Honestly, I don’t usually leave reviews, but Eduarda at Daniel Cobb Westminster deserves a massive shoutout. She’s hands-down one of the best property managers I’ve ever dealt with. Every time we’ve had an issue, whether it’s a leak, a broken appliance, or just a general query, she’s sorted it out fast. What stands out is that she actually listens and follows up properly. She’s always polite, gets back to you quickly, and manages to stay patient even when tenants (like me) are stressing over something minor. Renting can be a nightmare when you’re dealing with unresponsive agents, but Eduarda makes it easy. Thank you!... Read more

Renters and landlords beware when Daniel Cobb manage your property works. Disappointed again and again and again. I've had ongoing issues with my new rental flat that have been incredibly frustrating. For two months, the sink was blocked, causing the cupboards to flood whenever I used the sink or dishwasher. The shower cartridge was incorrectly selected and fitted, resulting in unbearably hot water. When they finally came to address it, they informed me the part needed to be reordered, leaving me with a loud, constantly dripping shower that has caused a persistent damp smell in the bathroom for weeks. Today, they came to fix the shower, but without informing me of the extent of the work, they cut up the shower tiles, leaving a thick layer of tile dust on my toothbrush, toiletries, skincare products, and makeup—basically every surface. Why couldn't they cover the items, put them away, or at least warn me about the mess? To top it off, there's no communication about when the wall will be repaired, so now I’m left with a black tarp as my shower wall indefinitely. Update: And left with no hot water, tile dust through my bedroom and kitchen, and no idea when someone will return to repair the wall. It never ends. There was apparently no request by Daniel Cobb to the contractors this week to actually come back and rectify the open wall situation, so it’s to stay this way indefinitely. I cannot believe it.... Just sharing a quick review on Daniel Cobb's contractor Aaron who has attended my property on multiple occasions and not only helped me understand what my issue was he even advised me on how to solve the issue I had by taking the time to give me technical information on my boiler, gas and so on. He has been always incredibly kind, available and answered all my questions. A couple of weeks ago we had a highly disappointing experience with a real estate agent , Amir Ghomshei , while searching for an apartment to purchase. Despite finding a potentially great apartment, our excitement quickly waned due to the unprofessionalism and rudeness of the agent representing the property. Firstly, it was evident that this agent lacked any substantial knowledge about the apartment they were showing. I expected a certain level of expertise, especially considering the high price range of the property. However, Amir seemed clueless when asked even the most basic questions about the apartment's amenities, the surrounding neighborhood, or the building itself. It was both frustrating and concerning that such a lack of knowledge was displayed during the showing. He even decided to switch on the passive/aggressive technique. Furthermore, the agent's demeanor was far from acceptable. His rudeness was apparent from the moment we met, as he seemed disinterested and dismissive. I understand that real estate professionals may have busy schedules, but it doesn't justify treating potential buyers with such blatant disrespect. Every question we asked was met with a condescending tone and minimal effort to provide helpful responses. As a prospective buyer, I believe it is essential to have an agent who is not only knowledgeable about the property but also demonstrates professionalism and respect towards clients. Unfortunately, this agent failed to meet even the most basic standards in these regards. We cannot stress enough how disappointed we are with the experience. It is incredibly frustrating to find a potentially perfect apartment, only to have the entire experience tarnished by an unprofessional and rude real estate agent. I hope that this feedback serves as a wake-up call for the agent to improve their skills and behavior, as nobody should have to endure such a subpar experience while making such a significant investment. As such , the owners (Cobbs) of quiet a small real estate agency, should have a serious talk with him. In conclusion, we strongly advise anyone considering working with this particular real estate agent to think twice. Their lack of knowledge, combined with their disrespectful attitude, made the whole experience extremely unsatisfactory. I would caution potential buyers to seek out a different agent who values professionalism and treats clients with the respect they deserve. He was showing it to Mia! Of course you will say that as your employee he is kind and professional, justifying his unprofessional behavior. However, it is up to the client who pays your bills to judge the quality of Amir! Beware of dishonest real estate agent Charlotte who jeopardized my rent! I’ve submitted an offer with Cobbs for the perfect apartment I found for myself, and after a month of unnecessary long reference check process they told me that the landlord wants to pull on the agreement. Because I was so in love with the apartment, I suggested to pay 1year upfront rent (which is free loan in a high interest rate market with zero risk for the landlord) and they said that the landlord still said no! How is it possible that the landlord would pass on a perfect tenant - female, working professional with high-paying stable job in finance who pays 1y upfront rent? Clearly, there is some scamming and internal games going on, so definitely stay away from them! They pulled on the agreement 3weeks before my move in date, which caused me so much financial and emotional distress! I had to run around the city trying to secure a new apartment, compromising on everything and overpaying to make sure I have a place to live in 2-3weeks. My excitement for the perfect apartment, my plans, holiday I had to cancel to search - all got ruined because of their scams/internal games/incompetence/misrepresentation of me as a tenant - whatever caused the situation. I have just started a new Tenancy in Westminster - and Danial Cobb are the agents. Huw was fantastic in terms of getting the tenancy arranged. He was amazingly responsive and just a joy to deal with. Once the process had been started Salome was incredibly helpful and efficient. It was such a pleasure to deal with Danial Cobb's Westminster branch again ... and after 10 years they have only got better. The systems and process are extraordinarily efficient, and the team kept me up to date at every step. The whole process has actually been a pleasure - and I am not sure I have ever been able to say that about finding and moving into a flat. My initial impression of Daniel Cobb Westminster was a positive one. From viewing the flat to signing the contract, everything was done quite promptly and the service was friendly enough. Once we moved in though, the service was a let down, particularly when dealing with the property management team. On one occasion, I was asked by Reagan to confirm dates for a routine check of the property. I made arrangements to work from home on the dates agreed to accommodate their request and ended up with no one turning up twice. Eventually, I just got told it would have to be moved to another month as she was very busy - not even sure that visit ended up taking place. Not the best service! When emailing to flag maintenance issues, it also took a lot of chasing to get a response. This has improved slightly since being given a different property manager, but I did find myself without a response to an issue flagged to Salome as well so may be a common occurrence across the whole team. Renewal fees should also be confirmed over email when communicating with tenants - although these may have been specified in the original contact agreed the year prior, it seems like common courtesy to remind tenants of this when starting the process over email - just came across a bit sneaky and put me off them even more. Recently we had an unusual situation with two sharers who both wanted to rent our apartment, but with neither wanting to share with the other and neither wanting to leave.
