We completed today on a purchase sold by Alexander Boyes. Dan was always available for questions and queries, despite the home owner living abroad they made the process painless and efficient. There were several complications outside of our / sellers control which were all dealt with quickly. Communication was good throughout and I’d have no hesitation in recommending them to work with.

As a long-standing director on the governing board for our block of flats I have dealt with Alexandre Boyes for many years and found their level of service to be most satisfactory. My only concern was the service level was adversely affected that the workload placed on too few members of staff.
In 2022 Ashleigh Taylor joined the block management team and in my view has become a great asset to her employers. I have found her to be knowledgeable, helpful and attentive to our needs. She is personable, friendly and respectful and, above all, exhibits great patience and understanding when responding to the demands of our residents.

Alexandre Boyes have just sold a property in Capel for us after having also let it for us for 8 years prior. Both the sales and lettings teams are excellent (in particular Dan on the sales side and Rachel on lettings). They are knowledgable, responsive, honest and friendly. I recently concluded a tenancy with Alexandre Boyes, I feel it's important to share my experience for the benefit of future tenants.
Initially, the estate seemed promising; however, I soon faced significant issues. The most pressing was a large damp problem within both bedrooms of the property, which was acknowledged by the agency but, disappointingly, remained unresolved for the last six months of my tenancy. This not only affected my living conditions but also raised concerns about long-term health impacts.
Another surprising oversight was the miscommunication regarding the property's parking situation. I was informed the road was public, but it turned out to be private, leading to unnecessary tension with neighbors.
Furthermore, my experience with the deposit return process was particularly stressful. The attempt to withhold the majority of my deposit without clear justification was unsettling. Thankfully, the Tenancy Deposit Scheme (TDS) mediated, resulting in a £400 return in my favor, which highlighted the discrepancies in the agency's claims.
Despite these challenges, I attempted to facilitate a smooth transition by allowing viewings after I moved out, two months before the end of my agreement. I even reached out proactively to ensure the property was left in a satisfactory condition for the next tenant. Regrettably, my efforts to communicate and address potential issues were met with silence, only for these same points to be unfoundedly cited against me at the end of the tenancy.
I could talk to more examples of failure from Alexandre Boyes such as the broken back gate which they were aware of as I had reported it twice already, The next door neighbor ended up paying for the repairs in the end due to the lack of response from Alexandre Boyes.
This experience has been a learning curve. While I understand that managing properties and expectations can be challenging, transparency, communication, and action are crucial in the estate agency business. I hope this feedback serves as constructive criticism for Alexandre Boyes, to improve their service for future tenants.

I can't fault the team at Alexandre Boyes. I have used both sales (for buying and selling) and lettings, and the client care is second to none. A special mention to Rachel who goes out of her way to provide excellent guidance and advice for landlords and tenants. And to Dan, one of the loveliest Estate Agents I've met (and I've met many!)

I can’t tell if the staff at Alexandre Boyes are incompetent, lazy, or simply don’t care about the properties they are paid to manage. I suspect it’s a combination of all three. In November 2022, I had the misfortune of moving into a flat on an estate managed by Alexandre Boyes. Shortly after I moved in, I heard scuttering and scratching coming from the attic above the property. I reported this straight away, and it took them a week to even acknowledge the problem. I had to follow up with numerous emails and phone calls (which they never return). Finally, after a month and a half, they arranged for pest control to attend to the property. By then, the rodents in the attic had managed to scratch a hole through my ceiling (see photo).
Pest control confirmed that squirrels were probably getting into the attic via trees outside the property, and that these would need to be trimmed. It also emerged that electric cables in the attic had been chewed on. This is obviously a serious risk, which Alexandre Boyes are aware of but don’t seem to care about.
A contractor has since provided Alexandre Boyes a quote to inspect for holes in the roof of the building and trim the trees, which has been sitting with them for weeks. The contractor himself told me they are always very slow to address any issues. I have yet to receive an update, and have now had a hole in my ceiling for over a month – in the middle of winter. At no point did it occur to them to even provide a temporary fix to the ceiling. In fact, they have ignored requests for one. I can still hear the squirrels running around and scratching, and constantly worry that they will do further damage to the property. This whole experience – and the fact that Alexandre Boyes have shown themselves to be completely unreliable when it comes to dealing with maintenance issues – has totally ruined my enjoyment of my new flat.
If you care about your mental health and the state of your property, stay far away from Alexandre Boyes. They seem to think it’s perfectly fine to ignore residents and leave major issues unattended for months. In all my years renting in London, I have never come across such bad property management. Alexandre Boyes should be ashamed of the incredibly poor level of service they provide.

