We recently asked Bensons to help us with the refurbishment of our apartment. This included an update and refit of both bathrooms, new Megaflow system, complete redecoration throughout and replacement of carpets (and more!).
Maria managed the whole project on our behalf and with thanks to her, Steve and all the team, the whole process ran smoothly. Everybody was so easy to deal with. Nothing was too much trouble including any changes or additions along the way.
We are delighted with the finished result.

From the outset I was given honest advice with sale values backed by evidence.
As a long established family run business I had no hesitation in instructing them and I’m so very glad that I did.
I live overseas so it was paramount I had an agent who could take care of all my needs.
The attention to detail and how they run their agency is nothing short of outstanding. I was always able to contact them at any time, even out of office hours and at weekends.
Every step of the way they knew exactly how to deal and respond, whether it was myself, requesting information, the buyer or the respective solicitors. There were a few delays along the way but with Bensons swift intervention it was the difference in the sale actually going through.
Maria Savva who is an expect in leasehold enquiries and a clear understanding of the conveyancing checks, was able to intervene with both sets of solicitors when required. This again is a field in expertise that you do not really hear of these days.
All I can say is thank you so much for going over and above the call of duty for me.
I would have no hesitation whatsoever in recommending Bensons Estate Agents to anyone who is thinking of selling their property.

I had bensons as my property managers for over 1 year recently, and I have never had a more positive experience with a property. Everyone, especially Maria Savva, Nicholas Savva and Maria Zannetos, were extremely responsive whenever I faced any issues or problems, and provided quick resolutions.
On certain occasions, they have arranged the plumber to come visit even at night if I urgently needed something done the same day. Even while moving out, they only quoted charges for few actual and reasonable damages, unlike most property managers. Also, they have been super supportive and understanding in every scenario, as I could call them up whenever I needed something. These people are extremely genuine and godsent for any tenant. Cannot recommend them enough and would love to move back in to one of their properties in the future.

When I moved into a flat let and ‘managed’ by Bensons in Westminster there was a portable heater in a cupboard. When the boiler wasn’t working, I went to get it out and discovered it was missing! Bensons denied removing it so I contacted the police they registered it as an unforced entry burglary (i.e., they had a key – the only other known key holders were Bensons and they had previously accessed the property without 24 hours’ notice as their contract stipulated). Bensons referred to it as an ‘alleged burglary’ despite having a crime reference number. I had to tell them that the locks needed to be changed – I’ve always wondered why they were hesitant to do so and didn’t show concern and do it automatically?! Additionally, a square extractor fan had been installed in the glass by cutting a circular hole that left gaps directly to the outside. I had to explain multiple times why this needed to be fixed urgently. There was a leaking pipe in the bedroom that I told them about within days of moving in and was only fixed just before I moved out. They claimed the leak was outside and was the responsibility of the council and hadn’t been seen before I moved in as it was obscured by a bookcase – neither is true. It was an internal pipe and was behind a bed that could easily moved to see the issue – as I told them and documented from the beginning.
If you are unfortunate enough to be a current tenant then I suggest that you constantly push back and contradict their nonsensical excuses and document everything and communicate with them via email so that you have it all in writing. If you’re not a Bensons customer, keep it that way to avoid their nightmarish incompetence. The owner once claimed all the negative reviews were for another company called Bensons in another part of the country! This review is for Bensons on Horseferry Road, Westminster.
EDIT FOR BENSONS’ RESPONSE
The Ombudsman also felt the same way – the complaint was extensive as the unresolved problems with Bensons were extensive. They are also not accusations if proven, which they were and the Ombudsman supported four of the complaints and didn’t support two (relating to cleanliness on moving in [I submitted photos to show the previous tenants’ property left in the flat that I had to clear away] and a utility bill). They only complied when they had to, paying attention when I was awarded nearly £1000. Bensons told me via email that they wouldn’t respond to my complaint further and to take it up with the Ombudsman. They then told the Ombudsman that I hadn’t complained to them! This was easily shown to be false by sharing their email but is just one of the many examples of Bensons distraction and stalling tactics and the sheer nonsense that you have to contend with where Bensons are concerned. I saw the property briefly before moving in but the previous tenants were home and they said Bensons hadn’t notified them of the viewing. One of the tenants was in the shower at the time and I wasn’t able to see the bathroom.
I wish Bensons would stop being an estate agents. The contempt that they showed with their complete lack of any kind of urgency to fix serious problems shows they are absolutely not suited to it. Even in their pathetic response here they attempt to blame others and shirk responsibility. With their remarkable psychic abilities perhaps they’d be better to set up with a crystal ball in Bognor. The very unpleasant owner that I had the misfortune to have to deal with most of the time also stated to a third party that she knew I’d enact my break clause after 6 months – why would any sane person stay?! Please do your research about these people, their reputation and feedback on other industry websites is dire – look on Companies House also. They do NOT 'go above and beyond' - they ignore valid complaints and I would have left no stars if I could.

