Rented through them, Except for the professionalism of DINO nothing was as close, very bad experience with after sales services. They just don't care about maintenance the list is endless to mention here.
They even tried to deduct from my deposit under some frivolous charges, which I had to challenge through DPS and got it returned.
If there is a provision to give negative stars I would love to.
Never again will I rent through Claudwell-MK.

We've had an excellent experience with Caldwell managing a rental property. Gareth Heath was really responsive and helpful in getting the property listed quickly and Krisztina and Klaudia in the office have been really helpful with arranging maintenance and getting the new tenancy up and running. Would highly recommend. We switched to Caldwell based on reputation, as our previous agent was very unresponsive, and we are very pleased we made the switch. It's wonderful to know this team are on the ball and everything is done promptly, especially as we now live abroad. Excellent joined up communication. Thanks folks.

On the money
I spent 6 weeks talking to 11 property agents and numerous viewings to buy a property in Milton Keynes. I met some very motivated consultants squeezing in a number of viewings and emailing options before they came up on the Internet. Cauldwell stood apart though. It felt like I was dealing with a company where the consultants and the managers talked to each other or have a very good system in place. William Coulson has been very helpful with his feedback and suggestions. And patience. I would recommend this company.

We are using Cauldwell to manage the letting of our property and they are doing an excellent job. We do not live in Milton Keynes and so have not been able to be as hands on with the property as we would like to be. Sue, Sarah, Lynn and Krisztina, but to name a few, have all been great at communicating with us and managing our property - from resolving inventory issues to arranging decorating, nothing has been too much to ask. We have been impressed with how quickly they have acted when seeking new tenants, from swiftly arranging multiple viewings to new tenants moving in, the whole process has always been straightforward and hitch free. Everyone we have been in communication with has always treated us with great professionalism and courtesy, so thank you, and we hope your high standards are maintained moving forward.
The team have also recently done a great job of finding a new tenant for us while all working from home in the midst of lockdown.

Cauldwell did a fantastic job for me on selling my home. They actually ended up having to sell it 3 times due to buyers pulling out, each time they had good quality viewings booked and a sale secured within a week of being on the market. All the sales team were helpful and professional, particularly William, and Darren did a great job with the listing and photography. Where they really earned their money was with the sales progression. Sarah did a fantastic job of getting this through when at times I thought it would never happen! Tenacious and knowledgeable, always keeping me updated and my spirits up with a touch of humour. Thanks to all the team for getting this through for us!

The website could be better if the chat bot was removed, as it blocks you from submitting a viewing request, especially when using a smart phone.
Generally it is better to call in to book a viewing or ask for further info rather than relying on automated alerts or requests. The negotiator I have been dealing with is helpful and have edited this review, which was previously 1 star, at her request. The thing to bear in mind, as with any letting agent, their priority is to the landlords, not tenants, so it is up to the tenant to be proactive as there are no shortage of applications for desirable properties.

As a landlord I searched long and hard for a Property management services where I felt my property/ tenant are well taken care of. Considering there were multiple choices in the market it was rather difficult journey. When I reached out to a few friends in the network for recommendations, without batting an eyelid they directed me to Gareth Heath from Cauldwell. I opted for tenancy find option initially. To my surprise Cauldwell closed the deal in a matter of few days. My subsequent communication with the staff at Cauldwell was extremely professional which gave me confidence to upgrade to Managed services.
Cauldwell offer update on regular basis for the issues property. Their network of service providers are reliable, trustworthy offering high quality of workmanship.
Special mention to the wonderful staff Suzie, Krisztina, Leah, Lynn and Dino who went beyond call of duty on numerous occasions.

The team at Cauldwell have managed my property for a number of years and they've provided a brilliant, personal service and good value-for-money to me as a landlord. Cauldwell have reliably occupied the property with good tenants, and have kept vacant periods to a minimum.
On rare the occasions that tenants have raised property maintenance issues, the team have been prompt in bringing those issues to my attention and have helpfully arranged for contractors to tend to the matters quickly.
Overall, I've peace of mind that Cauldwell are looking after the property and that tenants are receiving an excellent service; I recommend them highly.

Superb Estate Agents, we had a few estate agents selling our flat and Cauldwell were by far the best, they kept their word and got interested people viewing the property at the advised sale price. When we got an offer, it's safe to say that our sale/purchase process definitely wasn't the easiest, mainly due to the buyers solicitor and complicated mortgages involved. However Cauldwell were unbelievably supportive and efficient throughout process. A special mention has to go to Sarah in the completions team her effort in getting the sale through as soon as possible, ensuring all parties communicated and progressed activities when required was second to none. I would highly recommend them.

The Team at Cauldwell has been very helpful in finding me delightful tenants for a property I own as an "accidental landlord" and then managing the property contract for me.
Gareth Heath in particular, as my point of contact, has over the past year always proven to be professional and wise in his help and advice.
Based upon the experience I have had I would be happy to recommend the firm as Residential Letting Agents.

I'm really glad that buying our first own home happened through Cauldwell. The people at all stages were all very helpful, explaining the process, always responding to our queries with detailed answers and in a timely manner.
I'd especially like to highlight the work of Sarah V, helping us through the final steps with kind advice and taking much burden off our shoulders by handling a lot of details that would've been very stressful to organise ourselves.

I had a poor experience whilst looking for a property to rent. I found a lovely flat in Central Milton Keynes. We put in an offer straight away for the landlord to consider. 4 days later, the landlord hadn't responded to Cauldwell apparently. According to Cauldwell, they took another application in the meantime and I was left in a situation where the landlord was reviewing 2 applications instead of one. I lost out as a result of the delaying tactics utilised by Cauldwell and the letting agent himself (Marc) had told me over the phone that I would get first refusal and I wouldn't have any other applicants considered in the meantime. Dishonest and totally unethical.

