THE WORST LETTING AGENCY EVER!! Even 1 star is too much!! I rented a 1-bed flat for a whole year in Leicester and everything was extremely bad. The false advertising, they lied at the viewing saying that everything in the flat is working washing machine etc. but it broke in the first day after starting renting. I received the flat in the worst condition ever, really dirty with spiders infestation inside the apartment which continued to be the whole year… From the start, communication was poor, with emails and calls often going unanswered. Maintenance issues were either ignored or took far too long to be resolved, for the washing machine it took 4 MONTHS for someone to come and repaired it, meanwhile I had to live with a water leak in the flat, black mold appeared and couldn’t wash my clothes. For the spider infestation they did nothing and only said “to use a bug spray”, there was a major problem as well with the toilet which was leaking and it took weeks to have it repaired. I had to pay a lot of money for the water bills just because they weren’t competent enough to repair everything before having it rented…at the end of the tenancy they even blamed me I didn’t hoover and they have the audacity to not give me the deposit back in the beginning and forgot how I received the flat on the first day!! OVERALL, never rent from them as you will waste all your money and in exchange you will receive a nightmare of 6-12 months of living in a moldy, problematic apartment!!... Read more

One of the worst companies - a young lady came to present viewing of the flat, what she did was only to open the doors. That's it. She didn't know anything about the flat. She even didn't know information from the advert, was not polite and was defensive on any question. Even if you put application form for the flat, the agency does not send you any confirmation, a few weeks without any feedback from the company - very poor quality... Read more

Overall happy but one concern. Reported leak and lack of heating by Belvoir from new tenant. Belvoir asked to call out emergency cover to invest fault. Luckily the previous tenant had already visited the property and had explained to me that both faults were not faults. My concern is that Belvoir immediately went to calling out out emergency cover without any invest into whether the fault warranted this.... Read more

Worst estate agent I have encountered in 15 years of being a landlord and I have used quite a few. Briefly, extremely poor management. They even missed a gas safety by six months. All they did was blame tenants for non contact. That was the senior property managers constant excuse. I asked her to speak with them if that was the case. I never got any response from her about that because it simply was not true. The tenants proved to me that they do respond and I have had no difficulties at all since I took over managing my property. My tenants informed me they reported an issue and I never got to know about it and in the end they fixed the problem at their expense. They took five weeks to market my property and then the senior person there was rude when I kept chasing up why my property was taking so long to go on market. There is more, but I won’t go into detail. What estate agent takes FIVE weeks to put a property up for sale? All that time down the pan and while they did nothing there was an interest rate rise. They marketed a two bed house as a I bed flat! I had to contact them. No floor plans until I pointed that out, and the ones added had no indication of room sizes and obviously had been cut and pasted from another agents advert. Rubbish pictures. That is the level of the commitment and drive . And I was going to pay nearly 2k for this level of service? No I wasn’t so I instructed them to remove it off RM. They were never going to sell it if it takes five weeks for them to even put on the market. If you do decide to choose them to sell your property, watch out for how that quote you for that. They are not very forward. They will quote a low percentage but the sale is subject to a minimum fee which works out higher! Please check that but I’d recommend contacting another agent regarding sales or management. I only appointed them as I saw on their site they were voted 15 out of thousands of agents. Looking back, I should have asked where can that verified. No way can such sloppy service be rated that high. Other branches may be good, but not this one and I was a paying client. They don’t appreciate your clientele and resort to offensive behaviour. It seems my choice to pay the breakout fee and move on was the cause for her unpleasant threatening email which she headed with Without Prejudice. I doubt she even knows what that means as she is threatening me when I owed nothing. I paid what they wanted to end my dealings according to their breakout clause in contract with them and still they threatened me with legal action and ccj in very harsh legal tones in writing which offended me. Is that how you treat a paying client who owes nothing? And this is in writing. Also the contract was that they provide a decent management service. They provided a poor service and they were informed I was unhappy about their management of my property many times. So it’s ok if they don’t meet their contractual obligation! They are unprofessional and in writing the senior person accused me of threatening behaviour towards my tenants saying they had told her I threatened them. This was simply a lie designed to cause me offence and upset. My tenants strongly deny ever asking Belvoir for any assistance over my and their dealings. In fact they provided a statement to dismiss that claim. I complained to the owner. He simply ignored my emails. Incredible arrogance. He will most likely ignore your correspondence if you write to complain. I’m glad I got rid of them even though I had to pay so if you’re a landlord looking to transfer property management to them, don’t. If you do, you won’t get any property management and they will charge you a fee if you’re unhappy and decide to dispense of their services. That breakout clause is not mentioned verbally and you should read the contract fully as they won’t tell you about it. One star really is too much for them. Everything in this review can be proven with emails including their threats that they put in writing to recover money not owed. They are horrible bullies.... Read more

