Today, I went for a viewing to rent a house with Advanced Gladiators property services. After the viewing, I expressed my interest in the property and was ready to make the payment immediately.???????? However, the staff informed me that she had around a hundred more customers scheduled for viewings and that she would submit all the details to the landlord for a decision.???????? I realised that she did not seem interested in offering me the property, and I don't understand why she needs to engage with other customers after I had already committed. In times like this when renting a property is literally a nightmare, when agencies don't even bother to reply or answer the phone because they've got too many clients anyway, contacting Jemma from the agency was like seeing a light on the end of the tunnel or better to say an angel who finally woke you up from nightmares and gave a hope. So busy and under huge pressure, she always find time to answer your emails or call you back, she is an absolute jewel! Like my friend said and I absolutely agree, we just won a lottery with them! Edit: We lived(rented) in the house where many flats are managed by the agency and than you can get the clue why some people here are giving 1 star. I read those reviews and witnessed on my own eyes people from next door not paying bills, electricity cuts, bringing and leaving rubbish around the house and complaining that this government is not doing enough for them and they just want to live on benefits and agency suppose to give them accommodation for free??? It really makes me angry reading and seeing things like that, because if you are on benefits doesn't matter the reason why, you must understand that not even one agency will consider you in front of working people, simple as that, because you don't understand that you are risk for the people who work there, they are working for salary and they want to be payed for work they are doing, for service they are providing and you are expecting them to risk their work and life because of people who eventually might not pay the rent anymore??? Are you willing to work for someone who eventually will not pay you ? I know the answer on this one, because I'm not! I left the flat how I found it when my contract expired. We maintained it as it is our own property because we are living in it and we respect someone who owns it (same as you would expect if you give your car to someone, to fill it up, keep it clean and intact, no difference), and we got our whole deposit back on the same day our contract ended. So, don't believe some reviews here, it is not even worth it to read, because like I said, I witnessed the story behind that and how they left the property after they've got finally evicted (it was a relief for all of us in the building). Agency couldn't even place the property back to market, it was a nightmare. So they lost all that money for the rent, deposit is not going to be enough to bring it back for living condition and tell me, how people who work in the agency suppose to live? On benefits too? Sorry for my long rewiev, but someone independent needs to say the truth behind those 1 star reviews and according to this, I would just suggest the agency, "don't even bother with cases like this, because not even one agency does", but I know that you have more human approach like I said and that's why you are trying to help people even if they think that paying 6 month in front is a rip off, they don't really understand in what risk you are really placing yourself. BTW, we left the agency because our friends who left the country, gave us their property to live in, otherwise we wouldn't move from there, no chance. The best agency we experienced, honestly! Awful company, unfortunately fell behind on rent after making around 25 payments on date advance Glenisters then proceeded to give my landlord my email and mobile number so I could get harassed late at night and early mornings, not everyone in this company is bad after speaking to “Ellie” when my regular contact was away on holiday she agreed this was harassment and tried her best to stop this. Out of words... Waste of time ! This agency .. i wouldn't even call AGENCY , is unprofessional with unprofessional staff working there! Jemma needs to learn some manners when speaking with people over the phone. Was viewing 1 of the properties by someone really nice ( forgot his name ) really good chap.. we gave offer , didnt receive any feedback, had to chase info my self was dealing with Jemma, and told that they received better offer .. Today i pretended i am someone else interested in the property and received a phone call from a guy offering to view it Tuesday or Saturday. Called Jemma was spoken very rudely on the phone , and telling me that she is by herself in the office and no one has called us... Like i have time to make up stories like that.. Because i live close, we had drove passed and nope.. she is not by herself! So please dont waste peoples time, if you dont want to sell properties maybe consider looking for another pathway in your life. I hope you sell this house round 4! .. as other 3 sellers pulled away. Got to say that I'm confused by the negative reviews that I've read. I have a property that is rented out with Advance and I have had no problems whatsoever. My mother went into residential care and the house had to be let out, within 4 weeks we were introduced to a lovely family who were relocating from north London, Carol handled all aspects of the letting, the fees were very reasonable but the professionalism kept us confident and calm as I had those usual concerns about the kind of tenants we might end up with. Our fears were quashed and 2 years on, a nice family are still there and Advance send us a statement every month, regular checks are made and photos twice a year. I contacted our tenants to ask if there were any issues with Advance Lettings and they said they were very happy and any problems in the house were addressed with expediency. Should we sell then they would be interested in looking at that option. Advance to me, are a very nice and pleasant group and I have confidence in suggesting to anyone looking for a professional letting agent, to go check them out.... Read more

I cannot believe the despicable way the London Renters Union are encouraging their own members to post terrible reviews about Advance Estates when they have absolutely no idea or experience of the company, have never been a Client or Tenant and are only posting reviews under instruction by the London Renters Union who unbelievably have very little knowledge of the criteria the agents have to adhere to. Disappointed to hear that Advance Estates asked a woman to pay the first six months rent in advance (several thousands of pounds!), which she borrowed in order to pay. When she then realised they wanted her to do the same in six months' time, she knew she couldn't afford to keep borrowing the money and so didn't move in - but they won't give her the money back that she paid in advance! Somehow this appears to be legal?!... Read more

I'm supporting someone called Mary wilde who joined the London renters union Mary recently had a very difficult experience with Advance, and believes she was misled into paying over several thousand pounds in up-front rent and expenses, in spite of never actually moving into the property. This has caused her quite a lot of distress and left her in serious debt over Christmas. I was disappointed to hear that your owner, Darren, is still refusing to repay any of the money. I think he should reconsider and that Mary should be paid back the full amount that she is owed.... Read more

These are his words, although having gone through this with him I share each of his sentiments. I am very sorry I entered the office of the Advanced. It was a most unpleasant experience and cost me £600 which was the refundable deposit, which turned in to a non-refundable deposit as soon as I signed a document setting out their terms. Suddenly the negotiations terminated and I was gleefully informed by the estate agent that my deposit was forfeited and goodbye. We were able to view the property within a few days, and was shown around by Ellie. Being our first time renting, Ellie explained the process to us and gave us time to look around the flat. Being happy with the flat, and after our offer was accepted by the landlord, Ellie had us in the property within a week or so. Small issues have cropped up since moving in as expected, which Ellie rectified quickly for us. DO NOT USE THIS ESTATE AGENT!!!! I paid £950 deposit when I moved into the house I rented. I lived there for almost 5 years and kept it "immaculately" (the landlord's words). When I moved out I was given £416 back of my deposit as the house was left dirty apparently!! It was spotless! The lovely lady, Tracey from Advance Estate Agents, when I told her that I wasn't able to move out on the day expected because my dad had had 2 mini strokes and was at the hospital seeing the consultant, said "he looked fine to me on Monday"! What an evil woman! I sent her a picture of my dad in hospital after his life saving surgery saying you owe me a massive apology - no reply. DO NOT USE THIS ESTATE AGENT!!!! I paid £950 deposit when I moved into the house I rented. I lived there for almost 5 years and kept it "immaculately" (the landlord's words). When I moved out I was given £416 back of my deposit as the house was left dirty apparently!! It was spotless! The lovely lady, Tracey from Advance Estate Agents, when I told her that I wasn't able to move out on the day expected because my dad had had 2 mini strokes and was at the hospital seeing the consultant, said "he looked fine to me on Monday"! What an evil woman! I sent her a picture of my dad in hospital after his life saving surgery saying you owe me a massive apology - no reply.
