Had to sell my Mums flat as she moved into a care home. Had several quotes from estate agents. Danny from Crabb Curtis came out to value flat. Gave very good advice and didn't put me under pressure to sign up there and then unlike to other agents.
So after a week we rang Crabb Curtis to proceed with the sale . We were looked after by Danny and Jessica until the sale completed . They have been excellent keeping us updated all through the sale. sorted out any issues that occurred . I would have no hesitation in recommending them

Danny and Jessica of Crabb Curtis helped us sell our town centre apartment earlier this month. It was a long and somewhat frustrating process which started in autumn when the market was super slow. Yet, Danny and Jessica managed to bring potential buyers through the door and were always available for advice.
We eventually sold above the guide price (two buyers turning up at the same time) and Jessica led through the negotiations very tactfully and professionally - to our and buyers' mutual satisfaction.
We are now in our new home, tired after months of uncertainty but we believe that without Jessica and Danny we wouldn't have gotten where we are now. We are not planning to move anytime soon but will be certainly recommending Crabb Curtis to others.

Having used Crabb Curtis to sell our house we can thoroughly recommend them.
Danny’s knowledge of the local market meant that he was able to set the right price for us, whilst also achieving our goal of a completed sale before Christmas. He arranged and managed an open-house viewing day with seven appointments – one of which resulted in us being offered the guide price. Jessica subsequently looked after us, accompanying the purchaser on two subsequent “measuring up” visits, liaising with the purchaser’s chain and always keeping us informed of progress.
As an independent local agent, marketing a smaller portfolio of properties, we always felt that we were getting a responsive and personal service from Crabb Curtis, rather than being “just another customer” for a national agency chain.

The house was unoccupied for a while and Luke would pop round and deal with things and help us sort out little issues. Communication was excellent. Fantastic service throughout. Crabb Curtis have handled our rental property for 14 years and have always done a great job. We can highly recommend their letting service. When we decided to sell the property they were our obvious choice of Estate Agent. That process has been handled in an exemplary manner right from the initial advertising, photographs etc through to the actual sale. During the sale process we were constantly updated as to progress and Crabb Curtis were very good at keeping both Conveyancing parties chased in order to move things along. There were times when our own Conveyancing Solicitor was all to quiet as to updates and we were always grateful to our nominated Estate Agent at Crabb Curtis for their constant updates. I sold my flat with Crabb Curtis and Luke was great throughout the entire process - from valuation to the completion.
I had the house evaluated by three agents and Luke was the only one who had done thorough research of the property (and also quoted the lowest agent fee).
As I had moved away from England, he was quite happy to check on the flat whenever necessary - he even collected my mail and got my meter readings! Whenever there was any progress, I was notified promptly and it was always easy get in touch.
If you’re selling in Leamington Spa, you cannot do better than Crabb Curtis.

We have never dealt with an estate agent before as both the properties that we've rented previously were done directly with the owners. So while looking for a new rental property this time around, apart from the house itself to be up to our standards - I also did my research about the estate agencies that we'll deal with and I was quite happy (and excited) to see all the positive reviews Crabb Curtis have. Unfortunately, our experience was the complete opposite.
I must admit that it was our fault as we were late by 7 minutes when we arrived last Saturday to sign the contract. I’m not even going to state the reason why we were late as it would mean I’m making an excuse for myself.
As soon as I walked in their office, Jane immediately told me to initial all the documents and sign it. She went on and on about doing it quickly enough and made me feel like I had no time to go through it anymore as there were some other people coming right after us.
I was flipping through the pages just to see if I am signing the correct contract and she was all over me saying that it is the same contract that they sent through email and that we should have read it already before coming in.
In hindsight, as I was already not feeling good about this experience - I shouldn’t have signed the contract and should have walked away right there and then. Yes, we were late and it is our fault however - the way she treated us and hurried us up through the process left us doubting this decision of renting a property from them. I just felt like it was a problematic start and I’m afraid that it would be the same for the rest of our time in that rental property.
On top of that, they have breached GDPR rules and I mentioned this to Jane who became extremely defensive and basically threw her colleague under the bus putting the blame on Danny even if it was her email that sent out our contract to a third party. That for me is extremely unprofessional.
Even if she was telling the truth that it was a colleague who did it and that colleague was just using her email address to send documents to a client (which again is another GDPR breach), a more professional way of dealing with it is to immediately apologise as soon as it happened (which we didn’t receive until I brought it up when we were in their office a few days after) and not blame it on someone else even if that person was responsible for it. She is representing the company, blaming someone else for your own (or even their own) mistakes brings forth a very toxic working environment and just simply, extremely unprofessional.
I do have to say that the gentleman who was with Jane last Saturday was the saving grace of our visit. I spoke to him very briefly and he had a very calm and friendly demeanor that somehow made me realise that he must be one of the reasons why Crabb Curtis is getting good reviews. Unfortunately, I wasn’t able to get his name and even more unfortunate is that we weren't dealing with him as I believe that it would have been an extremely different experience for us if he was the one talking to us.
So maybe next time, when or IF we renew our contract we’ll make sure that we won’t be late but I honestly hope I will never have the displeasure of dealing with her ever again.

