I chose to use ADM Residential Estate Agents as a management agent for my rental properties after first meeting Alethia quite a few years ago and being impressed with her determined professionalism and pride in her work and her company. I had multiple dealings with ADM over the years, using them to Tenant Find, but not manage my properties as i did this myself, and found their efficiency and professionalism unrivalled. They never failed to get me excellent tenants which in this business matters - a lot; they vetted them as though it were their own properties the tenants would been moving into which other agents are not always so careful to do and which can ultimately lead to a whole lot of problems. More recently I took the decision to move my whole portfolio to a Managed Service and ADM were the obvious choice. Alethia remains very much an important person as leader and owner of the business and she retains my trust and confidence, day to day however I deal with Sarah and Danielle in Lettings now who are both 1st class, confident and informed professionals who I know will manage any issues with properties, tenants and tradesmen with finesse, communicating effectively and respectfully with all sides to get things done - right. They work hard and are dedicated to delivering a quality service. They conduct thorough Property Inspections frequently to ensure properties are well maintained and compliant with lettings requirements; protecting me as a landlord from nonadherence with the law and from tenants mistreating my property, also ensuring tenants continue to have safe and well maintained homes to live in. Not very happy with the service from these guys….!! Never answer the phones or get back to you after leaving messages. Seem to have the same excuses, staff seem to either have a bad back or get ill. This estate agent needs a bit of training and polishing up on customer service. Not very exact on advice of selling properties. Very pushy and lack of knowledge in the property market. Never the less good luck in keeping your customers. And please don’t say am a scammer…. You seem to be getting bad views a lot recently as the truth is coming out.

I value professionalism, kindness, positivity and hard work in all of my dealings and truly believe this should be the minimum offered by firms in all industries. ADM don’t just meet these criteria, they exceed it.
I have recently sold my flat through ADM Residential and will be moving into a new build. I came across ADM Residential when I examined Rightmove to see who had previous experience of selling flats within the complex.
I saw that ADM Residential had recently sold one very similar to mine which was STC and contacted Alethea Mahil and asked her to come round and give me a valuation. This has proven to be one of the best decisions I have ever made.
Alethea was enthusiastic, positive, honest and very professional when she first came to value my flat. I instantly knew that I could trust her and her firm to deal with the sale. Importantly, she fairly valued the flat higher than any other Estate Agent. Other estate agents had low balled the valuation and told me I would be lucky to get their valuation, however, Alethea, with her knowledge of the flat complex and the market, was confident that she could secure the price. Althea was also by far the most competitive with her fee as well.
The photos and profile of my flat taken for their website, Rightmove etc were brilliant and were done quickly & efficiently. The flat was put on the market in no time.
I had plenty of viewers and was given feedback on each person who came to view the property. Alethea’s valuation and assessment was proven to be correct after three days of the flat being on the market and was sold for the asking price by a lovely couple.
The conveyancing process has proven to be rather challenging. The buyer’s solicitor has been exceptionally frustrating and difficult to deal with for both myself and the buyers. He has thrown in constant blocks and irrelevant repeatedly raised queries on a very tight deadline.
I can safely say if it wasn’t for the work Sarah Swales who has been in charge of the management of the sale, I would have cracked under the pressure weeks ago. Sarah has gone above and beyond and is an absolute star. She has been fantastic as she has had to deal with complete nonsense and has been a constant reassuring presence every single time, I picked up the phone. She has chased various parties constantly on my behalf, updating me and getting the answers so we could meet the deadline. If it wasn’t for Sarah, I think I would have lost the purchase of my new build.
I cannot thank Sarah, Alethea and Danielle enough for the hard work that they have put into this. I have already recommended ADM Residential to my family and I am happy to report that once again they have managed to sell a property within days of it going to the market. I would highly recommend ADM to anyone and can safely say you will not be disappointed.

I have bought several properties for buy to let through ADM and have to say after dealing with some of the bigger agencies in Huddersfield they are the outstanding agent when it comes to service. Efficeint and tenacious in following up and chasing through the sales, and most importantly they seem to care, a rarity for estate agents! Helpful and friendly. My emails and enquiries were answered quickly. The online property advertisement was very good, nice photos of the house, and you get a good range of online estate portals for advertising your house. ADM also has an estate agent building were they can drop in and advertise your house. You get web access were you can login and view booked property viewings. ADM gave me confidence when selling my house. The fees were good compared to other estate agents.

Have worked with ADM for over a year now, we have looked after quite a few properties for them making sure all properties are cleaned and sanitized before its sold or let out again, all staff members are a credit to the bussiness not like a lot of other estate agents we have to deal with, if your planning to buy sell or rent this is the estate agent you need!

After posting the following review, ADM's immediate reaction was to threaten legal action for slander. No attempt to discuss or rectify things at all. This clearly demonstrates what they believe to be customer service.
A close family member rented from this agency and have had an awful time. They have now left the property and are being charged for repairs and maintenance even though the property is in a better state than when they moved in. They have photos to prove but ADM aren't prepared to look or discuss. This is certainly not an agency I would use or recommend.

Josh and Georgia did not pursue things further as they were fearful that you would withhold even more of their bond, especially as you were so rude to them when they came into the office. There was some minor paintwork damage, which is only to be expected after 18months? No holes in the wall - there were two small screw holes they had been filled and were from furniture being secured. The gardens had been fully maintained and were in better condition than when they arrived. The hob was held with tape for safety as you had failed to provide repair for the duration of the 18 months they resided there. You attempted to charge them for removing a piece of paper from a drawer! They had a full set of photos from when they moved in to prove the state of the property at that point but you refused to look at them.
I appreciate your loyalty purely resides with your landlords and not your tenants (tenants take note!). But tenants may well be future landlords or property buyers/sellers so should still expect a good level of customer service. I believe J&G allowed you to do multiple viewings of the property to potential new tenants prior to them leaving at an inconvenience to them and which they didn't need to accommodate. Workman also visited the property without notification.
And being threatened with legal action at the first sniff of a bad review? Makes you wonder....

The pictures that Alethea took of the house were of high quality and professionally done in a realistic way, but also showed the property at it's current full potential.
Both Alethea and Sarah Swales were excellent in their communication with us all the way throughout the sale and they went the extra mile with chasing up any information required which was always done promptly.

I was told my offer was accepted. Then told it was rejected. I was encouraged to have a second viewing and was it was put to me that it was because the seller wanted to know I was "happy to proceed". I now know it was so others could view. I was happy to proceed and was informed my offer was accepted and confirmed by the estate agent. The next day a higher offer was accepted. Just because this estate agent says your offer is accepted doesn't make it so! Buyers beware!

I recently used ADM Residential to sell my end terrace I had renovated. ADM were well priced, but I received full service. Easy to communicate with and always responsive, everything went smoothly. On viewing Alethea advised me to paint the fireplace white, made it look a lot better, id never thought to do it myself. Received offer of full asking price twice in first 3 weeks of listing. Sale completed 2 weeks ago, would use again.

Having used their services extensively I would thoroughly recommend them to anyone looking to use their letting services or to buy/sell a property.
