I had a really positive experience with Balmer and Co, and especially with Emily Lord. I initially secured a place through Balmer and Co, but unfortunately due to flooding (which was completely out of their control), I had to move out immediately. During what could have been a very stressful situation, Emily was absolutely amazing, she truly went above and beyond, keeping me fully up to date throughout the entire process and always making sure I knew exactly what was happening.
She found me a new place very quickly and handled the arrangements to transfer my deposit and rent over, making it possible for me to move in as soon as possible. She genuinely made the whole situation far less worrying and removed so much of the hassle. Emily is very bright, funny, and always made me feel at ease throughout the process.
I owe a massive thank you to Emily and Balmer and Co for the way they looked after me and handled everything so professionally and kindly. I wouldn’t hesitate to recommend them.

We had to deal with sale of property for an elderly gentleman who unfortunately had to go into a care home
All the staff were absolutely brilliant all way through from beginning to end especially Beth who was amazing. She kept us fully informed at each stage of the sale.
Any problems that arose ( and there were several) were dealt with total professionalism.
I would certainly recommend Balmer & Co to anyone selling or buying a property

Disgraceful “company” As a letting agency they refused to do repairs on dangerous electricals refused to fix rat infestations, went back and fourth for months , refuse to communicate through email only speak on the phone where they threaten you with loosing your house if you ask for things to be fixed, swear at you. Had to contact redress scheme because of refusal to fix things (owner of my house left they’re letting agency because of their behaviour) they were ordered by property redress to pay compensation for there behaviour which they never paid and now won’t be part of a property redress scheme. Also have had to change company name and ceos multiple times for not declaring finances ect. If you’re a landlord or someone renting stay farrrrrr away.

I feel the need to amend my review after being contacted by Balmer & Co in Atherton about my earlier feedback. My original review reflected my experience after having an offer accepted—once the offer was agreed, communication stopped, and there was no initiative to ensure all parties were progressing promptly. I had to chase every update myself, and the process was unnecessarily frustrating.
After posting this, I was contacted by Kieran from Balmer & Co. Instead of asking what could be done to improve their service, he told me I was ignorant of UK property law and attempted to “enlighten” me. I do not know why he felt the need to emphasise UK law, nor why he seemed surprised by my negative review when others have also shared similar feedback about their service. He even said he found my comments amusing. I was expecting a constructive conversation but instead received an unprofessional, rude, and arrogant lecture. This experience only reinforces my opinion that their post-offer service and attitude towards customer feedback are extremely poor.

After 14 years I left Balmer & Co in June 2025 been left disappointed and traumatised how little interest property is paying to landlords and tenant satisfaction. After tenant notice for over 30 days couldn’t advertise my property. They didn’t respond to any of my emails when they been challenged, ask questions as amateur property letting agent.
They don’t act in landlords & tenant interest.
Couldn’t sort council tax bill to correct dates.
Team working for Balmer & Co they have very limited experience (as they got very high rotation of staff, can’t keep up who is responsible for your property) in property management and demonstrate a lack of professionalism. Additionally, their customer service skills are underdeveloped competence in property management. Their approach to customer service is unprofessional and suggests minimal training or expertise.

Beth is very assertive and a strong communicator. As well as being supportive to my circumstances, she was also very reassuring that everything was in hand.
My purchase was a no chain (I wasn't selling) and no chain (seller had vacated).
Communication with Beth didn't feel like I was being a pain with lots of questions, she understands everyone needs their own time to process.

Rented for a few years until landlord wanted to sell.
Estate agent issued a rental increase illegally, then issued a section 21 illegally and didn’t like it when I refused viewings.

Lauren helped us with the sale of a late family members estate and was brilliant from start to finish. Unfortunately, the solicitors we used weren’t the best and had to be chased for updates on numerous occasions but Lauren was brilliant at dealing with them. She chased them and gave us constant updates on where things were up to. This wasn’t Lauren’s job to chase the solicitor to the extent she did, however, we were so appreciative to her for this otherwise we’d have been in the dark all the way through. My experience with these estate agents has been absolutely dreadful. Upon renting an apartment with them, I was immediately confronted with dishonesty as they misrepresented the council tax band in their advertisement and adamantly refused to acknowledge their error.
Predictably, the apartment reappeared on the market with the same misleading information.
To exacerbate matters, the apartment was handed over to me in a deplorable condition, necessitating extensive repairs and thorough carpet cleaning.
Furthermore, they arbitrarily altered the deposit amount registered with the DPS and protracted the process of returning my deposit, resulting in significant frustration on my part.
In summary, the poor level of communication and customer service exhibited by these estate agents has persisted since the start.

Horrendous company never rent a property from this estate agents! they rent there properties out in a dreadful state don’t sort problems when reported, no co2 near boiler which is a legal requirement, carpets and walls in such a state that we had to replace them ourselves, and then not even 12months of living there, come home to a for sale sign outside the property with no prior warning!!!, so all moved out and keys handed in and considering we have paid over £1000 on carpets and re decorating balmer& Co have the audacity to withhold our deposit due to the one of the windows being cracked from the outside which we did not do and some holes on the wall where the TV had been. Rented many houses before and this company is by far the worst we have ever dealt with. 0 stars if it was an option

The whole process was handled so professionally, Tory and Kieran were amazing from start to finish, always responding to my calls and emails, and keeping me calm throughout. The photos taken of my property were done to the highest quality and I genuinely believe this was the key to selling our home. Decided to sell one of my properties from my BTL portfolio. This particular property has been let out over the last 7 years. Balmer and Co have a great letting management team who always go the extra mile. So i was expecting an equally high standard of service during my time of sale. They gave a higher than expected valuation took a lot of great pictures with high tech equipment and arranged an open day. The property sold during the first set of viewings! Speaks for its self? i would highly recommend all of there services. Best estate agent in area!
