We just completed the sale of our house in St Albans. We had used Frosts St Albans previously due to our positive experience when we bought the house and nothing happened throughout that process that made us change our view. They were great at generating a lot of interest in the house in a short period of time and gave us solid advice during the bidding process. We were kept informed throughout the whole process with difficult situations arising and never felt that they were not acting in our best interest. Tom and James were in particular very helpful and knowledgeable and were a great help in getting everything over the line. Sheetal's taken care of everything from day one, and I really haven't had to worry about anything as an overseas landlord. When issues have arisen, she's addressed it in a swift and transparent manner. She's been great at not only managing my tenants, but also me as a landlord. She's very calm and professional and I feel reassured that I have Sheetal as my property manager! She even sends me pictures of St. Albans when I start to miss the UK! Honestly, the best experience I have had as a tenant looking for a place to move. The Frost Agency Property Management Team and Sheetal has always been very helpful and supportive, whatever happens - if we had any repairs, issues or question they we’re always quick to respond and sort things out. We’ve lived in the flat 2.5years and if moving back to the area and need to rent, we’ll happily use them again. Out contact person, Sheetal is a lovely lady, always helpful and easy to speak to plus on the ball when sorting things out or chasing contractors. We recently had an issue with the boiler and it was sorted quickly plus she checked on us to make sure that there was progress and the issue was sorted. The only estate agents to treat me like a human, and not quantitative risk factor. I was looking for a rental, and wow was it difficult, I had just turned self employed and was point blank refused by over 20 other agents on certain technicalities. I have always paid my rent and finance commitments, had proof of earnings and even a guarantor. I honestly felt very alone and stressed and based on the interactions I was having, I was not hopeful. I then came across Frosts and the one and only Darcie who from the get go, sympathised, advised and really helped me, she was positive and proactive throughout, and really cared. It doesn’t seem like a big deal, but it was the difference of being homeless or having somewhere to live. I was very disappointed with the level of service and attitude of frosts in both selling and renting my property. I had requested that I be informed of key events such as the survey of purchasers as although we were not living in the house we do stay over for work on odd days. Even after my explicit request the purchasers, mortgage and private survey was carried out without our knowledge. We only found out by calling the agents one morning as my wife visited the house to find a builder waiting to survey some remedial works!! This sale fell through mainly because we no longer trusted the purchasers we feel. We never felt as though frosts had our back, I actually felt put down when we were given feed back on the house in some cases. Lastly on the sales side of things…… The communication was extremely poor, I would have to constantly chase via phone and email, even at points of the deal falling through. In terms of the lettings…. We found the initial service ok and had a few viewings. One offer fell through but was not frosts fault. I emailed the lettings team to inform them that after several months with no tentent that we were trying a new agent and thanked them. I then had 2 emails essentially saying that the new agents had less people to view and commenting on the quality of their photos. We really didn’t appreciate this unprofessional approach. The main reason I am writing this however is that as soon as we cancelled the letting with frosts we receive a threatening email stating names of people frosts have not shown or done anything with that if we have these people as tenants that they would pursue their fee. In our eyes this is bullying and not a good way to do business particularly after no sale or let since July. I would not use frosts again for either service.... Read more

Part Sales Progressor, part Therapist, Rochelle Collins was outstanding in her role at all times during my recent property purchase with Frost's. The transaction was by no means straight forward, and sadly my experience of buying property for the first time consisted of four months of cowboy conveyancing. Without Rochelle's unrelenting efforts to fill the gaps in professionalism, I would in all likelihood have had to pull out of the purchase, due to the impact this process was having on my personal life. Fortunately this was not the case, with Rochelle being on hand at a moments notice to support in any way she possibly could. I viewed a property through Frost’s Estate Agents St Albans over a week ago, the estate agent didn’t even meet us at the property and left us to view with the Vendor, that same afternoon we had our finance in place and made an offer on the property, the vendor wanted the opportunity to show the property over the weekend before making a decision because they had already arranged viewings, the agent assured me she would come back to us and let us know which way the vendor would like to go, nearly a week later and I am still waiting for a call back, I see the property is still for sale, the property market must be booming if Frost’s don’t even need to go back to their customers, I feel I’ve received absolutely terrible service and would definitely not recommend using Frost’s, not a great experience while trying to buy our first home. In addition to sending through potential properties over the course of more than a year, they continued to engage through phone calls and emails to check in from time to time. Daniela Buondonna was very efficient in setting up appointments and also highly communicative and prompt in answering any questions I had; Sarah Twigg was also very personable in answering enquiries. it was a terrible and a huge mistake to deal with this company, we rented a property from them last year for a 12 months, we had lots of problems in that property that we asked several times for solutions, that was mainly with hot water and heating, they left my kids in a freezy house during the winter many nights, the electric shower wasn't working many times and was no hot water sometimes for 2 days, the thing is that the whole system for the heating and hot water had to change and that has been told by one of the engineers who came and try to fix the problem and that including the electric shower it self but they haven't done anything about it, only 1 months before we leave the property and after giving a notice they wanted to fix the problem but it was too late, we had a conservatory in this house without a roof blind and that was open to the kitchen so no separation and that was making the house especially the downstairs extremely cold in the winter even when the heating is on and extremely hot in the summer