Here is a pleasant surprise - a professional company that consistently over delivers on its promises.
We have engaged Bensons, initially in our search for a high quality apartment to buy in Westminster, and subsequently to find a suitable tenant for the property. In all of our dealings with Maria, Nicholas and Maria we have been delighted with the professional advice we have received and particularly with the speed and accuracy of the responses to any communications. As other reviews have mentioned, this extends to responses late in the evening and even at weekends.
Where other ‘big’ agencies fail , this family owned boutique business delivers on its commitments.
Bensons have a profound understanding of the property sector in their area, and have built strong relationships with the local property management companies. They also have a network of professional trades to assist with planned or emergency property issues.
We can vouch for their tenacity in resolving some maintenance issues for us, liaising with, and managing, third parties to ensure a satisfactory outcome.

i have worked with Bensons in three capacities: First of all as a purchaser of a property, secondly as a landlord, and thirdly as a vendor.
They are a wonderful pleasure to deal with in every capacity. When I was letting a flat they were really good both at finding excellent tenants, and also in handling issues such as maintenance and dealing with the management company. And when it came to selling they found a serious buyer and ensured all the transaction went smoothly and to time. I have dealt with many estate agents over the years but Bensons are far and away the best, and I would definitely use them again.

I have used Bensons for several years now as managing agents who look after my rental property in Westminster.
They have consistently done an excellent job. When a leak from the flat above made one of the bedrooms unusable they stepped in and found the affected person somewhere else to stay while organising repairs and insurance claims. They sat on the block's managing agents to make sure they did their job asap.
In short they are responsive, capable and professional. All with a smile. I know I do not have to worry as I can rely on them.
Just recently they sold another of my properties via auction. This was not a route that I had considered but they recommended it, organised it and got me the price I wanted without delay. What more could anyone want?

They knew the apartment, the owner, and me very well - and I knew them. Any issue was dealt with promptly and efficiently – requiring only one email or phone call. I recently been in an unpleasant domestic situation with the former flatmate who needed to move out and made the whole situation extremely difficult. After the issue been raised with Bensons Estate Agents, Maria not only listened patiently and gave the appropriate legal advice, without interfering with the domestic issue, she also volunteered to mediate the situation until conclusion and made an extremely difficult process as smooth as possible.
I was delighted with the advice and information given to me on how to manage the situation in the best and most appropriate manner by the letter of the law. Having agents that not only assist on the strictly professional side of managing a flat, but also willing to go the extra mile and assist, mitigate and advice on domestic matter which they have no obligation to deal with is truly more than one could ask for.

Bensons has managed two flats for us since 2011. One in Westminster and another in Camden. The Westminster property required a complete refurbishment on purchase in 2011 and the Camden flat also required significant work, including the design and installation of a shower room. All work to both properties was carried out to the highest standards, within both budget and suggested timescale. Bensons have managed the building (in which I have owned and partly lived in) for over four years, with quiet dignity and efficiency during that time. I have always found all staff members to be helpful, attentive and accessible, with excellent client communication - and, in Maria Savva in particular, a Manager who has always been extremely knowledgeable, helpful and personable.
Bensons have also used their extensive knowledge of the market, the area and the building to help a flat sale through to a satisfactory conclusion at a very difficult time. I found their expertise in this field was invaluable and undoubtedly saved the sale. Further to the review below, this particular person is known to us but felt the need to remain anonymous, however it will always be the case within a block of flats that you have at least one troublesome leaseholder who does want to pay for any services. These people will always overstate and fabricate erroneous and incorrect reviews.

Semi-criminal outfit that manages our leasehold flat on behalf of the freeholder. Bensons levy huge management / repair charges with impunity and are obstructive and opaque when these are queried. Avoid these gold-diggers like the plague.

Great service, sold my flat in St Johns very quickly. Communication was brilliant. I was worried that using a local firm might be less productive than a larger company, but i was wrong they got my property out there and sold it quickly with a very hands on friendly service.
Lovely to deal with James Benson absolute delight.

DO NOT USE THIS AGENT. It was an absolute nightmare for us. We let a flat in Pimlico as we moved overseas to work. Benson's have not paid the rent collected from the tenant for several months. The reason given by them was unacceptable: they were blaming the bank. They cut the communications many times. No emails, no phone calls. We had to physically go there from overseas to London to make sure the payment to be transferred, which was very unpleasant. Benson's is a small incompetent business that can't cope with modern standards. I also learned recently another former customers were underpaid by Benson's years back. NEVER USE THIS AGENT, or you regret it.

I rented through Benson’s for over two years and they were brilliant. Maria particularly was exceptional. Quick to sort any problems, easy to get hold of, reliable, knowledgeable and great to deal with. Have come across terrible estate agents before, but Benson’s isn’t one of them! We had to move into a flat within a week and these guys aced it, especially Nicholas. The flat had to meet very specific and complex criteria. These guys found a place, furnished it with an additional bed, changed the lock and provided great customer service to accommodate our requirements; all within a 5 day period. So I not only thank them, but would highly recommend if you are after an estate agents that go the extra mile.
