I have rented my flat through Belvoir Luton for many years. I have mostly dealt with Adrian and have always received a brilliant service. In between tenants my flat was never empty for long, Adrian was always so quick to find me new tenants and quick to deal with any other problems too. He was always both friendly and professional. I have more recently dealt with Rees who is also very helpful. I have been with a couple of other agencies before but their services don't even come close to Belvoir. I would confidently recommend Belvoir to anyone!!

It’s been more than 6 months since I am renting my property from Belvoir.

Belvoir were advertising a rental property that I was interested in
renting. I contacted Belvoir and agreed a viewing time and date.
I saw the property and I was accepted as a tenant. All my dealings were with Belvoir and the process was dealt with by Rees and Margaret in a polite, helpful and professional manner. I have now been in the property for about 2 months and am happy with my property and Estate Agency choice.

Phoned the agency 2 times, was told quite quickly that they will send me an email which never happened. Still waiting on email and info on the property.
Edit: After speaking to Adrian I can see that Dunstable branch is separate Luton thus the review is irrelevant for Luton Branch.

Adrian Mason was brilliant throughout.
He's very professional and always available on the phone.
You don't get some spotty teenager dealing with your enquiries, you get the office manager dealing with everything.
Initially Belvoir were going to let my rental flat in Luton but due to water leak damage and the ensuing full renovation of the flat on insurance, I ended up selling the flat with Belvoir instead.
Initial letting attempt was December 2019 but ended up selling instead with completion Nov 2020. They provided a key holding service for a variety of tradespeople to gain access to the flat during the renovation and were very patient and helpful with a very tricky leasehold conveyancing process.
I wouldn't hesitate to use them again.

Don't recommend Belvoir for letting a house through this agency, completed an end of tenancy check out with the agent and she was very satisfied with the cleaning/inspection of house and she took pictures etc and also made compliment saying that property was returned in much better condition then before. But after few days they surprised me by saying that property was not returned in good condition and deducted £175 from my deposit for cleaning charges. Please do let a house through this agency, very rude staff specially staff Margaret.

Im not from the Luton area so I needing someone that I could rely on to find me proffesional tenants that will look after my BTL property.
They worked tirelessly to secure the right tenants in a difficult period for the BTL market.
I've tried a good few agents in Luton but for me Belvoir's the best of the bunch!

Adrian is fantastic! Was unsure whether I wanted to sell or rent my flat and Adrian spoke to me through both options. I eventually decided to put the flat on the market and got the full asking price within 4 days on the market. Adrian has helped me massively when dealing with my incompetent conveyer always ready to go that extra mile. Personalise service and couldn't ask much. So far, so very good! It took a while for Adrian to find suitable tenants because it was around Xmas/New Year, and we've had to accept a lower rent than we'd discussed for a few months. But apart from some early confusion with tenants being unclear about what they wanted Adrian and his colleague Margaret have been very helpful ironing out difficulties, managing teething problems and giving good advice. Having an agent is definitely worth the expense and these guys seem to be very reliable, and professional and quick to answer emails and phone messages - I'd recommend Belvoir, Luton.

I am not happy with the charges specified while vacating the house. They only told us to paint the house while renting the house. While vacating the house they have charged for it saying painting got damaged. Overall i am very much disappointed with the services offered to me.

We have been with Belvoir Lettings Agency, Luton since February 2011 and we are very pleased with the services.
When we first met Adrian we were skeptical as he was the only Estate Agent not asking us for money upfront. He didn't even wait for us to say what to do, he just got on and did what needed to be done to proceed with letting our property.
I can remember getting so worried that he was going to land us with a huge bill and we wouldn't be able to pay. So, eventually I plucked up the courage to ask about his payment and to this day I can remember his exact words.
"I get paid when you get paid."
He said there was "nothing to pay now". Once the property started to get an income only then would he get his income. This was his job and he didn't expect us to be out of pocket to pay him.
That genuine honesty and consideration sealed the deal for us.
He arranged for viewing and also stayed with us when prospective tenants came to view to help us in making a decision giving us advice from his own experience.
Absolutely no pressure at all.
Scheduled periodic checks and reports, payments all on time. Any work to be carried out easily arranged. Even our mail gets sorted.
We would certainly use Belvoir again and definitely, if you need an agent Adrian and his mom Margaret for sure.

I have used Adrian as both a letting agent for my property, and an estate agent when I decided to sell my property. In both capacities I found Adrian and the rest of the team at Belvoir to be incredibly helpful and efficient.
In 2013, Adrian found lovely tenants for my property in less than a week. When I decided to sell my property 2 years later, Adrian found a buyer in one day!
He made both processes as stress free as possible, explaining everything in a way that was easy for me to understand, and always kept me updated as to how things were going, with regular inspections of my flat when it was being let, and keeping me updated with information regarding my sale.
Adrian is friendly and honest and I would definitely use Belvoir again if I had another property in Luton.
