We recently bought a home which was listed by Bhoday. Gosh I wish I had the words to describe the eliteness of the whole experience with them. Victoria and Justin really set themselves apart from the usual chain estate agencies. They are caring, helpful, extremely knowledgeable and just all round lovely people to deal with. Besides supporting us in purchasing their client’s property, they provided us so much guidance and referrals to services we needed to get our own property’s sale over the line. They were light years better than who we had listed our property with!!! (We regrettably did not know of Bhoday until after we signed a contract elsewhere). If anyone asks who we recommend to help them sell, it’s definitely Bhoday and will always be!! Thank you Victoria and Justin for everything you have done for us and our little family ??

We had a wonderful experience dealing with Bhoday Estates. We mostly dealt with Justin and Victoria and they couldn’t have been more generous with their time and local knowledge (which is second to none - even restaurant recommendations!) We immediately felt comfortable and that we were dealing with good, honest and warm people - something I have not necessarily felt in the past when renting or viewing to purchase. Above all, they were always available and happy to help. I would highly recommend viewing any of their properties.

My mother went into a nursing home and therefore I had to sell her house which she had lived in for more than 60 years. I obtained 3 quotes and actually initially decided to appoint a different agent. The reason is the agents fees were less expensive the reviews were outstanding and a personal service was offered. This was a mistake as the promises were not fulfilled. I moved the Justin Bhodey and I must say he exceeded my expectations. He remained enthusiastic, communicated exceptionally well and kept Mum’s house as his priority. He fulfilled all that he promised and in fact exceeded them. I would truly recommend Justin Bhodey as the agent of choice

In a world where it is not always easy to find some one to really trust, I would trust Justin. He was always up front and reasonable as well as being charming and really making time for his client. I was struggling to sell a flat in Kennington when I stumbled across Bhoday and thought I'd give them a call. Literally the best decision I ever made, as it turned out Justin had been the person who I bought the same flat from 15 years prior. Both then and again now his warmth, trustworthiness and absolute love of his work shone through.
In addition we had a very tricky tenant in the flat, which required a lot of tact, patience and flexibility from Justin, Carmen and the team - who all provided excellent service throughout.
What could have been a long and drawn out process turned into a slick and well managed sale. I wouldn't hesitate to recommend Justin and the Bhoday team to anyone selling a property in South London.

I recently sold my rental flat through Bhoday Estate agent and the service was absolutely exceptional. From the very start of the process Javaid was brilliant and the service is very personal - what Bhoday offer v a high street estate agent is good old fashioned high level service. Javaid has so much experience and knows how to price and sell houses, and he makes the whole process easy and stress free. Booking viewings was organised and clear with plenty of notice and feedback on every viewing. With other estate agents from my past experinces any agent can be showing your home around with little knowledge of the property and they barely sell or know how to sell, but with Javaid, it's always him at every viewing, he does his research and has excellent knowledge. He didn't waste my time with bids that were too low and only came to me with sensible offers. Every bit of information I told hime he remembered, and it's refreshing working with solid professionals who know what they're doing but with the added personal touch to make the whole process really smooth and as stress free as it can be.

Victoria Kingston-Bhoday's attention to detail and her knowledge of the house selling market is really on point, and she delivers in a personal and warm manner alongside immense integrity. I really felt the 'bespoke' nature of the service we received. At no time did I ever have to 'chase' any information from her or Bhoday - Bespoke Property Brokers, it was always passed to me ahead of expectations. Javaid sold us our previous house 10 years ago, and we had no hesitation appointing him when it was time to move on. Bhoday's photos and particulars were top notch, but the real difference to most agencies is the time that Javaid and Justin spent at viewings, really giving potential buyers a chance to get to know the house rather than rushing them through. Also, at any time of day, any day of the week, just to make it easy for people to get through the door. Communication throughout was fantastic, and the advice always sensible and genuine. Seeing other agents in our chain, I always felt that we had by far the best working with us, and have absolutely no reservations recommending them.