Awful agent! Should be a zero star review. This agent tries to screw people out of extra rent by trying to make people give 2 months notice in a periodic tenancy when stator law states that 1 months notice is needed. For all those reading this statatory law will out rule and dodgy clause they have added! Don't let them screw you over! They also are unfair and screw people out of deposit! Realistically I shouldn't be giving it a one. This is quite possibly the worst estate agency I have come across for the following reasons: Firstly, When we initially moved into the property it was a MESS. It had not been cleaned and the carpets stunk of beer. Secondly, we were broken into and when I told the estate agents I was laughed at. They were extremely unhelpful throughout the whole ordeal. Lastly, We cannot forget about the rat infestation in the house. We reported it several times and we never got an urgent call back. I’d like to personally highlight a supposed senior member of staff Gary that will prioritise personal friendships rather than following protocol for renting a property Also it is to be brought to everyone’s attention that wishes to engage with this letting agency that they will make up false narratives about the property no longer being available based on your name and “look” which may not be deemed appropriate for you to rent a property from them I’d highly advise to read the other reviews which echo a similar sentiment and avoid this company at all cost to void any further disappointment and overall implied notion of the agency not following an equality protocol either... As many others have said, we recieved fraudulant claims on our deposit when trying to leave, as well as terrible maintenance, attempts to increase rent illegally, being told where to dispose of bulky items and then tried to claim damages from this. DO NOT ACCEPT deposit deductions! Make sure to challenge through the dispute service. Belvoir refused to give the deposit information for us to challenge this and tried several times to say we had to accept charges, don't give in! Absolutely disgracefull what Belvoir Leicester staff and Dr Shah the landlord and his familly put us through in the 8 years we rented from them! Failure to complete repairs multiple times forcing us to get Oadby and wigston council involved 4 seperate times in 8 years including, Having to repair the cooker in the property ourselves. Failure to re-decorate after multiple floods in the property(leaving us with water damaged walls for over 2 years). Leaving us with tools and debris in the loft after carrying out a boiler replacement, including sharp metal cutting disks and huge off cuts of pipe with jagged edges, destroyed some stored familly items at the same time. Turning up at the property without 24hours notice harassing a familly member with mental health issues, inducing an accute anxiety attack and months of depression and anxiety all logged with our GP! Leaving us with windows we could not open due to rendering on the outside of building crumbling and fowling it up. windows we could not close and secure at all forcing us to not be able to leave the property unattended for over 6mths, huge 2 inch gaps in the windows, seals falling out of 70 percent of the windows in the propertry causiing rain to entering and rendering it impossible for us to have any belongings near windows or cills. They constantly lied and tried to blame it on us not allowing them access to quote or repair! I mean why would we report something that is having an ill effect on us then not allow entry seriously!?, they could not even be bothered to dream up a good lie. Thankfully at least one person has some integrity at Belvoir because they confirmed to the council we had allowed access 100 percent of the time with 24hrs notice. In the end Oadby and wigston council had to negotiate an early tenancy ending to get us out of a house that was not fit to live in. (all of which is logged with the above mentioned council and available for public access on request) And finally Belvoir lettings party trick the old lets try rob the deposit, becauce you no it just was not quite up to Belvoir form without was it?? All in all probably the worst experience in our lives thanks to Bhavna Odedra and her band of theives,crooks,liars and down right bullies.... Read more

