Think twice before buying a house with Belvoir!
We had an offer accepted on a house over 6 weeks ago and in that time Jordan Smith did absolutely nothing and seemed to do his best to obstruct the sale. We chased him continually and got very little update and he did not instruct the solicitors to progress the sale even through he told us he had.
Before putting an offer in on the house we were told that the sellers wanted to get the sale done as quickly as possible so we were very confused when the progress was so slow
Then just over 6 weeks after our offer was accepted Jordan sent us an email to tell us a higher offer had been accepted, he couldn’t even give us the courtesy of a phone call, it was an email sent just as the office was closing. We weren’t even given the option to match the offer.
You have to wonder why Jordan wasn’t doing anything in these 6 weeks, was he waiting for this higher offer?
I would stay away from Belvoir and certainly Jordan Smith as I wouldn’t want anyone else put in this position where they have sold their house and the house theyre moving into gets taken away from them.

Belvoir Bedford is a fantastic letting agent with a wealth of experience. The most important is their understanding of the legal requirements for landlords and tenants.
Working with them is easy as they understand the rules and regulations and how to make things work for landlords and tenants alike.
There has never been so much regulation and legislation for landlords to comply with, and with an average of a new regulation every week for the last 10 years, means that you need a dedicated team to keep you protected.
Simple house letting is no longer simple, you must do things in the right way and in the right order to save from prosecution. Get professional help from Belvoir.
If you let to sharers or students, this is so complex that you have high risk with Civil Penalties and Rent Repayment Orders, therefore, Belvoir has become forefront in this area in Bedford and the surrounds, as the fines are excruciatingly high if you get it wrong, reduce the risk and get Belvoir involved, they are excellent at this area of specialist management.
Do you have two bed property, you should make sure there are not three people in the property, as the law will make you culpable, Belvoir, understands and identifies this and keeps you compliant, when the tenant may have exposed you to major fines.
In working with Belvoir, I found their team and partners give a solution unmatched for the safe, legal and comfortable tenancy for both the tenant and the landlord.

Dean at Belvoir is a fantastic agent- I enquired about a property which wasn't yet available for viewing, however Dean was straight on the case and found two other properties with similar criteria that I was after. We booked to view them straight away. We did however find another property with a different agent in the end, and when I called to let Belvoir know, Dean gave us his best wishes and despite not using them, he still offered his help if we needed it. Had to come back and change this once I finished my contract, why you'll find out below.
Getting a flat with Belvoir Bedford was a nightmare - I told them my requirements, which were easy, anything below 600 a month and a move in date before 31st of the month. In the process of this, they offered me a property listed as `Move in immediately`, and upon going through the contracts and paperwork they happily told me my move in date - a week after my previously required date.
During this process, I mentioned my previous requirements and questioned how it had happened - the agents were unapologetic to say the best, offering up zero assistance in an issue which they created themselves - all they offered was a refund of the fees I had paid, which was not a plausible solution because they did not tell me about the move in date until a week before I was supposed to move in, so I had no time to arrange a different property. Due to this, I decided, as my consumer rights dictate, to leave them a bad review to warn others of them - big mistake!
Belvoir followed up with an email to me, to alert me that due to my google review, they would be cancelling my contract, and as you can see to all the negative reviews here, this franchise of belvoir do not own up to their mistakes and would rather tell you that "this isn't the forum to air grievances" when it is - , they would just rather you keep quiet about the problems for their benefit so you aren't warning others of the problems.
A note for landlords: Belvoir told me, and I assume reassured the landlord, that they would inspect the property regularly - I would take this with a grain of salt.
They will tell you they're gonna come round, but as an individual with a work from home job, I can assure you this is just a lie. I had 4 scheduled inspections in my time with them, and they arrived for 1 out of those four. One of the occasions I rang the office up and asked about the inspection, and the agent whom I spoke to lied and told me they'd be round, which was surprising as I had been in all day. They repeatedly requested access to the flat (about 4/5 times) to put an evacuation notice on my door, and each time, they failed to show up and would request access again in a week until eventually they lost interest.
During my tenancy with them, they repeatedly requested access to the property ignoring the 24 hour requirement, and every time would pester and not accept no as an answer until it was repeated at them. On one occasion, they allowed someone into my property without alerting me of this or asking permission, and upon a complaint, attempt to shift the blame to the contractor instead of admitting they should not have handed over the keys.
I have let with Taylors and Lenwell, and both these agents have proved themselves to be miles above the level of service which Belvoir are offering and I would recommend anyone looking here to look elsewhere.