We are using Cauldwell to manage the letting of our property and they are doing an excellent job! We do not live in Milton Keynes and so have not been able to be as hands on with the property as we would like to be. Sue, Sarah and Lynn, but to name a few, have all been great at communicating with us and managing our property - from resolving inventory issues to arranging decorating, nothing has been too much to ask. We have been impressed with how quickly they have acted when seeking new tenants, from swiftly arranging multiple viewings to new tenants moving in, the whole process has always been straightforward and hitch free. Everyone we have been in communication with has always treated us with great professionalism and courtesy, so thank you, and we hope your high standards are maintained moving forward.

Excellent service, everyone was very professional and friendly. From the initial search to signing the contract they couldn't be more helpful. They responded promptly to any enquiries we had and made sure we had all the information we needed about our new home. They made moving home much less stressful. Couldn't be more appreciative. You will not find another professional and helpful agent in the region. I have contacted 5 or 6 agents in town, Cauldwell was the only one responding and treating me seriously and proactively with professional advices. I would like to thanks particularly Lexie for her prompt follow up even when I was looking for rentals from overseas. When I am ready to buy my own property after settlement a few months later, Cauldwell will absolutely, no doubt, be my only choice!
I also would like to send my gratitude to Peter, Lynn, and Sue who have also been very helpful following through the whole process.

Poor service? More like no service at all. After being told that someone will call back to arrange viewing of the property, no call at all. Finally we have managed to make a booking, waited at the address for 20 min, no one showed up. Agent explained that there isn't any viewing booked showing in their database. Not as professional as you would expect from such experienced agency.
After consultation with more competent part of the team I am now retracting part of my comment. Issue was resolved professionally and I can say with great respect, I am very pleased with the outcome of our conversation.

WOULD GIVE ZERO STARS IF ALLOWED! Terrible estate agency. They charged extortionate hidden fees to a single tenant. NEVER USE! AVOID. Very unhelpful and rude when you visit them. A property lawyer even told me that the amount I was being charged was dis-proportionate to the rental amount. I called around other agents and they had never heard of such high fees. And they don’t treat Asian or other ethnic people equally

Our agent Magdalena was very helpful and always available to answer any questions regarding the purchase which was very reassuring to us and made the whole experience very straight forward and stress free.

My wife and I chose to appoint Cauldwell to sell our Milton Keynes home and now that that is complete we are very happy with our choice. The service from day one has been friendly and efficient and we've always had the impression that the staff have been pro-active. Viewing was conducted punctually and organized well, aided by the high overall standard of every employee we met, either at our home or in their offices.
The result was a sale for a price that seemed absolutely right for the market conditions. We'd have no hesitation in recommending Cauldwell to any prospective client and they would be our first choice for any future property transaction in the MK area.

This company lied to us and told us the property we were renting was a long term let. Then, after only 4 months, the property was being sold after the landlord was asked if he would replace the very worn cheap carpets with cigarette burns in from the previous tenants. To carpet the upstairs of this house with basic carpet would cost all of £400 fitted. The rent on this property is £1250. The porch which is also hanging off the front of the building still isn't repaired despite this being reported as dangerous over 4 weeks ago (It's a massive slab of concrete)
To add insult to injury this company also charge £36 to write you a reference for your next property. That's also per person so if there's 2 of you that's £72. Literally to only say you paid the rent on time, which I always have.
There is a bill going through parliament to ban these types of charges but is not yet in force. Once it is these types of malicious business practices will be banned and these greedy awful businesses will be fined initially £5000 as a civil offence and then £30000 a pop and charged as a criminal offence. Once this gets through I would urge anyone who is charged like this report it to the trading standards department of their local council.
So despite using business practices that are soon to be outlawed. This company on the outside seems professional but it is very clear they have incredibly poor business ethics and have no concern whatsoever for their tenants, including their safety.
In this day and age its hard to avoid using whatever letting agency the property you are looking at is using but this is a typical example of a company taking advantage of people who are in a situation where they have little other choice.
If you end up using this company be aware that they are not honest and watch out for them writing into you tenancy agreement that it will move to a 1 month rolling tenancy. This is so they can sell the property while your in it paying the landlords mortgage and kick you out with 1 month, or probably less, notice. Obviously the landlord who has enough money to own 2 or more property's shouldn't be expected to pay his own mortgage if you can do that for him.
This is a less then helpful unfriendly company using soon-to-be-criminalised business practices who are happy to hand the keys to your home to contractors to enter without your consent whenever they feel like it. You will be made to feel like they are doing you a massive favour for asking for repairs to be made to a property. You may well not have a choice but to end up using them and if you do. Good luck!

You've totally missed the point. It's the fact your charging these fees at all to tenants. It's immoral and wrong and that's why its being made a criminal offence. I've never been charged for a ref before.

Your agents said on move-in they were trying to get the landlord to replace the carpet. It was also after one of YOUR agents suggested the landlord change the carpets, he decided to sell up!
Your contractor refused the times I offered to allow access after I said he couldn't access my home the next morning when he phoned late afternoon. Why do I have e-mails saying he couldn't get in because the chain was on when I hadn't permitted access?
The porch is rotting? 1st feedback I've actually had on it from your company and its on here? Don't worry environmental health are on this as well.
You did know about him selling as this is why the 1 month rolling tenancy is conveniently placed at the end of the tenancy without a fee. This isn't the 1st house I've rented Wayne, come on.
When I asked to be released from my tenancy early because I need to move into another property and cant afford rent on both, I was told the landlord wouldn't because it wasn't in his interest to incur YOUR FEES!
Just because what your doing isn't yet illegal doesn't mean what your doing is ok. ARLA regulates a deeply flawed system and so means nothing to me or any other tenant.
