Very disappointed to deal with this agency, especially the gentleman who answered the phone, who spoke to me poorly, rather than a legitimate buyer. I viewed a house on 6th Jan 2023 at Handforth Lane, Halton Lodge, Runcorn (viewing went well and the Agent was professional on the day). I told him I would be going away, doing numbers and coming back with an firm offer. In the space of 3 working days, I obtained a mortgage in principle, and checked with the council that it would be viable as a HMO with regards to local legislation. To my amazement they put the house under offer, without even speaking to me. If I was the vendor of that house, I would be disgusted with conduct of that agent.
As a responsible investor (14 property portfolio), before I make offers, I do my numbers and checks. I hope this house goes through for the vendors sake, but I would personally not deal with this agency again, nor would I view anything with them again.
If I was the vendor, I would have wanted to wait for the offer, to get the best price, so I wonder if the vendor was actually ever told I had viewed or was making an offer....I personally doubt it.

Selling our house, was not easy, not least because of Covid and the resulting lock down, but also because of issues with the Land registry which only came to light at the very last minute.
There was a very obvious risk of us losing the house we had put an offer on because of this delay, and the only thing that saved it for us was the team at Bests.
At a time when communication was not always possible, or forthcoming with other parties, Terry and the team where always on hand to reassure us and help keep a dialogue with the rest of the chain.
If, and its a very big IF, we ever decide to move again, we would not think twice about using Bests and will be recommending them to all of our friends.
