I recently dealt with Doorknobs in connection with a new tenancy (as tenant) and have had nothing but positive interactions with them.
Lucy Black dealt with the viewing and the letting and was friendly, proactive and a pleasure to deal with throughout. She responded quickly and, I felt, struck a perfect balance between managing her client’s interests as landlord and also my interests as tenant.
Jodie Walker has just carried out a maintenance inspection of the flat and was also friendly and professional. She worked around my availability and quickly and correctly identified issues that needed to be addressed from the landlord’s perspective.
So, I wouldn’t hesitate to use or recommend Doorknobs.

Daniel, Lucy, Jack, Katie whom we dealt with over a period of time were beyond our expectations after dealing with many Agents, we were not expecting such a fabulous experience. Professional, great communication, efficient in every way, get the job done, understand your needs intuitively and tenacious all the way even when busy with other clients you feel their undivided attention to detail and reassurance and good advice all the way from start to finish - highly recommend and will have no hesitation instructing Doorknobs In the future. Breath of fresh air amongst the many boiler plate Agencies. Well done to Jack and his attentive team and especially Daniel who was beyond the pale. Mr and Mrs Strachan

Please AVOID this agency!
We had a fairly ok (but suboptimal) experience with them over one year tenancy, but things got very sour as we were exiting the property.
1. We were asked to return the keys at 11am on the day of tenancy end. Did not expect this as we have technically paid our rent until the end of the day itself, however, still asked to return keys before noon whilst we had cleaning crew with us.
2. Hired professional cleaning crew to clean the house + dry hoovering the carpet. Note that the carpets were new (one-year old when we moved out), we have no pets and there were no stains. However, Doorknobs wants to take 175 of our deposit for a deep steam cleaning of the carpets. Now if you do not know, under the Tenants Fees Acts 2019, it is illegal to ask tenants to pay for professional cleaning of the property unless it is proven necessary. The fact that we exited the property with it being left in a state cleaned to a professional standard, we should NOT be liable such a fee. In fact, it is unlawful to include the clause of 'Tenants agree to professionally carpet cleaned ...' in the contract as it contradicts with the legislation.
3. When trying to communicate with the agency that point 2 is unreasonable and we disagree, the lady who picked up the phone was EXTREMELY RUDE and SACARSTIC. She claimed that with the clause in contract, it means you MUST pay. Referring back to the 2019 Acts - NO WE ABSOLUTELY DO NOT! We have gone above and beyond with the cleaning and returned the property in a cleaner state than when it was provided to us (even the agent agreed in the email, and did not say that there are stains on carpets and therefore needs professional steam cleaning).
Please know the law and know what you can/ cannot do, Doorknobs. The fact that you tried to take tenants' deposits without a basis is unlawful. We urge every tenant to know your rights - stop the agencies from the bullying!

If there was an option for no stars i would have put that!
I tried to view many properties with Doorknobs however they were extremely unhelpful and unaccommodating to needs.
On one of our viewings ‘Dean’ bragged about how much he disliked the landlord of the property we viewed and that he was leaving the company. He made his feelings very apparent!
On our second viewing with ‘Dean’ when my partner turned up ‘Dean’ cancelled the viewing as they had double booked at the same time. My
Partner took time off work for this and Doorknobs was not apologetic on the slightest
When we finally came around to liking a property ‘Dean’ promised us that no one else was interested and we were the only parties filling out the forms to start referencing. Safe to say that was another lie! As the next day it was taken off the market and I found out he had given it to someone else.

Lucy Black is one of the most amazing agents I have ever dealt with. Trust me, I have dealt with many over a lifetime. From remembering I liked the property I moved into after it was initially taken, to offering to show it to me when that deal did not materialise, she goes out of her way to be kind, professional and the best caliber of her discipline. If you deal with this agency, make sure she is the one. She will go very far in her industry.