I am relocating from Sussex to Bedfordshire and had called every letting agent in the area. I’m amazed how many letting agents are apathetic & lazy. They never call back. Belvoir Bedford however are a breath of fresh air! Their agent Ben, is an absolutely superb letting agent, professional, empathetic, extremely likeable - and unlike so many others - Ben is PRO-ACTIVE.
While other agents only wait to field enquiries in, Ben is busy drumming them up.
He called me, a few days after I had spoken to a dozen different letting agent companies last week, he was the only one who did. He had remembered me, knew what Was looking for in specific detail and he came up with a property.
We met the next day and after many viewings, Ben was different to the rest. Firm handshake, eye contact, great attitude, smile. It costs nothing but makes a good first impression.
He didn’t do the tired old, mediocre, cookie-cutter, rehearsed sales pitch nonsense. He listened to my requirements and let me look, without saying ‘this is a kitchen, this is a hallway’ type of dross.
When I said that this property wasn’t my bag, he stopped, thought and then came up with alternative properties. No hard sell. He was giving me a personalised, bespoke service. And he’s funny!
When I deal with sales people, to see if I trust them, I ask myself, ‘Would I go down the pub with this dude and have a pint after work hours?’ With Ben, I totally would. He is genuine. He is sincere. He is likeable. He takes the stress out of house hunting. And he does the leg work, unlike many other such companies.
I can only say, Ben is a great ambassador, to a great brand. I highly recommend Belvoir Bedford. And Ben! :)

The property management service was terrible, and only added stress to letting a house. In effect they weren't managing the property but constantly asking me questions or ignoring problems - I felt that I had to manage the management company. They were so poor in fact that at one point, when I requested the new tenancy agreement from a few month prior, it turned out that they actually hadn't got the tenant to sign - leaving me at considerable risk. Also didn't inspect the property regularly. For the money they charge (15%) I'd definitely go somewhere else or manage it yourself.

I used Belvoir originally because the office was located in Castle Road, my area of search. I was renting after a long gap but found everyone truly helpful and friendly from the first contact which was why I chose one of their rentals rather than a less expensive one with a competitor. I was a little concerned that as a tenant I would lose the benefit of this close contact when the office moved to Tavistock Street but was pleased and a little surprised to find it continued uninterrupted. I was somewhat taken aback to find that, having given notice when my office location moved out of Bedford, to have to move out on Christmas Eve (and clean the cooker a second time in front of the incoming tenants!) but I put this down to Zoe doing her job for her landlord with her usual thorough approach and attention to detail.

I have been using Belvoir Bedford for some years now after being disapointed with other agents who charge to much and fail to give a quality service. The girls at Belvoir are always easy to work with and keen to do the best job they can. I wouldn't use anyone else now. Even when I am out of the UK I am confident to leave them in charge to ensure my tenants are looked after.
If you need a full letting service or just a agent to find a tenant give them a try.

I've recently moved into a new rented home with help from Belvoir, and I can honestly say that the whole experience has been quite an impressive one. I especially liked:
- mobile, on location payment system (in other words, you like a place, you can immediately pay the retention fee and secure the house)
- extensive inventory, 200 or so pictures, in-depth details on every single scratch in the house - this really gave us peace of mind.
- exceptional punctuality and transparency.