that I couldn't even get into my kitchen to cook meal for my kids, since the start, they were terrible to us, when we first view the property it was under management and workers Were there decorating the house, the agent who was with us never mentioned anything about it like it won't be a roof blind for the conservatory plus as it was no kitchen appliances there, we asked about it that day and he said that it will be a fridge freezer and a dryer but when we moved in it was no dryer and it was no fridge freezer only a tiny fridge, we asked them to ask the landlord to get us a fridge freezer as we are a family of 4 and we are renting a family house where it supposed to have a big fridge but after 2 weeks they replied and said that the landlord refused to buy one so we went the next day and buy one new fridge for us that cost us £250+delivery and that fridge is now in the shed as we have already a nice fridge freezer in our new house. Another thing is that we asked to check in to that property 2 days later than the date of availability but that was also rejected and as a result we checked into a house that has smelled strongly the paint as it was very fresh and we got paint on the back of our new leather sofas, when check out they asked us to pay £400 only for cleaning a house that it has been left in very clean and tidy condition that it was proved in the check out report, it needed only couple of things to do more as we were rushed to give back the keys . We were alarmed about the sum of money and after arguing about it and desagree with them they came back to us to say that the landlord made a mistake and need only £300 for cleaning!!! If I have to keep telling my story with frosts I will probably write a news paper, it was not only lots of Money that we wasted with them but lots of stress and energy and this house was a huge mistake same for frosts and the landlord, I'am currently very happy with my new house and with the new agency and something for sure I will always remember what they did to us, totally useless property management and not even an apology for the stress we got for 12 months, I'am currently writing a letter of complain to the head office as well, we were with Langleys before them and we never have any problem plus we get our full deposit back, frosts didn't even protect our deposit and the landlord asked more money On the top of that £300 cleaning For the garden that it has been left very tidy and clean and we have pictures proving that!!!!... I would have no hesitation in recommending the lettings team at Frosts St Albans. Elizabeth, Sophie and Rose are a great team who offer an incredibly efficient front line service to me as a landlord. We transferred from another local letting agent after some 20 years and was astounded by the “get it done” attitude I have encountered at Frosts. Just finalising the 5th property let through Frosts in the past 30 months and would not hesitate in recommending them on the basis of their results. Pre-let evaluations have been thorough and of immense help in refurbishing properties and with one call, re-lets are on the Frosts website and other property internet sites within 2 hours. Email and phone communication with the team is perfect and any small issues encountered during the let process are resolved swiftly and calmly. Each let has sourced good tenants for us within a matter of days and often at the very first property viewing, with very good rental returns being achieved each time. Frosts are certainly one of the more professional letting agents I've dealt with in my time. We've had contact with Lily and Emily, Lily helped us rent our flat and Emily sorted repairs etc and check-out during our tenancy. I think the fees people have to pay to letting agents generally are a rip-off, and am very glad the government is planning to make them illegal this year, it's about time! But to be fair to them, Lily and Emily were always very nice and helpful and we did feel like we were actually getting something for the money we were paying. They are also the only agents I've ever known actually supply a proper and detailed independent report on the condition of the property before and after our tenancy, which was very fair, and the only time I've actually seen one done in 10 years of renting despite every agency charging for "inventories" and the like. We also ended our tenancy early, and again Emily in particular was very helpful, she helped us arrange cleaners and repair a floor we'd damaged, and they refunded us some of the rent we'd paid because they found replacement tenants so quickly. With the rent refund covering most of the costs of leaving, considering we were trying to leave a contract early which left us basically at their mercy and they could have rinsed us for all the cash they wanted, we actually came out pretty well off, our only out-of-pocket expense was a £400 early termination fee, which was clearly detailed in the contract we'd signed and something I don't consider particularly unreasonable for what was essentially a breach of contract by us. So in summary, very nice helpful people, and they didn't completely screw us over when they could have done, so overall they're the best of a bad bunch, and that's a bigger compliment than it sounds. If I ever have to rent again I'd rent from them.... Read more

Once I arrive to the property there was nobody and when I call they claim the agent had another appointment. So I had a half an our visit and could not see anything at all. What a waste of time. I decided quite out of the blue to sell my flat and look for a bigger property in St Albans and I'm so pleased I chose Frost's to do it. They had a wealth of experience and knowledge about the market and were unflinchingly helpful throughout. However most importantly during the process are always the people. Stuart Dutton assisted me on both the selling and buying process and is without a shadow of a doubt the main reason I managed to get the wonderful property that I did. His positivity and proactive nature kept me sane and he always welcomed my (far too) regular calls to the office was completely unflappable even when I wasn't! He kept everything moving along exceptionally well, never letting anything drop and always made sure I was in the loop on everything. On two separate occasions they have made viewing appointments with me for properties that have already been rented (or so they say! Who knows with their appalling management) and failed to inform me of this until I'm actually waiting at the property. Constantly burried head in the sand when asked if they manage the property, to this day the Landlord claims they do, Frosts claim the opposite. For 3.5yrs they stated they did not. Ended the tennancy and they want a check out fee after I instigated the check out procedures and contacted and arranged the end of tennancy viewings. I paid for the phone calls and took time to organise, Frosts sit back, do nothing and collect a fee! To be honest, not only a poor letting company, but a poor company to deal with. My experience with the lettings section was frustrating. They are not the polished outfit the website sells. Be warned.... Read more