What a brilliant Estate Agency! Seriously, not a phrase often used, but Luke at Crabb Curtis was brilliant from the very start of the process right through to completion day.
Couldn’t of asked for more, professional, courteous, responsive, effective, I could go on.
The sale of my property happened within a few days and Luke handled everything from the advertising, viewings and all throughout the sales process kept me informed of progress.
I wouldn’t hesitate to recommend Crabb Curtis they really know how to sell houses. Don’t bother phoning round different Estate Agents just go with these guys.

Little to no real effort or interest by anyone in the office to offer any meaningful assistance to rent a property of interest. Seem to read from a script than take the initiative which would likely have it occupied already. Instead, the need to acquiring a rental property requiring checks to confirm continued employment for the duration of the tenancy is both rediculous and discriminative towards self employed applicants who, like myself are tied to completing fixed term contracts before being able to secure another. Had i not had my apllication checked over i'd likely have lost the 1 week equivalent in rent to secure while the application was processed. Will now look elsewhere.

Luke was particularly good at pre-empting any complications that may arise, making sure that there were no delays in exchanging/completing contracts. We've shop around for estate agents but we found Crabb Curtis provided a much better all-around service and competitive fixed rate - they (Paul and Luke) listen more to customers than impose their own marketing gimmicks and agenda to justify their fees and extras e.g. glossy here and that, photoshop and etc.
Very straight forward from the initial meeting, arranging the open day, quick to update progress and arrangement of potential buyers, pro-active and responsive during exchange process until completion.
We'll surely go for Crabb Curtis anytime!

Bunch of gold diggers. They will vacate from your home every 6 months without a reason, to increase the rent price and get new credit checks & fees from the new tenants. If you apply again to a property with them, you must have to pay again!. That's not fair play gents. I really hope your business model became unfeasible soon. Robbing the people is a bad practice.

As should be expected for an agent of any sale/purchase project; he had his finger on the pulse throughout, and acted as the primary hub for contact between all involved parties. We were continually updated, our communication was promptly relayed to the vendor, and he was in regular contact with each party's solicitor to ensure all had what they needed to progress. This resulted in a very smooth transaction, which concluded on the targeted completion date, to the advantage of both ourselves and the vendor. Certainly recommend.

I purchased my house in 2007 through Crabb Curtis and had a good experience with their team back then with a straightforward purchase.
When it came to sell on Crabb Curtis were my first point of call. I got a very competitive commission rate as a returning customer and the service I received subsequently was second to none.
From the first valuation visit by Paul, who made some recommendations for changes to maximise number of viewings and sale price to the letting a team who recommended reliable tradesmen to help with the work. Paul even did a second visit during refurbishment works to revalue the property. The house sold within a week thanks to the efforts of Paul who had lined up buyers before the house was officially on the market as he knew I needed a prompt sale. Once the house was sold I received weekly update from Oliver who guided me through the whole process step by step and was quick to respond to any queries or problems.
I cannot praise the whole team highly enough. Thank you. I will suggest my friends use you in the future!

We decided to get a few quotes from local agents whilst selling my Mother's property. It was a very emotional time as she had been in the house since 1961 and it was my intention to make the process as simple and stress free as possible.
Crabb Curtis were the first agents to view and value the property and after Paul had left we were both so comfortable with him that we cancelled the other valuations and went with our good old "gut feeling".
We were right to follow this as from the beginning to the end Crabb Curtis have been fantastic.
The lines of communication were always open, I could always get to speak to either Paul or Oliver when I needed to and at all times both Mum and I felt that our best interests were always priority.
In short we felt in safe and competent hands, there were a couple of hiccups along the way lower down in our chain and at all times I felt that Paul and Oliver were looking after us 100%. They definitely go that extra mile.