I asked for a viewing on a property, I got a phone call and instructed the agent that I can only view the property on Saturday, there after I am admitted into the hospital, I was informed that he will get back to me. Until today I have never received any call calls from the agent or their Manager. PS I am a retiring Landlord with a portfolio and I was looking at handing my interest over to an agent. If you can be bothered with customers there will come a time when customers will ignore your business just as you are ignoring customers currently. Our experience with Belvoir Leicester was extremely disappointing as they didn't initiate payments until the start of tenancy despite us providing the information that few of the tenants were outside the UK and it would take 3 working days for the monies to reach them. Furthermore, the tenancy agreement was not ready even on the day of moving and was still being made. The rep from Belvoir, Suman Mehta, was extremely irresponsible and unprofessional and had no idea about the situation we had expressed to her clearly before. I don’t even think they deserve 1 star. Been renting with Belvoir nearly 10 years. First of all never missed payment. And been always looking after a home at the time I lived in. Anytime anything needed to be fixed I had to chase and chase even when was danger to my own life when I had leak through my kitchen lightening I had to always ring and be abrupt with them. Secondly my flat come on marker for sale they not even wanted to tell me about it ! I find out from my friend ( great communication as always ). Then I decided because I lived in property maybe make offer and purchase and even then I been treated life third class citizen without any rights stating that they not sure if I have enough fund to purchase this properly ! ( bare in mind I just purchased 3 bedroom house ) well what can I say they loss. When I decided to move - they wanted me to stay 2 months notice when my tenancy agreement stated 1 month . Again please everyone read what you getting yourself into this agency. As in my contract said general living condition won’t be charged deposit but now I’m getting charged for everything even mould I been telling for years needs to be sorted as ventilation in a building is poor . They trying they best rip me off with everything like walls not being painted ( where landlord never bother to paint). It’s fine I won’t get poor of how much you will try rip me off . Also flat was entered for viewings without my permission or letting me know ! And that is invasion of privacy . Any day you speak to anyone they rude and not wanting to deal in professional manner. They manager never want take responsibility. Also now I been called a liar as I booked council pick the waste and got all emails and I been told I am not said to guy sitting downstairs… it’s getting better and better. I have not had a good experience at all yet. Everything went smoothly with my application and deposit however the move in day was delayed past the advertised date so they could prepare it. This was not done. I have found toilet roll and personal belongings of the previous tenant (photos, electronics etc). Toilet seat was also not attached and not mentioned in my inventory report. Black mould in the shower which a £4 CIF can fix. I am waiting for a response to all this. On the day I was given to collect my keys, the keys were missing. The staff member (they know who they are) had the keys on their person and took them home over the weekend. This, as i told them and you can imagine, caused a pile up of issues and inconveniences. I am not comfortable with the attitude this is being handled, almost like its a laughable mistake? I will update this once i have spoken to the manager who is on holiday. I have been waiting over a week to resolve these issues. Based on my experience thus far i would reccomend you avoid Belvoir Lettings.... Read more

Then the man showing us around turned up half an hour late, no greeting, no apology just walked towards the door of the property next door! Belvoir have been nothing but trouble during our tenancy. They are none responsive and were on many occasions, the worst one was when we asked for them to look at a leak and then we get a call from a plumber 3 months later without any heads up saying Belvoir arranged for him to look at it. We asked for 3 of the 4 dining room chairs to be fixed as they were damaged before we moved in and had really wobbly legs, this never got dealt with. They then had the cheek to claim these repairs from our deposit when our tenancy ended. Finally, when it was time to send us our deposit back to us, they informed us the damages etc would cost us £500, which was just about half of the original deposit. When we disputed this they backtracked and claimed the damages only cost £150 and they miscalculated. They then took weeks on end to reply to us providing little to no help in retrieving the final deposit. They clearly have no regard for the tenants they are supposed to be supporting and only favors themselves and the landlords that they work with.... Read more