Really really poor experience, would not recommend anyone to use this estate agents. A few things I experienced:
- The locks being changed with NO notice to myself and coming home to being locked out of my property. Estate agents not having a clue that this had been done and then badgering me for months after to get a key....so insanely unprofessional
- Two monthly checks on the property I was renting which is absolutely ridiculous level to check it at, makes you feel like you can't stay there long term/actually relax into living there.
- Pretty much scammed me out of a part of my deposit - they request you use particular cleaning services but don't tell you they want you to use this. Then they take back a part of your deposit when you literally had no idea this was the case.
They came across like absolute scammers, I was a good tenant and makes you think what's the point?
If I could give 0 stars I would, the last few reviews on this page look completely fake and all start in the same way... I've told all family and friends in TW to not use this estate agents.

I have been a tenant with Doorknobs (Tunbridge Wells) for the past 18 months, an in that time a few issues have arisen, leaking roof which caused damp, kitchen tap, extractor fan in bathroom and a broken down washing machine. Having reported the issues, Jodie, my contact at Doorknobs arranged the tradespeople to come and assess the problems within 24 hrs. I can’t thank her enough for her prompt and professional response and kind, respectful and courteous manner when dealing with my concerns. Thank you Jodie. I recently renewed my rental agreement with Doorknobs. I am very happy with their service. Lucy has been very friendly and helpful and has responded to any queries quickly. They are the first rental agents where a regular inspeciton is performed, which gives me comfort that they are aware of any issues.
It was time for my renewal and Doorknobs let me know the new rent with good advance notice before the increase. The increase was also fair. I have also had the regular inspections, which is great and they have mediated well between me and the landlord for any changes that I want to make to the property.

We recently secured a rental property through Doorknobs and can't fault the service Sophie and the team provided. With our current landlords deciding at the end of our tenancy to sell, we urgently needed to secure another tenancy. Having found a property on Doorknobs, Sophie was able to fit us in for a viewing and within a couple of days we had secured the let. The communication between us, Doorknobs and the landlord, all facilitated by Sophie, was excellent, with further viewings even arranged for us at short notice. Absolute shambles of a company. They care too much for their lying, money grabbing
landlords they manage and nothing about the tenants that pay their hard earned money for somewhere to live.
Not professional in any way, lying to tenants to get them to move in and when problems arise, doorknobs and the landlord we had go hand in hand to spend as little as possible and get out of having to pay for any repairs or refurbishment needed.
We moved in with them knowing we had a seven month old and multiple trays of rat poison was left in all rooms of the property and all they can do is point the finger and blame other people without an apology.
Whatever you do, don't use doorknobs. You'd get more satisfaction dangling your knackers in a tank of piranhas.

Not a pleasant experience . Made me paid more than listed price saying already have an offer. Did not agree for 6 months lease break clause which is standard. I was in desperate need to get a house before certain date. Presumably taken advantage of this situation.
After 8 months I had to break the clause, charged me 700 pound for reletting. Moreover deducted 40% of deposit saying the repair cost, which I think its general wear and tear in the house. I paid you more rent that that was asked!!!

Not very good human beings overall. Petty and picky and overall bad and sneaky. If I could give -5 stars I would.
I would recommend staying away and go with another letting agent in TW, there are loads of great ones with much higher review scores.
We can all see the low overall reviews on Google... anything under 4.5 is usually businesses not worth dealing with.

They have been great and even though we are so remote from the property we have always been very confident the things were being done properly in line with current guidance and rules. Avoid these letting agents. They are deceptive and duplicitous. They try to conceal their shortcomings through blaming inefficiency of colleagues who mysteriously disappear from time to time. Several fake reviews here to balance the candid reviews received from disgruntled tenants.
This business has financial issues compounded by the present emergency measures and have tried to push properties which are not available or unsuitable to obtain money from prospective clients. Soon doorknobs will be an irretrievable casualty of economic emergency.Not a moment too soon. Don't give them any money, check them out.

