Got to say that I'm confused by the negative reviews that I've read. I have a property that is rented out with Advance and I have had no problems whatsoever.
My mother went into residential care and the house had to be let out, within 4 weeks we were introduced to a lovely family who were relocating from north London, Carol handled all aspects of the letting, the fees were very reasonable but the professionalism kept us confident and calm as I had those usual concerns about the kind of tenants we might end up with.
Our fears were quashed and 2 years on, a nice family are still there and Advance send us a statement every month, regular checks are made and photos twice a year.
I contacted our tenants to ask if there were any issues with Advance Lettings and they said they were very happy and any problems in the house were addressed with expediency.
Should we sell then they would be interested in looking at that option.
Advance to me, are a very nice and pleasant group and I have confidence in suggesting to anyone looking for a professional letting agent, to go check them out.

I cannot believe the despicable way the London Renters Union are encouraging their own members to post terrible reviews about Advance Estates when they have absolutely no idea or experience of the company, have never been a Client or Tenant and are only posting reviews under instruction by the London Renters Union who unbelievably have very little knowledge of the criteria the agents have to adhere to. The 7 years that I have known Advance I have found them to be an exceptional company who pride themselves on the service they offer, which is reflected in the amount of long-standing Landlords and Tenants who speak very highly of them.

I have found Advance Estates to be highly professional and trustworthy over the last four years. Carol took over management of my property after my previous agent disappeared. Carol managed to get my tenant' s deposit returned and re-registered. Ellie has carried out inspections and advised the tenant and the flat has been maintained to a good standard.
I do not hesitate in recommending this agent.

Judging from a recent case, Advance Estates' “standard business practice” for people on housing benefit without a guarantor is that they should pay a deposit plus six months' rental up front (despite their ongoing receipt of Government benefit payments), all this in advance of providing a tenancy agreement for signature; then pressure people to sign tenancy agreements; and continue to demand six months' rental up front throughout the tenancy - otherwise they'll pursue a S21 or 'no fault' eviction against the individual. If you believe that discrimination against DSS renters should end, do not use this agency.

Advance estates discriminates against social housing benefits claimants. If a social benefits claimant is not able to come up with a guarantor, they may be required to pay thousands of pounds up front before they can move in, exposing them to a serious risk of homelessness or debt. In one recent case, Mary in Romford, she was required to pay £6,000 up front putting her in serious debt and damaging her mental health. This was despite the fact that as a benefits claimant, Mary's rent would be guaranteed up front and in full by the local council for as long as she was eligible for housing benefits.

It is important to note that advance estate justified this as their *standard practice* this means that ANYONE who joins up with Advance Estates as a tenant could be treated in the same appalling way. Renters should AVOID if at all possible.

Do not use this lettings agency. Avoid at all costs. I will amend this review if they do the moral thing and return Mary the £4800 she paid for a flat she never lived in and they amend their terms and conditions to stop people on housing benefit having to pay 6 month's rent up front. This is a moral issue.

Appalling agency - bullied a tenant into paying several thousand pounds in rent for a property they never moved into over Christmas. Avoid them like the plague if you're looking to rent.

Disappointed to hear that Advance Estates asked a woman to pay the first six months rent in advance (several thousands of pounds!), which she borrowed in order to pay. When she then realised they wanted her to do the same in six months' time, she knew she couldn't afford to keep borrowing the money and so didn't move in - but they won't give her the money back that she paid in advance! Somehow this appears to be legal?!