Agreed a property to let with Belvoir, paid the holding deposit and cancelled other viewings that we had planned. The company then informed us they had accepted multiple holding deposits (which is illegal) and the flat had been let to somebody else. When I questioned this practice through email, they just fobbed me off and refused to acknowledge that they had acted illegally or even apologise. I have been wanting my heater fixed for coming up to 2.5 months now. My baby’s room is freezing and it is winter and nobody at Belvoir seems to want to do anything to get the job done. I don’t know if it’s their contractors that can’t be bothered but there Seems to be no urgency to want to get anything done. AVOID AVOID AVOID - especially if you are a student!! When we collected the keys, we entered the property to find an overwhelming amount of damp and mould spread across all rooms inside of the house. The house was also unclean and unkempt and smelt of cigarettes. Upstairs, two of the mattresses were covered in human excrement and urine, with yellow stains down the side of one bedframe. There was also broken appliances: a bedside lamp with bare wires and an iron with missing buttons. The hoover and oven were filled with grease. There were also no working batteries in the smoke detector alarms and the carbon monoxide alarm. We were unable to use the property for two weeks while the landlord rectified the issues. A few months into the tenancy, the lock on our front door broke due to cold weather. After two weeks of complaining, Belvoir finally agreed to arrange for repairs. The landlord came to our house afterwards and told us that Belvoir had informed them that we had broken the lock purposely, and that we had personally chosen the contractor who had overcharged for the cost of the repairs. We raised concerns with Belvoir Leicester over the way they arranged and organised viewings of the property. As a statutory right, we expected at least twenty- four hours’ notice before a viewing should take place. Belvoir never followed this rule. We were never given the full twenty- four hours’ notice and on one particular occasion, we received an email at 2pm informing us of a house viewing at 3pm that same afternoon. On days we were given more notice (but still less than twenty- four hours), a Belvoir representative would attend the property with clients an hour or more earlier than we were initially informed. As I am sure you can understand, this was very stressful and meant that our daily activities were interrupted. Despite the extremely poor condition in which we found the property in, when moving out we left the property immaculate. The inside of the house was cleaned, and the garden was de- weeded. Due to COVID-19 restrictions at the time, we were told that the post- tenancy inspection needed to be delayed for seventy- two hours after moving out. However Belvoir did not attend to the property for at least four weeks after this period. I consistently made contact with Belvoir Leicester’s office by email and phone to request an update. After more than two month’s delay in making contact with us, we received an email from Belvoir informing us that we would be losing approximately £265 from our £900 deposit for “cleaning” and a replacement of the bathroom sealant. This particular sealant was damaged when we commenced the tenancy, which Belvoir were aware of yet never fixed. As evidence of the “cleaning” related issues, we were sent an image of a dead fly on the windowsill, and a number of weeds in the garden area. Given the delay in Belvoir actually inspecting the property in person, it is to be expected that various weather conditions would have caused weeds to grow in the garden. However, after numerous emails and much dispute, the total deduction was agreed at £150 purely to bring the matter to an end. I made it very clear that myself and the other two tenants were still very displeased with this amount. We believe that the landlord refused to make the requested reasonable repairs during our tenancy in order to make deductions from our deposit. Even after all of the hassle and stress that Belvoir had caused us, more tha five months after moving out of the property, we each received an email and text message from Belvoir demanding nearly £2,000 - because their NEW TENANTS have failed to pay their rent! So Belvoir thought it would be clever to chase us and try to make us pay the debt!! This email was not encrypted or protected in any way, and so the three new tenants (of whom we have never met) could view our personal email addresses. This is a clear breach of the Data Protection Act 1998. Overall, AVOID THIS PLACE. I have never known such shocking & incompetent service. My complaint to the franchise manager was ignored... I'm really unhappy with Belvoir Leicester. After raising serious concerns with the property which I rent, at a high cost each month, there has been no follow-up communication from them. I have been left to chase trades to get jobs completed and when the trades are too busy to fit in the jobs they just don't get done with no follow-up from Belvoir. I'm also concerned to hear about the previous post as I also have a serious damp problem which is through no fault of mine. I am considering my options. As a family we intended to be at the property long-term which I'm sure would have pleased the landlord but enough is enough.... Read more

