don’t feel I could recommend them.
In reply. I did not say the photos were too bright. I said the photo's were poor and not a true representation of the property, a statement that was backed up by every person who came to view.
I do know for a fact that some messages were not passed from myself to the buyer and from them to me. Unfortunately, I didn't find this out until the sale was nearly complete. At which point we exchanged phone numbers and communicated directly. My buyers 'good position' wasn't so when they lost their sale, which also wasn't passed on to me.
We were desperately trying to find another property and were left with looking at unsuitable properties, which is why we had to pull out of them, at expense to ourselves, after survey, because we were told we had to sell our property because you had found us a sale and would expect payment if we did not go ahead. We had said we needed more time to find the right property but were pushed into finding something quickly. We were happy for the sale not to go through but your staff wanted the fee. We could not be expected to buy an unsuitable property. In the end we had to buy a property which was not what we really wanted.

What can I say about Acumen Estates and the service they have provided throughout my house sale?. I already get anxious quite easily and underestimated how much stress a house sale can put on 1 person.
Luckily for me I had Jackie from Acumen Liverpool to guide me the whole way through.
She was amazing from start to finish. She worked so hard due to lack of communication with other parties involved and she kept me in the loop all through the entire process. This Lady needs a pay rise.
I would highly recommend this firm due to the service that I received.

Everyone we spoke to at Acumen was very professional and friendly. We were not pushed into signing with them and were given time to decide. Acumen Estates are, quite simply, the best estate agent I have ever used. I instructed them to sell my late mother's house because they seemed professional, knowledgeable and very competitive
And I was so glad I did - they got me a buyer quickly, and at the best price possible (actually, we had three offers very quickly, all of which were better than we'd originally hoped for)
Their communications were outstanding, and when the sale dragged on (because HMCTS, who issue probate, proved glacial and unhelpful in my case), and our buyer (understandably) became uncertain about whether to proceed, Acumen kept them on board - and happy, no mean feat
My thanks go to John for doing things so well, and for choosing great staff - and a special thanks to Ellie, who looked after me so well. A great company who do their job so well!

We are very pleased with the service provided by Acumen Estates during the difficult time of the pandemic. The photos and video of our property for sale looked great and the fees are competitive.
We had a lot of interest very quickly, and the team arranged viewing appointments to maximise as many viewers as possible during each day.
Special thanks to Ellie, who managed our sale and stayed in touch regularly, which made the whole process less stressful.
When we had sold, we were having problems finding a removal company that was available on our completion day, Acumen put us in touch with a company that moved us. Acumen are a great team and we would recommend them.

Property advertised Sunday. Called Monday at 10 a.m.(half an hour after they opened) to book a viewing: -" I will email you as soon as I confirm this with the vendor". Called Tuesday: "-We are waiting for the vendor". Called Wednesday: "-There have been several offers and we do not know if they are still accepting viewings". This vendor only came back to some of the requests from Monday?! Another possibility would be that there were 15 phone calls in the first half an hour, the vendor responded quickly enough to these and then started ignoring the ones submited after 10 a.m. This is the worst experience with estate agents ever!!!

Recently sold a property through Acumen, and would highly recommend anybody looking to either buy or sell to do the same. From the moment we had a home visit, right throughout the selling process the team did all they could to make things happen as smoothly and as quickly as possible. Waste of my time. I called and made arrangement to see a property they had on their site and obviously cos am a full time working man I can only take 1 day off and I arrange my day off on this day of viewing of this property and only had a missed call on the afternoon of same day to cancelled this viewing cos someone is put application and deposit down where was your brain letting me know this day before !!! You can NOT rely on these cowboys. Stay well clear of these. And manager Paula I think you should get more training about management skills and costumer service and costumer relations. You got NON!

My experience with them has been less acceptable.
They cared not in the least about selling my property. They couldn't even arrange a single viewing for the first 12 weeks and then they couldn't find anybody who was interested in paying the price that was set by a RICS certified valuation.
If you can take a picture of your rooms and upload them to the online websites like zoopla, Rightmove and co. you will be saving yourselves a lot of money and annoying conversations if you avoid using Acumen Estates Ltd.

I've got to say out of all the Estate Agents out there on the market, I'm so glad we chose Acumen. After another Estate Agent had way undervalued our house, we were surprised when Acumen priced it way higher, and they were right, we achieved near full asking price, so we are obviously thrilled, and we sold our house in five months, would've been weeks except for a time waster. The staff are friendly, competent and always eager to help. Jackie, who I dealt with most, was amazing, as were all the staff, she was my strength in an extremely stressful situation, and I thank all their staff for their help. John and the team were completely professional from the beginning of the process to the end, helpful, understanding, we were impressed with John's no nonsense approach, his experiential learning, the website coverage and advertising with right-move was so good that we sold on the first viewing for the asking price (which we were not sure of, but were pleasantly surprised!) . We could recommend Acumen to anyone wanting to sell - his fees were fixed too which was great - having dealt with other agents in our quest to buy the next house, we realised just how competent Acumen was in comparison to some of the bigger companies. Excellent Service and I would definitely recommend to others !
I felt that the advice and value provided at the initial meeting was clear, honest, sincere and realistic. The impression I received was that the advisor owned the company which was largely family run and I believed he would therefore need to make every effort to sell the property to pay his family's wage.
The staff were very professional and polite on the phone when providing timely feedback and again I felt they really wanted to sell the property.
It paid off and the property has now been sold. Very reasonable fees compared to other agents and as I could not do the viewings they were only too happy to oblige.
Excellent service, thank you and I would definitely recommend them to others.

Selling your house is stressful but Acumen Estates did their best to make it as easy as possible. They arranged plenty of viewings & although I was ready to give up at one point (because of inconsiderate people who don't show up!!) Nicky encouraged me to carry-on & said "don't worry it will sell, it WILL sell" & she was right! It did & I was very happy with the whole team at Acumen, big thanks to you all but especially Adam & Nicky who I dealt with the most.
