Duncan is a cut above the rest. I have worked with many estate agents over the years and Duncan by far offers a service like no other. He has a perfect balance of being supportive, calm, honest yet direct when needed. His market knowledge is impeccable, he gives great guidance and advice and being new to St Albans I definitely leant on him for advice and recommendations more than I should have. What I value the most is he has been consistent with communication throughout the process, often held the chain together and no doubt shielded me from a lot of stress. The worst estate agent I’ve had to deal with in twenty years.
Poor communication, zero feedback offered and absolute time wasters.
They chase nothing and produce buyers who never come through.
Agree it’s not their fault if a buyer pulls out, but the fact you have to chase it yourself through your own solicitors and find about a month later you have been ghosted doesn’t sit right.
If they do contact you, they don’t have the courtesy to call, it’s usually a text message. My advice would be avoid.

After renting a property for a year and dealing with Cassidy & Tate, I unfortunately didn’t have the best experience. Upon moving into the “professionally cleaned” flat, we found nothing but grime, dirt and faults. When reported to Cassidy & Tate, we were not offered any help or even an apology and instead a year down the line after moving out of the property, which was in pristine condition in comparison to what we moved into, had an email stating £565 of our deposit would be taken - £345 being cleaning. After disputing this, we were offered a discount of £50 on the cleaning bill and had £75 removed for “snapped blind cords” which was in-fact already broken upon our move in - and stated in the original inventory! In addition to this, the figures of our deposit amount in the email were incorrect. I feel it is also appropriate to mention that while asleep in bed, our flat was entered illegally without our prior consent by an agent from Cassidy & Tate. This agent at the time and throughout our dealings with her has been condescending and unprofessional. Out of good will, this wasn’t taken any further but despite this, said agent continued to be unhelpful and caused a lot of distress to both of us during the move-out process. Overall, I would say (and am sorry to say) that there is a lack of compassion, care or professionalism within this estate agent as a whole.

When we were looking for a rental property in St Albans, we contacted 5 different estate agents, and had varying degrees of success. When it came to dealing with Cassidy and Tate and specifically Michaela, they provided a much better service than any of the other estate agents, she went above and beyond to find me and my partner a property that suited us. I honestly can't speak highly enough of Michaela, she was always quick and clear in her communication and even put in a good word for us with the landlord to help secure us the right deal on the property. If you're looking for a property in St Albans, don't look any further than Cassidy and Tate, they are absolutely outstanding! We caught these people outright lying and then still trying to keep us as clients. Do not try to sell your house with them unless you like to be lied to and also letters through my door from buyers saying they have been ignored for weeks. Oh and to watch these snakes deny things after they have been caught RED HANDED is absolutely unbelievable. Glorified car sales people responsible for the biggest investments made in your life. I honestly think it's time some of these business's were shut down for dishonesty.

Also, they put a property for sale that was not even mortgageable. Took me 3 months to figure out. I would avoid these agents in the future.

I would avoid using this agent at all costs. We have tried to view a couple properties with them. First one we never had any response and when we called we got told that it was sent via email and probably in our spam folder, which it wasn’t. They were quite rude about it. We found another property and sent a request through as soon as the property was on the market. We never heard back. We sent 3 further requests, called and left a voicemail and then finally got through to an agent where we were told they would get back to us. They didn’t. Called the following day and told that the property was under offer and that they couldn’t accommodate all viewings. I’ve used a few agents around St Albans and this one is by far the worst. We even try to avoid looking at properties if they are the agent.

We are looking for a new house, we saw one that was for this agency, we ran to the agency in St. Albans to get this house, when we got there the agent simply told us to go on the website, even though we had already left London and gone there, furthermore said that the house had already been rented, and when we entered the site it was still available. I thought it was disregard and also a little prejudice for being immigrants

I would give this 0 Stars if I could. My partner and I were first time buyers and from very early on we noticed signs of poor communication, however as we liked the property we wanted to buy it. From the start we were chasing other agents to contact the sellers and in turn contact Duncan & his team. An offer was accepted and we had to call 4/5 times a day for a week to get the agents to finally send the sale Memo and I had to go to the area manager to enable this to happen.
However fast forward a few months and all of a sudden, the sale of the property falls through. We constantly would chase the agents 3/4 times a day every day. The sellers changed solicitors, for which the agents knew about but didn't inform us. We had to find this all out for ourselves. And now the agents kept saying they couldn't get in touch with the sellers but we ended up being local to the sellers so went to knock on the door and find out that they decided to not sell and they have told the agents a while back, yet the agents still had not told us.
Both agents & sellers were a complete joke. cowboy seller who wasn't serious about selling and is just a waste of time. They were selling a house in NW9 0TH, and I would suggest to not deal with these sellers ever.
However, these agents are also a joke, who are based in St Albans but do not know what they are doing. How can the agent not inform the buyers of any updates? We as buyers ended up finding out everything ourselves, and the agents have not in turn actually done anything.
The whole experience from 2 months ago to now has been an utter joke. I would never ever purchase a property if I see these agents name on the house, nor would I recommend anybody else to.
They have a catchphrase of being experts, but they are the biggest cowboys I have ever met.
AVOID THESE AT ALL COST, THEY WILL CAUSE YOU TO LOSE MONEY!