I have used Doorknobs as my letting and managing agents for over eight years. I have several properties in and around Tunbridge Wells.
I have always found them to be professional and easy to communicate with. My properties have always been occupied with very little down time, if any.
During this period I have not had any problems with tenants or the property. References are always taken out, deposits held in the deposit scheme. I have always found them to be professional and easy to communicate with. My properties have always been occupied with very little down time, if any. I travel a lot and it is very important to have a local agent whom I can trust. During this period I have not had any problems with tenants or the property. I know who I need to speak to about different issues that arise, be that viewings, maintenance or finance, making it straight forward for me to quickly get the answers I need. They always make time for me, responding quickly and efficiently to my queries, but more often than not they provide me the information and solutions I require before I need to ask. They’ve kept my property occupied throughout, largely due to their wide sales reach and reputation in the area, as well as, importantly, being reasonable and fair with the tenants; happy tenants lead to long term tenancies - and that’s always a good thing. The senior team were also very supportive to me throughout one problematic tenancy, guiding me clearly on my rights and responsibilities and ultimately helping me draw it to a successful close. Another thing I value is they have a complete set of professional contractors with whom they have built strong working relationships. I rented a nice 3 bedroom flat from Doorknobs a few years ago, it was a fairly nice experience up until the contract was signed and I was moved in, at which point they turned into some of smarmiest estate agents I've ever had the displeasure of dealing with.
I came home one day to see the kitchen ceiling sagging quite significantly, as I pulled my phone out to call Doorknobs, the majority of the ceiling fell through, covering all of the kitchen. I didn't blame them for this, I understand things like this happen. What I do blame them for is the abysmal way they dealt with it.
The kitchen was like this for a week and a half before I had to go away for a 2 week work trip, despite multiple calls to them to try and have something sorted so I could use the kitchen. Once I got back from the trip, so 3 and a half weeks by this point, still nothing. I call them several times over the next week and nobody seems particularly interested, it eventually gets sorted around the month mark of having no use at all of the kitchen.
There were issues with damp in the master bedroom, anything you'd put in the cupboards went mouldy within a couple of days. After describing these problems to them I was told to "give it a clean and buy a dehumidifier", which I did. Unfortunately it wasn't a magic dehumidifier and didn't get rid of the damp in the building.
This problem went on for months, at which point I'd had enough of them and decided to find somewhere else to live, only spending a total of one year in that flat which I really did like. But lo and behold, about 3 weeks before I was due to move out and they could put the flat back on the market, they sent a company round to come and re-plaster the wardrobe, so it would be mould free for another 6 months or so. Truly the hallmark of a disreputable excuse of a company that only cares about money.

As soon as we moved into the property we were renting through Doorknobs, we discovered the oven was filthy with mould and wasn't working at all. We contacted Ryan, who agreed to get the oven fixed however, still insisted the property had been professionally cleaned before we moved in despite being shown pictures of an oven that clearly had not been cleaned.
We then had issues with our boiler and it completely stopped working so we had no heating. This was when the months were getting colder and we contacted Ryan again to help resolve the issue. This took Doorknobs OVER A MONTH to fix. We had to continuously email, call and chase to get answers or updates from them and they showed no urgency or empathy towards the situation. This is appalling and no tenant should be treated this way.
Honestly, we could not wait to leave the property and to be done with Doorknobs, but before this we had the final inspection from Ryan. We made sure everything had been professionally cleaned and de-weeded the garden too. He let us know anything that needed taking out our deposit, and we signed the check out form. Later, we then received an email saying we will need to pay £75 FOR SOME SHRUBS in the front garden... AFTER we had signed the check out forms. We even got a much cheaper quote as it was only a small front garden and they refused this quote.
These people will take whatever they can from you and they will show no empathy towards you as a tenant in a property you rent through them.