I had contacted the agent on Monday morning regarding a rental property which was just published on the day. I was told to wait for a a viewing appointment. On Thursday, after no contact form the agent, I phoned Alexandre Boyes. However, I was told that after blocks of viewings, the house was under offer?! Very poor services! I’ve had a grand total of 2 hours sleep thanks to storm Bella and AB excellent property management service. Every hour on the hour I’ve had to empty bowls of water and change towels to try and stop the water ingress and further internal damages as the extensive repair issues to the property reported in February 2020 still haven’t been fixed. Can’t wait to pay the next instalment for ground rent and Maintenance fees and be fobbed off via email yet again ????????

Good knowledge of the local property market is a big strength. Realistic valuation of our property proved to be a key factor in attracting a buyer. Supervision of accompanied viewings very professional and we were relaxed to step aside and let Alexander Boyes run with the sale.
Despite the difficult market conditions, Brexit and Covid, the sale was completed to our satisfaction.

I write not as a client but as the resident of a property directly behind Beaumont House, a building managed by Alexandre Boyes. There has been a long standing issue regarding communal bins , overfilling, incorrect disposal and as a result a squalid environment that has genuine health and safety issues. As property managers AB have not addressed the core problems and as a result I have to live with the stench of their resident's rotting putrified food. This is a disgrace and their complete lack of social and environmental responsibility in this instance needs to be registered.

I’ve used Alexander Boyes in both letting and selling, both experiences have been extremely professional.
Previously I’ve let an apartment through them, twice it was let within a day. More recently I’ve instructed them with selling our home, receiving three asking price offers within a week despite a lot of local competition from similar properties.
Dan has an unrivalled knowledge of the local property market, this paired with his ability to make a potentially stressful process simple will make him our chosen agent for the future.

Having lived in London for 14 years I'd had my fair share of Estate Agents dealings and it was getting to the point where I didn't like them much. BUT... how my opinion has changed and I wish all Estate Agents were taken from the mould at Alexandre Boys in Tunbridge Wells. Kim, Rachel, Daniel, anyone I came in contact with for whatever reason, big or small , they were just lovely people to deal with, humans, and not robots who spout out what you want to hear and never see it. These guys are so efficient. The move went so smoothly it was like we didn't even move. Even now we are moved in and settled, when a few small little issues had arisen, the team got straight on it and a resolve was fast! I can't sing their praises enough and find myself talking about them down the pub with friends - that's how much of an impression they made on us! We recently started a tenancy in a property managed and let by Alexandre Boyes and the team there have made it a very easy process and have kept us informed at all points. They have been extremely responsive with any minor issues we’ve had so far. They are by far the best estate agents I’ve dealt with so far (which is about 5).

I found the team to be very helpful. I was able to move into a property at short notice. I gave them information about what I needed, and I was lucky enough to move into an ideal property. I never had any issues with contractors, and am very pleased with the service I received. Would be glad to recommend them to friends looking to move into the area.

1 Star is giving them credit. The worst letting agent i have ever dealt with. Lied and withheld important information about the property, of which we had to move out from after 7 weeks. I would suggest you give these cowboys a wide berth and go with another agent. These scumbags are the kind that give letting agents a bad name. Let their contractors in without notice, threatened to keep the deposit, bogus fees on deposit return. Don't believe a word they say. Scum

Great management company that has not let us down. Not at the cheaper end of the spectrum but comprehensive. They have been able to help us with a few difficult issues. Overall glad we chose them to let our property and manage it on our behalf.

Alexandre Boyes has been the rental and managing agent for my property in Tunbridge Wells for the last six years. They have provided the highest possible service both in finding long term, stable tenants and also in managing the day to day issues that crop up with properties. As an overseas landlord I am totally dependent on Alexandre Boyes' Property Manager James McDonald and he has never let me or the tenants down. James always goes beyond the call of duty with a super fast, highly efficient service delivered in a friendly and courteous manner. If he ever decides to relocate to Asia I'd give him a job in a heartbeat.

Having recently used Alexandre Boyes to rent out our Tunbridge Wells property I was amazed at the service of Kate and her team. The level and communication was fantastic and the property was rented within a few days. Kate and her team put alot of effort into carefully selecting some fantastic tenents who have been wonderful. Alexandre Boyes manage the residential block of flats of which I am one of the Directors, Katherine Cheung being our Estate Manager. The service from Kate Boyes, and Katherine is efficient, friendly and courteous. Enquiries are dealt with quickly and we are kept the picture. Katherine has found competent contractors whose prices compare very favourably with past experience. Thus 5 star indeed.
I was pleased to recommend Alexandre Boyes as a managing agent to a Director of another local block. They joined Alexandre Boyes with Katherine as Estate Manager and are very impressed with the service.
