When I approached Boydens my late mother's flat had been on the market for over 3 years in spite of trying another local agent, online auctions and other properties purchasing organisations so I was beginning to give up hope.
They were very welcoming and easy to deal with and advised the price I'd arrived at was reasonable and that they had someone who might be interested.
They face sensible advice on the market and when they did secure the sale soon afterwards kept me regularly up to date with emails and chased up solicitors/purchaser so I didn't need to contact them. Everyone I dealt with was pleasant and helpful.

Recently dealt with Macauley and Amy at Boydens Coastal branch and have to say I was impressed with the effort they made in order for us to view the property we bought.
Nothing was too much trouble including Macauley taking time out of his own bank holiday weekend to allow us a 2nd view as a family.
We instantly felt we were on the same page and submitted an offer on our 2nd viewing . Macauley was honest enough to say our offer was where he’d valued the property.

I bought a house through Boydens Estate agents, so I can only speak from a buyer's viewpoint. Macauley Smout was the agent that I dealt with. The house I wished to buy was empty, and so it always required someone to arrive with a key, and wait while I looked around. MC had to accompany me several times while I weighed up the pros and cons of buying a house that had been lacking TLC for quite a while. MC was always patient, and never 'pushy'. He also interceded with the owners to get certain unwanted items removed from the property; this could potentially have been a serious sticking point. When I put in my final offer, he expedited the sale with efficiency and sensitivity, and I was able to buy the property for less than the original price.

Very helpful in my search for a new rental, managed to fit my viewing in late to which then I actually received the news I was successful for the property. Good information when it comes to council tax bands, electric rating etc so at least you're not hit with a load of I don't knows to your questions about the property. Professional and well presented, I think the ladies name was Hayley, she was just returning from maternity leave so very understanding of my situation being a working mum and trying to find the ideal home. By being both super-efficient, and very thorough, Boydens helped me buy property for the first time in my late 60s! I was kept informed, benefitted from their team-work, but above all felt I was being treated with understanding, as an individual with whom they empathised. I enjoyed their sense of humour when the going got tough!
Even after the sale was completed Boydens has continued to go the extra mile and their knowledge and recommendation of local services(plumbers,cleaners,painters) ironing out glitches has been invaluable.
I felt that both I, and the property were well-treated. I appreciated and thank Amy and Gaynor in particular for being both practical and sensitive.
I thought that 'Estate-Agenting' was just about property . . but see now that it's all about people! And that's what Boydens Coastal do well.

I would put minus if it was at all possible. As a Maintenance company they are a total rip off. They jump fees up £100 at a time, do very little work just top up the kitty. I have been under a maintenance company for a freehold property before so know how they should run. A year ago when we move here we were told the fees would be £200 which quickly went to £240 and 14 months later £511.83. We are told this is just for 55% so as pensioners we will be bankrupt.

Stephanie from Boyden’s Coastal branch found my parents their ideal retirement flat and Amy and Stephanie then helped us sell their family home of 35 years, on the first day of it being live on Rightmove for the full asking price! From the beginning to the end of the buy and sell process we found them to be highly professional, helpful and trustworthy. In fact nothing was too much trouble. We used Boyden’s superior homes package and thought the excellent professional photos and video produced by OpticMatter really helped sell the house. A special mention also for Gemma, the sales Progresser, who worked tirelessly to bring an extremely difficult chain (with much less reputable estate agents) to completion. All the staff are friendly and efficient the sale was handled significantly with Boydens excellent communication, prompt response time for queries and willingness to help. We had repair men turn up and enter the property without our permission snd no notice given. It was only after I called that I was told about this.
Inspection when renewal was due. Told agent about broken smoke detectors and broken radiators.
Had an email several months later saying we’d get a call. Several months later we are still waiting.

I Purchased a 2 bed property through Boydens and they were professional, responsive and particularly helpful when I had issues with my not so good solicitor. I dealt with a young lady named Gemma and she was so nice and pleasant and helped me every step of the way. Gemma also went out of her way to intervene when my solicitor wasn’t being efficient and taking a long time to complete the sale. The person I spoke with couldn't get me off of the phone quick enough, told me to call their coastal office, which I did, I spoke with a friendly lady who said she couldn't help , but they did have short term lets she would email a colleague who would contact me the next day. I never got a call back.

Disgusted and betrayed by a company
I rented a 4 bed house in Frinton Through Boydens
Firstly they are more expensive the others for contracts etc ,but I didn't mind as I thought peace of mind if I have problems ( little did I know )
Half the lights didn't work ( blown light bulbs )
I fitted new bulbs throughout the house .in the kitchen I found the bulbs kept blowing so i informed Boydens they said they would speak to the landlord and get back to me
Nothing happened so i kept phoning
It took 6 weeks to get light in my kitchen not good in the winter evenings cooking for a family by torch and phone light .
I was also kept awake most nights by a constant sound coming from the boiler pump .so I of course phoned Boydens
5 different workman came and if was agreed that the whole system had been wired up incorrectly and that it needed all changing ( by this time my gas bills were through the roof )
As I was told that the boiler was constantly coming on . 7 weeks later it was fixed .
I also noticed when I moved in that we ( family ) couldn't use the bathroom upstairs as no water would come from the taps ,ok there was some water but it would of taken 1 year to fill a bath that's how much came from the taps . So I phoned Boydens ( of course )
3-4 months to get it fixed lucky there was a downstairs shower and sink .
Onto the outside security lights none worked and were rusty no problem I thought I will fit new ones the problem that on inspection the whole wire system was AGAIN done by an idiot
Nutural and Nutural ( black to black )go together
Live and live ( red to red ) go together not in this house someone have put black to red
Once I'd fixed myself and fitted new lights everything worked correctly .
I decided to end the contract of the lease
Gave Boydens 2 months notice
I cleaned the house thoughout bleaching floors ,wood oil for kitchen worktops etc . The place was shining
Better looking than when I moved into it
Plus electric was 100% safe ,with a new pump and boiler and a bathroom that was fit for a king ( well a family )
I'm a working person and couldn't meet Boydens when they came to check the place to move out they would only give me a daytime slot not even early eve when their shop was still open .
But I didn't mind as I knew there was nothing wrong .
I THEN AM told that they wouldn't give my deposit back
"Why I asked "?,?
The cleaning wasnt done by a professional cleaning company
They started picking up on silly things like marks on sockets ( small marks )
That could just rub off
Oh and the grass was 1 inch higher than it should be so they would have to get a gardener
I demanded my deposit back telling them what I'd done and what I'd been theough since moving in , all I was told was they would speak to the landlord
After nearly 2 months fighting my case they charged me £320
To clean AGAIN AND CUT THE GRASS ( THE 1 INCH TO HIGH GRASS )
I was told £320 or they would hold onto my money and keep fighting
What choice did I have
NEVER GET THIS COMPANY TO HANDLE ANYTHING

The marketing of my luxury modern seafront Apartment was aimed at a very specific sector of the market which Boyden’s successfully recognised & targeted with a steady stream of enquiries: they supervised all the viewings & at the same time filtered out those opportunistic/phoney enquiries etc,
When it came to Exchange & Completion they stepped in and replaced much of what I had assumed were my Solicitors responsibilities & liaised with all parties of the extended chain which led to a successful compromise.