DO NOT USE! Our rented property had excrement and vomit all over the beds prior to moving in, which Belvior failed to notice/mention on their report prior to us moving in. There was also a severe damp issue which was not resolved, despite countless complaints to both the landlord and the letting agents. Belvior then deducted a significant amount from our deposits to sort out the damp issue upon our tenancy ending, even though it wasn't our fault/issue to fix. We also recieved no help or support during the Covid crisis. Please do not use Belvoir, especially if you are a student. We were utterly appalled by their shoddy service and poor attitude.... Turned up at the property to find out that they had never booked the my appointment. Then had the audacity to say on the phone they had never specified which Monday that it was booked for. Strict and stiff moving in conditions , disappointing moving out and good treatment in-between! Stringent conditions. They insisted to add my wife as joint tenant and to carry out a separate credit check for her although I am the one paying all the rent. Strictly asked for a proof that I was moving out from the previous accommodation before accepting my application. I obviously wouldn't risk giving a moving out notice to the previous landlord and being homeless before securing my new accommodation! The tenancy period itself was 6 months of good interaction with Belvoir team. They were cooperative and very helpful. Unfortunately, the process of moving out of the property was a painful experience as they took unfair amount of the deposit. They purported the required fees were for professional cleaning and change of the bulbs, professional cleaning of the carpets. We definitely left the carpets cleaner than how we received it (it was full of hair and my wife had to clean it again). The only fault is that my wife spent a lot of time and effort cleaning the apartment before moving out for them to say simply it is not a professional cleaning and take 140 pounds for cleaning and 90 pounds for the carpets+60 pounds contractors fee to do the work. I feel really sorry my poor wife wasting her effort. They didn't even make any effort look at our inventory feedback which we sent with photos proof. They asked us to pay for a cracked fridge door that we reported in the beginning of the tenancy. It wasn't until I sent them a reminder of the feedback and a photo proof when they accepted. They asked again to pay for replacement of light bulbs that wasn't working and we reported in our feedback. Shockingly, when I sent them the proof they amended the required fees for cleaning and bulb replacement from 135 to 142!! My advice for anyone would be: 1) Take photos for every thing and report when moving in. 2) Take photos (again) for every thing before moving out to prove your effort 3) Don't waste your time and effort cleaning things and get a professional cleaner to do the job 4) If you discover a defect in the carpet hidden under furniture after the reporting period, don't change the position of the furniture and keep it hidden. ( our 2nd fault was changing the position of the sofa exposing an old burn mark that they considered our fault.... Read more

Belvoir are the worst company ever. I have over 90 photographs of evidence on poor maintenance. Contractors beat up my partner for questioning their work. Leak in bathroom from shower upstairs still not fixed over 3months later so we had to fork up costs for temporary accomodation to keep our family safe. Roof of the bathroom then fell in!!! Mould in every room that only ever got painted over. We paid for a dehumidifier to try and keep the place drby. 89%+ humidity!! So many other issues...... Read more