Several months ago I made an offer for a property through Javaid Ahmed at Bhoday Agents. This represented a very unfortunate series of events, his actions were deceitful and misrepresentative.
The first interactions were very positive, Javaid was very charming and proficient in his occupational capacity, he is a good negotiator; he extracted a higher offer above the listing price. In the earlier stages, Javaid informed me that some issues had occurred with the vendor’s existing mortgage provider, but they had since been resolved. I was expected to have a firm mortgage offer but the other party was not expected to adhere to the same standards. Javaid would explain that he was liaising with the agent for the seller, it later transpired that he was acting as agents for both transactions. We proceeded with conveyancing and searches on the false pretence that the pivotal lending component of the transaction was fully finalised, this was at considerable expense. As time elapsed, I queried why it was taking so long and I was then informed that the vendors mortgage provider was refusing to transport their mortgage despite having previously been informed that the issue was resolved. Javaid assured me that the transaction would not fall through as they were in contact with other lenders as a contingency measure. I was then informed the following day that the vendors had pulled out of the sale and that he had been trying to find them alternative property for some time in order to try and salvage the property sale whist he had been informing me that everything was proceeding smoothly.
I can’t speak for other individuals at Bhoday Estate Agents who appear to have excellent reviews. Please be very cautious in dealing with Javaid Ahmed in the interests of your time, financial circumstances and state of mind.

I’d never sold a place before and Justin Bhoday came highly recommended by a mate who had used him several times. He was so cheery, even when I was having hysterics, always answered the phone or got back to me asap, got a several offers within two weeks, one of which I accepted. He was also honest about the London market and didn’t over-promise. Highly recommend - and it’s a family business, not a huge company, so a more personal feel.

I have been using the marvellous Justin Bhoday for many years and I can highly recommend him. He is the best estate agent in London in my humble opinion and no accolade is too high. He is extremely professional, patient, kind, honest and talented. Did I mention his 'people skills'? He is an excellent communicator and also great fun. He goes to great lengths to make both buyer and seller happy (I have been both). He is also not at all 'pushy', and has the skill to know when to wait for events to unfold, and when to steam ahead, always with charm and grace. You would be crazy to use anyone else for your buying and selling within London.

We recently sold our house with Bhoday Estates and can not recommend them highly enough. Victoria handled our sale and was always available, professional and diligent throughout. We ummed and ahhed about using a boutique agency over a high street player but decided to go for it based on other reviews as well as the approach to our valuation. It was clear Justin and Victoria really understood the market and that was important to us when selling during a period of mortgage uncertainty. The photos and marketing materials were top class and Victoria handled all the viewings with no fuss whatsoever. The best bit about the process was the communication, Victoria was available on WhatsApp which worked perfectly for us with a young family, equally she was only ever a phone call away. Victoria and Justin were amazing. They spent so much time over a week or so intensive period helping us find the perfect place for us. They were diligent, prompt, pleasant and shrewd all at once. We live aboard and due to economic circumstance we were forced sell our house in London. After what can only been described as a very painful experience with another estate agent, we were referred to Victoria and Justin via recommendation on Facebook groups.
We had an introductory conversation and were very impressed on how well they both knew the market, economic outlook and shared their thoughts on what we could achieve as well as how they would achieve it. They weren't pushy as we took a day or so to think through our option and in the end, after managing to get out of our contract with our original estate agent, we decided to go with Victoria and Justin. We could not be happier with that decision and grate for their efforts.
Our time difference makes communication in UK working hours quite difficult for us but Victoria and Justin were always flexible and responsive.
After promptly arranging photos and marketing materials, they had two well matched families shown around the home the first weekend. That next week we received an asking price offer, which was exactly what all the data was telling us we would achieve within the current market.
Throughout the rest of the process, which was complicated by us having tenants in the house they continued to advised and guide us. They went above and beyond and we cannot recommend them highly enough. If you need a trustworthy, reliable, experience and friendly estate agent look no further than Victoria and Justin.

Our experience with Bhoday agents was exceptional. We found them knowledgable, professional and focused on achieving our goal, they were also a joy to deal with. I would strongly recommend using Bhoday Estate Agents. Victoria handled my sale and was very professional, my home was listed and there was a buyer within a day. This was mainly due to her deep knowledge of the market and “on point” valuation. Victoria remained engaged and followed up with all parties, enabling a very smooth process. Most of all both Victoria and Jason are very approachable - answering any questions promptly and going “on and above” to help. It helps that this is a small family agent, all throughout the sale, I felt personally attended to.

We had a very good experience buying a property Justin was selling. He was very helpful during the sales process pointing out what can be done from a planning POV, putting us in touch with builders and most importantly being very helpful in giving us access to the property to let the numerous surveyors, buildings / trades people inspect the property to give us quotes. He also is a very genuine and decent person (a view echoed by our new neighbour who equally had very positive things to say about Justin).