Terrible service. I had my property on both the rental and sales market with Doorknobs Tunbridge Wells and received what can only be described as poor service. I had to constantly chase them for updates and they didn't even bother to inform me when they did viewings nor give me appropriate feedback. When I finally raised these issues with Kate the Director all she did was blame me and argue with me for over 48 hours over email. She didn't once apologise for the level of service I felt I had received nor did she behave in a way that I would expect from a professional Business Director. She is very defensive and doesn't realise that feedback can help her identify her business weaknesses and can help her business improve and grow. She didn't want to listen to my feedback and instead just told me that no matter what she would pursue me for what can only be described as 'hidden costs' in the contract when I found my own tenant and not them. She was hellbent on getting her costs covered and totally uninterested in ways in which she could lessen my sense of annoyance and poor service. The whole thing was bizarre really. I wouldn't recommend using Doorknobs based on my recent experiences.

When we were checking out because of the trouble we’d had it was a nightmare. My advice take as many pics, videos as possible, have them agree everything before moving in. They will take as much from you as they can before the money comes back to you

In my opinion they are the worst, after they have your money. Once they have it, good luck getting anything done and everything is on their terms. Be firm with them or else they will have you over

I have been letting my Tunbridge Wells property through Doorknobs since 2009. During this time I have had a few tenants, but only about one month in total between tenancies.
Each break in tenancy has been for personal reasons on behalf of the tenant, and Doorknobs has immediately notified me and put the property back on the market.
Tenant checks have clearly been thorough, because in all the years only one month’s rent was paid late (by five days). Inspections are regular and always followed up with a detailed inspection report.
I know that my current tenant, who has been in the property for a few years, is extremely happy with the communication with Doorknobs. And from my side, I am happy that Doorknobs deals with most things on their own, within the boundaries that we have agreed, and contacts me when they need input or a decision from me - this is what I expect from a letting agent.
Communication is always clear, quick and accurate.
I have recommended Doorknobs to many friends.

I couldn’t rate Doorknobs more highly. Having used another agent previously (who offered extremely poor service given the commission they were charging) I have been throughly impressed with Doorknobs. They are quick to communicate any issues via email or telephone and are great self-starters when it comes to getting any issues resolved (eg boiler issues) in an efficient manner. The check-in / check-out process is slick and fair for all parties involved in my opinion (they make a through inspection of the property before tenants move in to ensure it is clean and up to scratch).
All of my tenants have been very happy with the service they have received from Doorknobs (my brother has also been a tenant through them at one stage and never had any complaints!)

Horrible agency for tenants. Wasn't interested in my complaint that my landlord was repeatedly letting himself into my flat with no notice. When I gave notice to leave I later asked if I could extend it for a few days because my new flat had a delay for me moving in. All was agreed and I paid the extra days rent. Then on moving day I received an incredibly upsetting voicemail from some nasty little boy working there telling me that if I didn't leave that day they would take steps to evict me. I don't know where that came from, it was agreed and paid for I would stay there until that day so why they felt the need to threaten me like that I will never understand. Also, whilst they were marketing the flat for new tenants they sent people round to view it on several occasions without giving me any notice. They have no respect for tenants, they are only interested in the relationship with landlords. Deeply unpleasant bunch of people, they make me sick.

They act in very good faith at all times and are interested in protecting not only my interests but that of the tenants also. When I call or email the office, my questions are dealt with immediately. I would not recommend Doorknobs for letting. On the outset, their agency fees seem reasonable in comparison to the other agents, but don't be fooled. In the small print at the back of the contract is a checking out fee of £84, you must have the carpets professionally cleaned £125 and the property professionally cleaned. I have always had my full deposit returned, but they took £334 off for nit-picking. The oven was clean apart from some carbon marks on the trays - they charged me £60 for this using an external cleaning company and believe this is a very reasonable charge. I strimmed the lawn but missed the edges - £35. I called up to discuss the unreasonable fees, and the agent was quick to become aggressive and impatient on the phone, his manner was unprofessional, and I got the impression that customer service is not at the forefront of the agenda at Doorknobs.