Belvoir, Leicester: Tenancy Application & Viewings THIRD-PARTY DOCUMENT HANDLING ISSUE: I had called Belvoir today and asked why the Landlord wished to move forward with an alternative tenancy application, and the reason was that Belvoir had not received my partner's application fee and application documentation. On the Goodlord website; it is not clear that both potential tenants must create an account/login each, moreover the guidance notes (where this might be explained) are not accessible as the link to them had not been working. This link may need to be corrected. When I called today (Saturday 18th August); the representative that spoke to me said that the documents from my partner were not only missing (causing the Tenancy Application to not go ahead), but that "he hasn't submitted anything", "he hasn’t paid anything', 'we have had nothing from him". The way I was spoken to was abrupt, rude and I was unable to clarify why this was the case as the representative kept verbally cutting me off. She also stated that she had told me that there needed to be two separate accounts (per tenant), but when I finally managed to get a word in; I explained that I knew that would be the case for payments and document submission; but not two separate logins on Goodlord. If Belvoir is to use an external website in which to collate application documents; it must make sure that the website is maintained; and to explain that the tenancy application will be handled by an external website as the potential tenant may not be happy to disclose their personal information to a third-party website. It is also crucial for Belvoir to make it clear that two accounts/logins must be created as Goodlord's website is misleading. ABRUPT/LATE/RUDE REPRESENTATIVE FOR VIEWINGS: I also want to express my concern over the representative we had come into contact with for our viewing of the Knighton Road property on Monday 6th August. He was late and didn’t explain why, he was not able to answer my basic questions about the property (such as where the boiler was located, and even questioned WHY I needed to know), he had absolutely no time for me and was very agitated and wanted to rush me out the property as quickly as possible. He had also booked two viewings for two properties on Springfield Road for Thursday, 9th August at 11:45pm without confirming this with me. I had not received confirmation of a booking until Michaela had called me approximately one hour beforehand on the day to confirm my availability, and I informed her that I had not been contacted to book and confirm the viewings. Therefore, I had to rush over to view the properties without adequate and prior notice. GENERAL IMPRESSION: I feel as if Belvoir LEICESTER have handled our process very poorly, and that they have fallen very short of my expectations. The impression I have is greediness, rudeness, abruptness and a general lack of communication. Again, I would like to state that I DO know the correct Belvoir Branch is LEICESTER, and will not accept Belvoir’s google rating to my comments as “we do not have you on our records”, “please call this number so we can verify which branch you were with”.... Absolutly awful agents. Would give them zero stars if possible. Take so much money off you for unnecessary things. When I moved out they actually charged me for them to complete the moving out checks which are mandatory. So many hidden charges with renting. But if I had any problems with my flat they were nowhere to be seen. Had a leak in the ceiling of my flat for the 2 years I was living there and they did not seem to care. Everytime we called or emailed to complain about it they acted as if they had never heard about it before. They really don't care about their tenants, just there to take as much money as possible. No customer service and staff are rude and ignorant. Worst letting agents I've ever experienced.... Read more

Where can I start? Definitely from the first view we had a few days ago when after viewing a property we made an offer, because the rent was indeed quite high. The agent, who was so much in a hurry to show the house without giving enough time to ask any question was not helpful at all, along with not being professional or friendly at all. After 2 days they called us back saying that the landlord had accepted the offer! Happy about the news. We told them that we were coming over to Leicester to secure the house (but we were living 5 hours drive away and they knew this) to view it again and sort out the paperwork...we had the second viewing and we were told that they were happy to go through the paperwork with us and when we went to their office after an hour, oops guess what!!??? After driving 5 hours they forgot to tell us that someone else was also putting forward an application after us and both would be put forward to the landlord, even though we would have been first to secure the property. But they only told us this after we had taken an hour to fill out all their tedious application forms. To make matters worse they had even convinced us that we have to pay their agency fees in order to secure the property immediately. All the while, they had no intention of doing it. If we had not been successful and the other party was given the house, then they would return the deposit back to us, but they didn't know after how many days, weeks or months this would happen. They are not serious at all...If you want to move (or to relocate for that matter) to Leicester Belvoir!!!... Read more

Ive recently rented a flat from Belvoir Lettings and their level of service is basically disgusting. Firstly when me and my partner moved into the property it was filthy, the carpets obviously hadn't seen a hoover for months as there was thick black dust throughout the property and cob webs in the corners. Also the curtain rails were hanging out the walls along with lots of other things, missing knobs on cooker, no plugs for the sinks, mold in the bathroom etc. I Emailed Belvoir about this and also to add things like cracks in tiles to there 'inventory' that they had missed out, I got no response. I called back after a few days to see what was being done about it and the person at the end of the phone said that someone was dealing with it and they would get back to me. I have now been waiting for over three weeks for this to be resolved with no avail. Each time I ring up I get some clueless idiot who says they will get there manager to ring me back, which they never do. I am utterly disgusted by the way they usher you into a contract and into a house, then when your in you are nothing to them anymore. They don't have a single ounce of decent customer service and i would urge people thinking of going with them, to look elsewhere. AVOID!!... Read more