Throughout this time Doorknobs has fully managed our property to a very high standard and as our letting agents, we feel it would be difficult to find anyone better.

Late in 2014, when rapidly approaching the long Christmas lull I had exhausted all avenues in getting satisfactory quotes for a Tunbridge Wells property refurbishment which I was not going to find easy to project–manage due to distance.
Doorknobs in Tunbridge Wells had sprung to mind from my time in the area and their website confirmed that they will coordinate property improvements for landlords.
Happily they very quickly indicated that they had a clear vision for the necessary work, to my specifications and budget, and I am quite frankly thrilled at the finish achieved after eight weeks of work by the various contractors and to budget, as well as extremely impressed by the level of coordination demonstrated by all in the Doorknobs office, to bring everything together.
Doorknobs’ professionalism has extended to the letting process and everything has gone smoothly there too so far so I would not hesitate in recommending them to others who might need these and other services they offer.

When the front door doesnt open and there is no other exit other than the back door, how can there not be an emergency callout when you are on your own with 2 small children and the windows barely open. What happens if there is a fire in the kitchen????????? Doorknobs are the lives of my daughter and her 2 young children not important enough for you to send someone out to fix the problem. This is a huge health and safety issue. Whats more I cannot see that you belong to any governing body.

I sold my property (1 bed flat) in Tunbridge Wells recently, and chose Doorknobs for a variety of reasons. Other estate agents seemed resistant to taking on the property (bizarre), and argued about the expected value that the property could achieve. Doorknobs, (Jack specifically) by complete contrast embraced the opportunity and helped me achieve a sale price which was at least 20% higher than all other quotes. It was a slick, speedy and very professional service and made me loads of money! They were also the most competitive on charges & fees.

In this instance I was a tenant and although everybody has different experiences according to their circumstances, I can safely say that my experience of Doorknobs was a good one. I found these agents responsive, punctual when making appointment to view house at beginning of tenancy, always available when I had queries, even when I turned up at their office unannounced. Doorknobs always informed me well in advance when they were bringing potential tenants to view the property at the end of of tenancy. Doorknobs is the worse letting agency i ever come a cross. My daughter rent a property from them and she is only 18 years old. Doorknob should check the property is everything working or not before give the keys to her. When she got into flat they have noticed straight way that heating is not connected. It took them four months to resolve it. but in that four month they have PAID full rent. Now i have spoken to lady in doorknob Call KETIE. she is most abusive and liar lady i have EVER come a cross. On top she put phone down on me twice. when i ask her she replied to me that she is wasting time and put the phone down again. Her attitude is like who ever rent house they are from jerk. As a landlord, I have found Doorknobs' service to be very good. They have quickly found suitable tenants and periodically check that everything is OK. They send me clear and prompt statements of rent paid and outgoings on maintenance. I would recommend them.

I am so shocked by the reviews on here, and I agree that they must be false. I've rented through other landlords through university and abroad, and I've never come across one that even half competes with the service I've had at Doorknobs!
I've had a few problems (which weren't caused at all by Doorknobs) and they have responded instantly to every issue, and sent professional workmen out to fix them within a day!!! I mean come on, it doesn't get better than that!
I have spoken to a few different members of the team and they've all been equally friendly and understanding. I've never had any experience of them being anything other than helpful and efficient.
There's absolutely no way that these other reviews are genuine, because they just simply don't reflect the service you get from Doorknobs. They've been perfect to me, nobody could have had such a different experience with them. And I've spoken to a number of people there, so I've had a fair experience of them as a whole, not just an individual member. I haven't got a bad word to say about them! I'm actually really glad that I rent through Doorknobs, and I hope to stay with them for a long time to come. I'm sorry for Doorknobs that they've had to put up with these fake reviews, and I hope that people will actually take this one seriously.
